Streets and Sidewalks. Developer shall construct all required street and sidewalk improvements in conformance with the Plans and Standards and in accordance with the PIP.
Streets and Sidewalks. The public improvements associated with the street ROW along the Subject Property’ shall be required upon redevelopment of the property or reconstruction of any building. Such improvements shall be in accordance with City Engineering Design Standards and City of Xxxxxxxx City Code. The Landowner’s justification for and receipt of funds associated with “redevelopment project costs” pursuant to the terms of any Intergovernmental Agreement entered into by and between the parties shall not constitute “redevelopment of the property” hereunder.
Streets and Sidewalks a. The Developer shall install Madison Standard Concrete Curb and Gutter and other types of curb and gutter as specified, Madison Standard Sidewalk with Madison Standard Crosswalks, and the specified Standard Pavement on all streets within the development. b. The Developer shall install Madison Standard Sidewalk with Madison Standard Crosswalks on all streets abutting the development (on the one side of the street abutting the development). c. The Developer shall comply with all provisions as outlined in the City of Madison Standards for Public Works Construction. The Developer or his agent shall contact City Forestry to review the trees prior to any trimming or removal. Prior to the closure of this contract City Forestry shall do a final inspection of the trees. A Tree Removal Permit shall be issued by City Forestry prior to removal of any City owned trees.
Streets and Sidewalks. The developer within this PUD shall lay out, grade, and otherwise improve all streets that are designated within the URA in accordance with the following provisions: a. The design of an improvement of an intersection of any new street with an existing state or federal highway shall be in accordance with the specifications of the state department of transportation, but in no case shall the standards be less than the applicable city specifications. b. Public and private street construction standards and right-of-way widths shall be in conformance with the requirements set forth in Tables 1, 1A and 2 that follow. The standards set forth in these tables are considered to be the minimum standards. Site conditions and traffic projections might dictate the need to increase these minimum requirements. c. The use of the type "B" and "C" street improvement shall be used within this PUD. d. Sidewalks will be required on both sides of any public or private street improvement that is contained within the PUD amongst residential uses. Sidewalks may be limited to one side of the street for commercial or mixed- uses to ensure access to the business. Sidewalks must meet all ADA requirements. Sidewalks shall be constructed in accordance with applicable standard specifications of the city. Sidewalks shall be five feet in width and shall be located adjacent to the curb of the street. e. All streets shall consist of a curb and gutter that is in compliance with this code f. In addition to the provisions set forth in this section, the subdivider may be required to improve, resurface, repair or replace off-site streets that directly serve the PUD. The extent of the off-site street improvements must be approved by the city council. The city engineer shall maintain standard construction details and a list of materials that can be used for the construction of street improvements. TABLE 1. Streets and Sidewalks. The Developer is required to complete the installation of Mariahwynn Terrace as set forth on the Plat. The Developer is also required to install sidewalk on both sides of the street around the cul-de- sac as part of this Development. Developer shall not be required to install sidewalk along the west side of Lot 49 of the plat.

  • Sidewalks doorways, vestibules, halls, stairways and other similar areas shall not be obstructed by Tenant or used by Tenant for any purpose other than ingress and egress to and from the Premises. No rubbish, litter, trash, or material shall be placed, emptied, or thrown in those areas. At no time shall Tenant permit Tenant’s employees to loiter in Common Areas or elsewhere about the Building or Property.

  • Restrooms The restrooms, toilets, urinals, vanities and the other apparatus shall not be used for any purpose other than that for which they were constructed, and no foreign substance of any kind whatsoever shall be thrown therein. The expense of any breakage, stoppage or damage resulting from the violation of this rule shall be borne by the Tenant whom, or whose employees or invitees, shall have caused it.

  • Roads The Purchaser is required to construct the roads shown in Table B-1 per the schedules stated, as shown on the Sale Map, Attachment A, and to the specifications and drawings in Attachment B and other applicable attachments.

  • Drainage Systems (1) Clear culvert inlets, outlets, and sediment catching basins. (2) Maintain waterbars, drainage dips, and other water diversion measures. (3) During active use, patrol and maintain functional drainage. (4) Repair damaged culvert ends.

  • Drainage ▪ Prevent silt bearing road surface and ditch runoff from delivering sediment to any streams or wetlands. ▪ Maintain rolling dips and drivable waterbars as needed to keep them functioning as intended. ▪ Maintain headwalls to the road shoulder level with material that will resist erosion. ▪ Maintain energy dissipaters at culvert outlets with non-erodible material or rock. ▪ Keep ditches, culverts, and other drainage structures clear of obstructions and functioning as intended. ▪ Inspect and clean culverts at least monthly, with additional inspections during storms and periods of high runoff.   • Exterior and interior functional areas and spaces of the Project, with technical and equipment requirements on each;

  • Fences Except for establishment cost incurred by the United States and replacement cost not due to the Landowner’s negligence or malfeasance, all other costs involved in maintenance of fences and similar facilities to exclude livestock are the responsibility of the Landowner. The installation or use of fences which have the effect of preventing wildlife access and use of the Easement Area are prohibited on the Easement Area, easement boundary, or on the Landowner’s land that is immediately adjacent to, and functionally related to, the Easement Area.

  • Parking Throughout the Lease Term, Tenant shall have the exclusive right to use, free of charges, the number of parking spaces set forth in Section 12 of the Summary, which parking spaces constitute the entirety of the parking under the Building and the adjacent surface parking, being all of the parking in the Project. Tenant shall comply with the Parking Rules and Regulations which are in effect on the date hereof, as set forth in the attached Exhibit D and all reasonable modifications and additions thereto which are prescribed from time to time for the orderly operation and use of the Parking Areas by Landlord, and/or Landlord’s Parking Operator (as defined below); provided that such modifications or alterations do not effect Tenant’s use of or access to the Parking Areas. Landlord specifically reserve the right to change the size, configuration, design, layout, of the Parking Areas, and Tenant acknowledges and agrees that Landlord may, without incurring any liability to Tenant and without any abatement of Rent under this Lease, from time to time, temporarily close-off or restrict access to the Parking Areas, so long as Tenant retains access to the number of parking spaces set forth in Section 12 of the Summary. Landlord may delegate its responsibilities hereunder to a parking operator (the “Parking Operator”) in which case the Parking Operator shall have all the rights of control attributed hereby to Landlord. Any parking tax or other charges imposed by governmental authorities in connection with the use of such parking shall be paid directly by Tenant or the parking users, or, if directly imposed against Landlord, Tenant shall reimburse Landlord for all such taxes and/or charges within thirty (30) days after Landlord’s demand therefor. The parking rights provided to Tenant pursuant to this Article 23 are provided solely for use by Tenant’s own personnel visitors and invitees and such rights may not be transferred, assigned, subleased or otherwise alienated by Tenant without Landlord’s prior approval, except in connection with an assignment of this Lease or sublease of the Premises made in accordance with Article 14 above.

  • Elevators Landlord shall provide passenger elevator service during normal business hours to Tenant in common with Landlord and all other tenants. Landlord shall provide limited passenger service at other times, except in case of an emergency.
