Maintenance and Repair by Lessee. 8.1.1 Lessee shall, at its sole cost and expense, keep the Premises – both outside and inside, together with all Alterations, equipment and installations – in good order, condition and repair at all times. Lessee shall make all repairs and replacements (ordinary as well as extraordinary, foreseen and unforeseen) which may be necessary or required so that at all times the Premises are in good order, condition and repair. Without limiting the generality of the foregoing, Lessee shall keep the glass of all windows and doors on the Premises clean and presentable, shall replace all cracked or broken glass in the Premises, shall keep the mechanical and electrical systems and all drains clean and in a good state of repair, shall protect the sprinkler system and all pipes and drains so that they will not freeze or become clogged and shall not permit or suffer any waste, damages, or disfigurement to or upon the Premises or any part thereof.

Maintenance and Repair by Lessee. Except for the obligations imposed upon Lessor in Paragraph 15 and damage resulting from an insurable loss, at Lessee’s sole cost and expense during the Term, Lessee shall maintain and keep in good order, repair and condition and, when necessary, shall replace all parts of the Premises including, but not limited to, dock bumpers and other dock equipment and apparatus, utility service lines from the point where they enter the building(s) of which the Premises are a part, interior walls, inside surfaces of exterior walls, fixtures, floor coverings, lighting fixtures, heating, ventilating, air-conditioning, plumbing fixtures and drains sprinkler system, glass, windows, doors, elevator, electrical and other mechanical equipment, appliances and systems, railroad spur track, if any, improvements made by and at the expense of Lessee and Xxxxxx’s property, including, but not limited to, Xxxxxx’s signs and advertisements. Lessee shall police and keep the driveways, approaches, sidewalks, parking areas, spur tracks and adjacent alleys that are a part of the Premises clean, orderly, sightly, unobstructed and free from ice and snow. Lessee shall regularly water, mow, trim, fertilize and otherwise maintain the lawn, shrubs, plants, trees and other landscaping of the Premises. Lessee shall prevent water pipes in the Premises from freezing.
Maintenance and Repair by Lessee. Lessee shall take good care of the premises and shall keep the same in a reasonable condition, and shall keep the premises clean and slightly (including policing the grounds), and free from fire hazard and any other nuisance. At the expiration of the term, Lessee shall surrender the premises in as good condition as the reasonable use thereof will permit. All damage or injury to the leased premises not caused by fire and other casualty which is not the fault of Lessee, as set forth in Section Fourteen hereof, and all damage to other City property shall be promptly repaired by Lessee. Failure to promptly repair said damage shall be repaired by the City of Hillsboro and charged to the Lessee and upon failure to pay by Lessee within 30 days after reasonable notice to do so, Lessor may terminate this lease at its discretion. At any time during the pendency of this lease, should the property be substantially cleared by either the Lessor or the Lessee, Lessee agrees to maintains said property in a reasonable manner and allow no excessive week growth including grass not to exceed 8” in height. Lessor expressly reserves the right to enter said premises for the purpose of removing excessive vegetation growth at the expense of the Lessee.

Maintenance and Repair by Lessee. Except as otherwise provided in Sections 4.1.1. and 4.5, Lessee shall maintain the Leased Premises in good condition, order, and repair at all times during the term of this Lease, reasonable wear and tear excepted, provided, however, that the exception for reasonable wear and tear excepted, provided, however, that the exception for reasonable wear and tear shall not apply so as to permit Lessee to keep the Leased Premises in anything less than suitable, efficient and usable condition, considering the nature of the Leased Premises and the use reasonably made of them, or in less than good and suitable repair. Lessee shall be solely responsible for the cost of the maintenance and repair of the Leased Premises, including without limitation, the maintenance, repair and, when necessary or appropriate, replacement of all mechanical, electrical, heating, ventilation, air-conditioning and plumbing equipment and systems, exterior signs, windows, glass, doors, and any improvements, alterations and additions to the Leased Premises made by Lessee with the prior written consent and approval of Lessor. Lessor shall have the right to inspect the Leased Premises during normal business hours and upon at least 12 hours notice (except in an emergency in which event no notice shall be necessary) for the purpose of determining the degree of maintenance, repairs and replacements needed. Maintenance and Repair by Lessee. Subject to Lessor’s maintenance and repair obligations set forth in Section 13 hereof, Lessee shall be responsible for maintenance of the heating and air conditioning equipment and shall keep the same in good working order and condition, including particularly, but not limited to, protecting water pipes, heating and air conditioning equipment, plumbing, windows, doors, frames, glass, elevators and dock bumpers, fixtures, appliances, and sprinkler system from becoming frozen or being damaged, and shall keep the Premises and the approaches, sidewalks, parking areas, landscaped areas and the alleys adjacent thereto, if any, clean and sightly and free from ice and snow. Subject to Lessor’s maintenance and repair obligations set forth in Section 13 hereof, at the expiration of the term, Lessee shall surrender the Premises broom clean, in the same condition as Lessee received possession thereof, reasonable wear and tear excepted.
