Office Area. For the purposes of this Lease, Space shall be measured in accordance with the standard (Z65.1-1996) provided by American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) for Office Area, which means “the area where a tenant normally houses personnel and/or furniture, for which a measurement is to be computed.” References to ABOA mean ANSI/BOMA Office Area.

Office Area. Furniture and fixtures within reach will be dusted and desktops will be wiped clean. However, desks with loose papers on top will not be cleaned. Windowsills and baseboards to be dusted and washed when necessary. Office wastepaper baskets will be emptied. Cartons or refuse in excess of that which can be placed in wastebaskets will not be removed. Tenants are required to place such unusual refuse in trashcans. Cleaner will not remove or clean tea or coffee cups or similar containers; also, if such liquids are spilled in wastebaskets, the wastebaskets will be emptied but not otherwise cleaned. All kitchen cleaning by Tenant. Carpets will be vacuumed nightly. All tile floors will be vacuumed nightly and wet mopped weekly. Wipe clean all glass, brass and other bright work weekly. Dust all pictures, charts, wall hangings monthly that are not reached in nightly cleaning. Dust all vertical surfaces to include doors, bucks and partitions monthly. Dust all ventilating louvers and other such installations monthly.
Office Area. Mechanical Systems a) Base Building HVAC ready to receive Tenant’s distribution of its mechanical systems, including but not limited to HVAC Distribution. b) Control zones for office area to be a minimum of 8 zones. c) All washrooms, shall have appropriate rough-in water, drainage, and plumbing systems and exhaust and venting to facilitate male and female use as detailed by Tenant’s Concept Design Plan. d) Ceiling cleared of existing wiring and lighting accommodating tenant’s concept design criteria. Where applicable, cut out to any existing structure or roof, and properly sealed as per Figure 3 drawing dated January 18, 2012. e) The Generator location to be determined by the Landlord and Tenant, acting and subject to review and confirmation of the Tenant’s specifications for the generator. Generator supply and installation by Tenant. f) The Landlord confirms that it will provide check meters for water and separate electrical metering system on all areas occupied by the Tenant.
Office Area. The office area xx xxpicted on Exhibit "A" shall be modified as follows: (a) Lessor shall install windows as directed by Lessee and a double door to serve as main entrance to the office facility; (b) The interior/exterior office windows shall be double glass to insulate this area from the manufacturing facility installed per plan; (c) Lessor shall install carpeting in the office space; (d) Lessor shall finish all walls, plaster board taped seams and paint said walls as directed by Lessee. If wallpaper is chosen by Lessee, such cost shall be at Lessee's expense; (e) Lessor shall install plumbing, sink and fixtures for bathroom facility within the office space in the area as directed by Lessee; (f) Lessor shall frame and finish 2 x 4 interior walls for interior offices and lab which walls shall be plaster board taped seams, and painted as directed by Lessee, and if wallpaper is chosen, that cost shall be at Lessee's expense; (g) Lessor shall provide sink and potable water for a lab facility within the office space; (h) Lessor shall install a drop low noise ceiling within the office space; (i) Lessor shall provide appropriate fluorescent lighting to accommodate Lessee's office design; (j) Lessor shall make office and its facilities handicapped accessible; (k) Lessor shall install wood trim in office area which shall be painted or stained at Lessee's direction; and (1) Lessor shall provide air conditioning for the office. (m) Attached is a copy of the proposed modifications and interior offices for the Lessee listed as Exhibit "B-1"

Office Area. That portion of the Xxxxxxxx Center, excluding the Retail Area and areas, if any, used from time to time purposes other than Retail Area and Office Area, which Landlord intends and reserves the unqualified right to lease from time to time for business offices, retail, and other related purposes or any combination thereof. Office Area shall be measured utilizing a modified Building Owners and Managers Association (“BOMA”) standard (revised 1996) as determined and applied by Landlord's architects (the “modified BOMA 1996 standard”). Landlord shall have the right from time to time to reduce the Office Area and to add additional rentable space to the Office Area from time to time from and after the date such additional space is leased by Landlord for general office or similar purposes and occupied by rent paying tenants.

Monthly: 1. All vinyl floor surfaces will be cleaned Quarterly: Render high dusting not reached in daily cleaning to include: 1. Dusting all pictures, frames, charts, graphs and similar wall hangings. 2. Dusting all pictures, frames, charts, graphs and similar wall hangings. 3. Dusting all pipes, ducts and high moldings. 4. Dusting all venetian blinds.
