Retail Area. The Leasable Area of the Project which Landlord intends to develop for commercial purposes, which are, as of the date of this Lease, indicated on Exhibit B attached hereto as "Retail Area" or "Retail Space".
Retail Area. That portion of the Building leased, from time to time, which is used or intended for use in connection with the operation of a shopping center. Retail Area (but not Office Area) shall be mean the aggregate amount of floor area in the Center determined by Landlord for the exclusive use and occupancy of rent paying tenants, which shall be calculated by Landlord from time to time and shall exclude Common Areas, and storage areas, if any, leased separately from retail areas determined by Landlord from time to time in accordance with the generally accepted shopping center industry principles. Floor Area of the Building shall mean the aggregate amount of the Retail Area plus the Office Area. The depiction of the Retail Area will be set forth in the records maintained from time to time by Landlord at its office or the office of its managing agent and shall be available for inspection by Tenant upon reasonable request. The size of the Retail Area may change from time to time.
Retail Area. Landlord shall use commercially reasonable efforts to enforce the use and leasing restrictions set forth in the recorded documents entered into or to be entered into between Landlord and the owner of the Retail Area or otherwise applicable to the Retail Area relating to the operation of the Building and Retail Area (the “Restrictions”). In addition, Landlord shall not approve any “Type 2” restaurant use in the Retail Area over which Landlord has approval rights under the Restrictions, without the prior written consent of Tenant, not to be unreasonably withheld, conditioned or delayed.
Retail Area. Net Internal Area: 43.6m² (469 sq.ft.) Entrance via reception shared doorway to Shop extending to 12.36m deep overall x 4.2m wide (maximum) including display window. Carpeted floors, ceiling tiles with fluorescent lights, electric night storage heaters, Fire emergency lighting and Fire alarm. Retail Area. The Garages contain an area designated for retail use, which areas include room for several business establishments. The Operator will have no rights or responsibilities under this Agreement relative to the retail areas. It is the intent of this Agreement that the Commission will contract separately concerning the retail areas.
Retail Area. The ground floor of the parking structure located on the Site and forming part of the Project, including those portions of the Building leased or designated for lease by Landlord to tenants for retail or service stores, and including common areas in and adjacent to the parking structure used for retail parking, retail storage and support facilities.
Retail Area. The Total Rentable Area of a store or other retail facility in the Building shall be computed in accordance with the foregoing measurement standards for multiple occupancy floors. EXHIBIT 5, SHEET 3
Retail Area. The Rentable Area of leasable premises in the Retail Area shall be calculated by measuring the area enclosed by the inside face of the glass (whether or not the glass extends to the floor (in the permanent exterior buildings walls, the interior face of permanent interior building walls, the centre of partitions separating the leasable premises from adjoining leasable premises and the predetermined lease line where the leasable premises face onto an interior public corridor or lobby area. No deduction shall be made for vestibules inside the permanent exterior building walls or the predetermined lease line, enclosures on the perimeter of the leasable premises used for the purpose of cooling, heating or ventilating and columns or projections forming part of the Structure of the Building. Furthermore, if the store front is recessed from the lease line, the area of such recess shall for all purposes lie within the Rentable Area of such premises.
Retail Area. The portion of the Mixed Use Project leased to or made available for lease to retail (including restaurant) tenants from time to time. The initial Retail Area is labeled “Retail Area” on the Page 2 Site Plan.
