General Parking. When parking in any section in our Xxxxxx Avenue Lot we appreciate that you “back-in” your vehicle. This allows a greater margin of safety when you exit your parking space. Many of you prefer to park in a special area of your choice. Please keep in mind, parking attendants/signs will direct you to park where the shuttle buses are loading. This may be more convenient for you as buses fill quickly during peak periods. Also, each light pole is numbered to aid permit holders in locating their vehicles when they park.
General Parking. Except as set forth below, no exclusive parking rights are associated with this Agreement. Parking shall be available on a first come/first served, unreserved basis. Access to such public parking by Concessionaire and its employees and customers shall be governed by Xxxxxxxx Park rules as they may be amended from time to time by the Superintendent.
General Parking. In addition to the right to use the Tenant Reserved Spaces as set forth above, Landlord will make available to Tenant during the Term (and any period of Early Occupancy), at no additional cost to Tenant (other than Tenant’s payment of all Rent otherwise due under this Lease), 427 unreserved parking automobile parking spaces in the surface parking area at the Property (“Tenant Unreserved Spaces;” and together with the Reserved Spaces, “Tenant Parking Spaces”). The use of the Tenant Unreserved Spaces by Tenant shall be on a first-come, first-serve basis with the other tenants of the Building, and Landlord will not permit the use of parking spaces in the surface parking area at the Property such that Tenant would not have the use of all of Tenant’s Unreserved Spaces at all times. Landlord will dedicate (and appropriately designate) 12 of the Tenant Unreserved Spaces agrees for use by visitors and invitees of Tenant (“Visitor Parking Area”), and the Visitor Parking Area shall be in that portion of the Property’s surface parking area which is located closest to the Building.
General Parking. Tenant shall be provided one (1) parking space for each one thousand (1,000) square feet of Rentable Area in the Premises (“Parking Spaces”), as expanded from time to time, effective as of the Commencement Date of this Lease. Tenant, and its authorized users (including sublessees as set forth in Section 31.3 below), shall have access to the Parking Garage and Xxxx’x Parking Deck twenty-four (24) hours per day, seven (7) days per week, three hundred sixty-five (365) days per year.
General Parking. A total of four (4) unreserved spaces per one thousand (1,000) square feet of Rentable Area in the Premises shall be available in the Parking Area effective on the Commencement Date and continuing throughout the Term, for the use of Tenant’s officers, managers, agents, invitees and employees twenty-four (24) hours per day, seven (7) days per week. Tenant’s officers, managers, agents, invitees and employees may use all or any portion of the allotted spaces as hereinabove described effective on the Commencement Date.
General Parking. Each Party shall have general use of forty (40) parking spaces (including the Exclusive Parking Spaces described in paragraph 2.1.)
a) Norway House's General Parking is designated on Exhibit D.2(a).
b) The Church/Foundation General Parking is designated on Exhibit D.2(b). Each Party will encourage their patrons and guests to park in their respective General Parking Spaces.
General Parking. Landlord and Tenant acknowledge that because Tenant's employees are using certain of the parking spaces in the Parking Garage as of the Commencement Date of the Initial Premises in their current roles as employees of Landlord, no reallocation of parking spaces shall occur merely as a result of the commencement of this Lease. However, it is the intent of Landlord and Tenant that parking spaces in the Building's Parking Garage that are not allocated to visitor spaces, residential or church uses or committed, as of the Commencement Date, to existing third party tenants (including any parking spaces which may be committed pursuant to existing but currently unexercised expansion or renewal rights under existing leases) shall be made available, on a proportionate basis, to employees of Landlord and Tenant in accordance with each party's relative amount of rentable square feet in the Building. Therefore, as additional parking spaces become available for lease, they shall be allocated to the employees of Landlord and Tenant in such a manner as to bring the parking space count of each party to the desired proportionate share level. Once sufficient parking spaces have been reallocated to cause Landlord and Tenant each to reach their proportionate share of parking spaces within the Parking Garage, any new spaces that become available (i.e., not committed to other building occupants) will be allotted on a first come, first served basis to the employees of Landlord and Tenant. Provided, however, that if Tenant's employees do not apply for sufficient parking spaces to reach Tenant's proportionate share, Landlord does not guarantee the continued availability of any unused or unrequested spaces. The charge for the spaces in the Parking Garage to be made available to Tenant, its officers, managers, agents and employees shall be set in accordance with the market rate for comparable parking garages, subject to change from time to time, unless discounted rates are offered to employees of Landlord, in which case the same discounted rates shall be offered to Tenant's employees, but only for so long as the Master Services Agreement is in effect. Tenant's employees must also take a proportionate share of the tandem and discounted parking spaces in the Parking Garage. Tenant's employees shall work directly with Landlord's parking manager to obtain and pay for parking spaces used by Tenant's employees. Tenant's employees shall be charged the same parking rates as those rates charge...
General Parking. Parking for Vendors and their employees is available in the Xxxxx County Event Center at the Fairgrounds parking areas, there is no designated vendor lot. Vendors and/or employees may enter the designated “Service Entrance” areas during the restocking hours only to restock their exhibits. Unauthorized vehicles parking in this area after restocking hours are over (9:30 am daily, 7:30 am opening day) and/or vehicles not displaying the proper parking pass will be towed.
General Parking. The Contractor's employees should take advantage of "Early Bird Parking" whenever possible. Parking expense incurred while conducting District business is reimbursable.
General Parking i) All traffic from the Residential Garage shall enter from Belmont Street NW via the Entry Court and exit to Crescent Place, as shown on the Revised Design attached as Exhibit D.
ii) The Developer shall install signage and mirrors at the garage exit as necessary to ensure the awareness and ability of exiting traffic to see oncoming pedestrian and vehicular traffic.
iii) The Residential Garage shall be reserved for the residents and guests of the Residential Building, unless those parking spaces are sold to non-residents of the Residential Building.
iv) In the event that any parking space remains unsold after the initial sell-out of the Residential Building (“Unsold Space”), the Developer will provide the Community Parties with a right of first offer (“ROFO”) to acquire any Unsold Space.
(1) Developer will give written notice to the designated representative of each Community Party (“ROFO Representative”), who will be responsible for distributing to its respective residents, via email (“ROFO Notice”) of the material terms of the ROFO offer, which shall include the proposed purchase price of the Unsold Space (“ROFO Offer”).
(2) At any time during the ten (10) calendar day period (“ROFO Option Period”) immediately following the date the ROFO Representative receives the ROFO Notice, the Community Parties and their respective residents (“ROFO Parties”) shall have the right (“ROFO Right”) exercisable by delivery of written notice to Developer, to elect to purchase the Unsold Space (“ROFO Election Notice”).
(3) If Developer does not receive the ROFO Election Notice prior to the expiration of the ROFO Option Period set forth in Section 5.a.ii (2) the ROFO Option shall be deemed waived by the ROFO Parties and the parking spaces will remain as property owned by the Residential Building and will not be sold to individuals outside of the Community Parties.
(4) If Developer receives the ROFO Election Notice from one of the ROFO Parties electing to purchase the Unsold Space (“Purchasing Party”), then the following provisions shall apply:
(a) In order for such ROFO Election Notice to be effective, the Purchasing Party shall close the purchase on the Unsold Space within twenty (20) days from the date Developer receives the ROFO Election Notice. If any Unsold Spaces remain, they will remain as property owned by the Residential Building and will not be sold to individuals outside of the Community Parties.
