Control Committee. 4.1 An Architectural Control Committee (the “Committee”) shall be appointed by the Board, at its discretion. If no Committee is appointed, the Board shall serve as the Committee. No residence, building, fence, wall, or other structure shall be commenced upon any lot or on any properties in Glendower Court, nor shall any exterior addition, change or alteration, be made, until the plans and specifications showing the nature, kind, shape, height, colors, materials, and location of the same shall have been submitted to, and approved in writing by, the Committee as to harmony of external design, location in relation to surrounding structures and topography, and consistency or acceptability in relation to the then prevailing norms for such construction, addition, change, or alteration in the Glendower Court subdivision.

Control Committee. Architectural Control Committee" means that committee consisting of the Developer during the Development and Sales Period and during the first construction of any dwelling or condominium site improvement upon any Unit and thereafter that committee consisting of at least three persons established pursuant to the Condominium Bylaws for the purpose of reviewing proposed house plans to determine compliance with the Master Deed.
Control Committee. An Architectural Control Committee (the “Committee”) composed of at least three (3) Lot Owners shall appointed by the Board of Directors and may be, but need not be, members of the Board of Directors. The exception to this is that the Chair of the Committee must be a Board member. Committee members shall be subject to removal by the Board upon a majority vote at any time, with or without cause, and any vacancies from time to time shall be filled by appointment of the Board. At the Board’s discretion, the Board may serve as the Committee. Subject to these Covenants, the Committee shall regulate the external design, appearance, use, location and maintenance of Lots and improvements thereon in such a manner as to preserve and enhance values and maintain a harmonious relationship among structures and the natural vegetation and topography, and in keeping with the intent of the provisions of these Covenants.

Control Committee. No building or structure shall be erected, placed or altered on any lot until the construction plans and specifications and a plan showing the location of such building or structure shall have been approved by the Architectural Control Committee as to the quality of workmanship and materials, harmony of external design with existing structures, and as to location with respect to topography and finished grade elevation. The Architectural Control Committee shall be composed of the President and Secretary of Holiday Hills, Inc., a Michigan corporation. Provided, that in the absence or inability to serve on the part of either the President or Secretary, any other officer of Holiday Hills, Inc., may serve as a member during such absence or inability to serve. Provided, further, that the Architectural control Committee shall have the power to designate a representative or agent to act for said committee. No member of the committee or its designated representative or agent shall be entitled to any compensation for services performed pursuant to this covenant. At any time hereafter. Holiday Hills, Inc., (now turned over to North Holidya and Lake Hills Assoc. LLC) and any ten or more record title owners of anj lots shall have the power through a duly recorded written instrument to change the membership of the committee or to change, alter or amend the power and duties of said committee. The committee's approval or disapproval of a-proposed building or structure as required in this covenant shall be in writing. In the event the committee or its designated representatives fails to approve or disapprove within thirty (30) days after plans and specifications have been submitted to it, or in any event, if no suit to enjoin the construction has been commenced prior to the completion thereof, approval will not be required and these covenants shall be deemed to have been complied with.
Control Committee. The Architectural Control Committee is composed of Xxx Xxxxxx, Xxxx Xxxxxx and Xxxx Xxxxxx. A majority of the committee may designate a representative to act for them in the event of the death or resignation of any member of the committee; the remaining members shall have full authority to designate a successor. Neither the members of the committee nor its designated representative shall be entitled to nay compensation for services performed pursuant to this covenant. After all of the lots have been sold by the grantor the record owners of a majority of the lots shall have the power to change the membership of the committee or to withdraw from or restore to the committee any of its powers and duties.
Control Committee. The Architectural Control Committee shall constitute a standing committee of the Association. The ACC shall consist of the Board unless the Board delegates to other Persons the authority to serve on the ACC. At all times, however, at least one member of the ACC shall be also be a Board member. The ACC shall have the authority to select and employ professional consultants to assist it in discharging its duties, the cost of such consultants to be paid by the Owner of any Lot for which plans and specifications have been submitted for approval. The Owner of any such Lot shall be responsible for paying the full costs of each review, whether or not submitted plans and specifications are approved by the ACC, and the ACC may require payment of all such costs prior to approval of plans and specifications. The ACC also may charge reasonable fees to cover the cost of review or inspections performed hereunder, and any such fees shall be published in the design standards.

Control Committee. The Board shall establish an Architectural Control Committee to consist of three (3) persons, all of whom shall be appointed by and shall serve at the discretion of the Board. Members of the Committee may include persons who are not Members of the Association. Members of the Committee may or may not be members of the Board. During the Development Period, the Developer shall have all of the powers and authority of the Committee. The regular term of office for each member of the Committee shall be one year, coinciding with the fiscal year of the Association. Any member appointed by the Board may be removed with or without cause by the Board at any time by written notice to such appointee, and a successor or successors appointed to fill such vacancy shall serve the remainder of the term of the former member. The Committee shall elect a Chairman and Vice Chairman and he, or in his absence, the Vice-Chairman, shall be presiding officer at its meetings. The Committee shall meet at least once in each calendar month, as well as upon call of the Chairman, and all meetings shall be held at such places as may be designated by the Chairman. A majority of the members shall constitute a quorum for the transaction of business, and the affirmative vote of a majority of those present in person or by proxy at a meeting of the Committee shall constitute the action of the Committee on any matter before it. The Committee is authorized to retain the services of consulting architects, landscape architects, urban designers, engineers, inspectors, and/or attorneys in order to advise and assist the Committee in performing its functions set forth herein. Such costs associated with the use of consultants shall be considered a Common Expense, unless the Committee determines that such costs are the responsibility of the applying Owner. The Committee shall have exclusive jurisdiction over modifications, additions, or alterations made on or to existing Lots or structures containing Lots and the open space, if any, appurtenant thereto. The Committee may promulgate a Common Interest and Community Information Disclosure Document (the "CICID"), which may contain additional architectural standards and guidelines for the Real Estate. In addition to such standards, the following shall apply: plans and specifications showing the nature, kind, shape, color, sizes, materials, and location of such modifications, additions, or alterations shall be submitted to the Committee for approval as to qualit...
