DUTIES OF LESSOR. LESSOR shall, at its expense, provide the following:
DUTIES OF LESSOR. 16.1 The Lessor will furnish the Lessee, if requested by the Lessee, with a written receipt of all payments received by the Lessor from the Lessee. Such receipt will be dated and clearly indicate the Property in respect of which payment is made, the reason for payment, and the period for which the payment has been made. 16.2 The Lessee and Lessor will jointly inspect the Property in order to ascertain the existence of any defects or damage thereto. Such inspections will be conducted within 7 (seven) days after the Commencement Date and again within 7 (seven) days prior to the Termination Date. 16.3 Upon the termination of the lease, the Lessor may apply the deposit towards the payment of all amounts for which the Lessee is liable under this lease, including arrears rental, charges, and the reasonable cost of repairing damage to the premises that was sustained during the lease period, as well as the cost of replacing lost keys and gate security remotes. 16.4 Should no amounts be due to the Lessor in terms of the lease, or otherwise, the deposit must be refunded to the Lessee within 20 (twenty) business days after the restoration of the Property to the Lessor. 16.5 Should the Lessee fail to respond to the Lessor’s request for an outgoing inspection, the Lessor will be entitled, upon termination of the lease, to unilaterally inspect the Property in order to assess any damage or loss incurred during the Lessee’s tenancy. The Lessor’s assessment shall be final and binding on the Lessee.
DUTIES OF LESSOR. 16.01 LESSOR will provide LESSEE with all software which LESSOR owns or has contractual rights that has been developed for the purposes of, for the applications of, and for the use of city, county, state, regional, national, and international government law enforcement authorities and agencies; police security and surveillance authorities; intelligence agencies and authorities; and state, national, and international military agencies, departments and authorities. 16.02 LESSOR agrees to provide LESSEE, upon request, with copies of all documents and computer records in the possession of Lessor relating to the Kiboga Business. 16.03 LESSOR agrees to promptly refer to the LESSEE all written communications received by or on behalf of the Kiboga Business.
DUTIES OF LESSOR. Lessor agrees to, in addition to other duties as specifically set forth herein, and perform the following: A. Operate and maintain the Airport in a prudent manner and in accordance with the rules, regulations and orders of any Federal or State agency having jurisdiction with respect thereto. B. Provide utilities in the form of electricity, gas and water necessary and sufficient for Lessee to perform its obligations under hereunder. C. Provide twenty/twenty-one (20/21) parking spaces in the paved rental car parking lot on the north side of the Airport Terminal. The spaces chosen are in Areas A-D. Lessor provides maintenance of the paved parking area, and snow removal in the driving lanes. This area is secondary priority and will be completed after the streets and sidewalks in front of the Airport Terminal are completed. D. Provide one-fourth (1/4 ) of the overflow gravel parking lot to accommodate rental cars, which parking spaces shall consist of a gravel surface, and which parking spaces Lessee shall maintain at its sole expense. The spaces chosen are in Areas #1-4. E. Provide separate employee parking if needed and provide maintenance and snow removal in the driving lanes upon said parking area. If Lessee’s employees opt to park in the Airport provided employee lot an Airport parking permit must be purchased by Lessee or their employee at the current County approved rates and charges. F. Provide all janitorial and maintenance service to the terminal public area. G. If a current Lessee is displaced in a future proposal process or if this Agreement is otherwise terminated in accordance with the terms contained herein, Lessee shall be responsible to replace the carpet and paint the interior walls of the leased space to the color specified by the Airport. The color shade may be attained from the Administration Office.
DUTIES OF LESSOR. In consideration of the rental agreement to be paid by Lessee, Lessor shall provide for use by Lessee during the times stated herein adequate janitorial services, existing standard lighting and sound systems, heating and air conditioning, and utilities.
DUTIES OF LESSOR. The building maintenance crew will is scheduled to provide custodial services on business days between the hours of 6 am and noon.
DUTIES OF LESSOR. 20.1 LESSEE agrees that LESSOR must only reasonably provide the services as agreed in this Lease or as required by law. An inability on the part of LESSOR to furnish these services, either temporarily or permanently, which is not due to the willful or negligent acts of LESSOR or its agents, shall not cause LESSOR to be liable for any damages to LESSEE, except as is provided by law. 20.2 Every time the word "LESSOR" is used in this Lease and any activity is required of LESSOR, unless otherwise indicated herein, said activity may be performed in all respects by the on-site manager. However, the on-site manager’s authority is expressly limited to the activities as are specified by this Lease.
DUTIES OF LESSOR. Lessor warrants that Lessee shall have peaceful and undisturbed possession of the tillable land in accordance with this Lease.
DUTIES OF LESSORLESSOR shall provide LESSEE with access to the Leased Premises.
DUTIES OF LESSORDuring the term of this Agreement, Lessor shall: A. Continue to operate the DeLand Municipal Airport as a public airport, consistent with government regulations. B. Allow Lessee free access to the premises over public roads leading to the leased premises and allow Lessee access to public airport facilities. C. Not permit the construction by any other entity under its control of any improvements or structures which would interfere with Lessee’s ingress and egress to the premises.
