OWNER'S SERVICES. A. As long as no Event of Default shall exist under this Lease, Owner shall provide:
(1) necessary elevator service on Business Days from 8:00 A.M. to 6:00 P.M., and on Saturdays from 8:00 A.M. to 1:00 P.M., and have one (1) elevator subject to call all other times;
(2) heat to the Premises, when and as required by Legal Requirements, on Business Days from 8:00 A.M. to 6:00 P.M.;
(3) Building-standard cleaning services for the Premises on Business Days, provided, however, that (a) the Premises are kept in neat order and condition by Tenant, (b) Tenant shall pay Owner the cost of removal of any of the Tenant’s refuse and rubbish from the Building beyond normal office requirements, (c) Tenant, at Tenant’s sole cost and expense, shall cause all portions of the Premises used for the storage, preparation, service or consumption of food and beverages to be cleaned daily in a manner satisfactory to Owner, and (d) Tenant shall comply with any recycling program and/or refuse disposal program (including, without limitation, any program related to the recycling, separation or other disposal of paper, glass or metals) which Owner shall impose or which shall be required pursuant to any Legal Requirements; and
(4) distribution within the Premises through the air conditioning and mechanical ventilating system and equipment of the Building (the “HVAC System”) of: (i) cool air at reasonable temperatures, pressures and degrees of humidity, and in reasonable volume and velocities at suitable locations, from 8:00 A.M. to 6:00 P.M. on Business Days from May 15th through September 30th, both dates inclusive, and (ii) mechanical ventilation of the Premises from 8:00 A.M. to 6:00 P.M. on Business Days from October 1st through May 14th, both dates inclusive; it being agreed and understood that if Tenant desires such air conditioning or mechanical ventilation services at times of day other than those hereinabove specified, Owner will furnish the same upon reasonable advance notice through the Building’s helpdesk system, currently workspeed, and Tenant shall pay for such additional services at Owner’s established Building-standard rates, or if no standard rates are established, at reasonable rates to be agreed upon before the services are rendered.
B. Owner reserves the right to stop all or some of the Building Systems and Building services, including the cleaning and elevator services, as aforesaid, if any, when necessary by reason of accident or for repairs, alterations, replaceme...
OWNER'S SERVICES. Owner shall lease and charter the FPSO to Charterer for the Term and shall perform the Services under the terms and conditions of this Charter.
OWNER'S SERVICES. Supplementing the provisions of Article 29 of this lease:
(a) If Tenant requires heating, ventilation or air-conditioning services during hours other than Business Hours or on Saturdays, Sundays or holidays, Owner shall furnish such services at a rate of Thirty-Five and 00/100 ($35.00) Dollars per hour of service to Tenant at Tenant's expense; PROVIDED, HOWEVER, that if Owner simultaneously furnishes such services to another Building tenant or tenants whose Demised Premises are in the same zone of the HVAC system as the Demised Premises, then the cost thereof shall be pro-rated between or among Tenant and such tenant or tenants, based upon the ratio which Tenant and each such other tenant(s) rentable square footage bears to the total rentable square footage of Tenant and such other tenant(s). As used herein, the term "Business Hours" means 8:00 a.m. to 6:00 p.m.
OWNER'S SERVICES. Supplementing the provisions of Article 29 of this lease:
(a) Subject to the provisions of Section 29(e) hereof, Owner shall, at Owner’s expense (except as set forth below), furnish to the Demised Premises at the temperatures, pressures and degrees of humidity and in volumes and velocities in accordance with the specifications annexed hereto as Exhibit F and made a part hereof and all applicable laws, (i) from 8:00 a.m. to 8:00 p.m. (the “HVAC Hours”) on Business Days, cool and tempered air (“air-conditioning”) from April 1 through October 31 (the “Cooling Season”) and (ii) during Business Hours on Business Days, heat during times other than the Cooling Season. As used in this lease, the term “Business Days” shall mean all days except (1) Saturdays, (2) Sundays and (3) the following holidays: New Year’s Day, Xxxxxx Xxxxxx Xxxx Day, President’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, the day following Thanksgiving, Christmas and any other days which shall be either (x) observed by the federal or state governments as legal holidays or (y) designated as a holiday by the applicable Building Service Union Employee Service contract or by the applicable Operating Engineers contract. As used in this lease, the term “Business Hours” means 8:00 a.m. to 6:00 p.m. on Business Days.
OWNER'S SERVICES. A. PILOT EPISODES. Owner agrees to consult with, and lend his aid and knowledge to Producer and it's successors, affiliates, licensees and assigns if requested, and to act in the capacity of an Independent Contractor For Hire to fully complete the pilot episodes (herein defined as Three (3) half hour episodes, consisting of approximately 22 minutes each, in English of the Property) including but not limited to consulting, directing, writing the scripts, lyrics and bible, supervising editing and other pertinent services relating to same, for consideration of Producer's payment to Owner in the amount of Nine Thousand ($9,000) Dollars, (which such payment shall be due and payable Five Thousand ($5000) Dollars at commencement of principal photography, and the full balance of Four Thousand ($4000) Dollars, sixty (60) days thereafter. In addition to the Nine Thousand ($9,000) Dollar fee, Owner shall receive expenses in the amount of Two Thousand ($2000) Dollars which is all inclusive of, but not limited to, travel, hotel and living, food, transportation, etc., payable at commencement of principal photography.
OWNER'S SERVICES. With respect to the construction of any of the drainage works required by this Agreement, on the lands or benefiting the Lands, carried out as improvements under the Drainage Act of Ontario R.S.O. 1990 c.D.17, the Owner shall pay all required assessment charges as determined and shall forfeit its option of placing said charges on the tax roll of the Town and having them collected over time. The Owner shall execute and deliver to the Town any and all documentation required by the Town to give effect to this clause. With respect to the construction of any Services required by this Agreement, on the Lands, or benefiting the Lands, carried out as improvements under the Local Improvement provisions of O. Reg. 586/06 of the Municipal Act S.O., 2001, c.25, the Owner shall pay all required assessment charges and shall forfeit its option of placing said charges on the tax roll of the Town and having them collected over time. The Owner shall execute and deliver to the Town any and all documentation required by the Town to give effect to this clause.
OWNER'S SERVICES. OWNER shall at its expense provide CONTRACTOR with the ----------------- following:
(a) Information locating all above ground or underground utilities, obstructions and services (electrical, water, gas, etc.) as known to OWNER; (b) An Owner's Representative designated in writing who shall be authorized to act on OWNER'S behalf with respect to the Contract; (c) All the required fuel, flushing oil, utilities, and raw materials required for Dry Run Testing;
(d) Accurate topographical plans and subsurface data; (e) "First Fill" lubricant material;

OWNER'S SERVICES. Supplementing the provisions of Article 29 of this lease:
(a) Subject to the provisions of Section 29(e) hereof, Owner shall at Tenant's expense (as an Operation Expense) furnish and distribute condenser water to the air handling unit on each floor of the Demised Premises to permit such air handling unit to provide cool and tempered air ("air-conditioning") at reasonable temperatures, pressures and degrees of humidity and in reasonable volumes and velocities at suitable locations from 8:00 a.m. to 6:00 p.m. ("Business Hours") on Business Days, and 8:00 a.m. to 1:00 p.m. on Saturdays, from May 15 through September 30. As used herein, the term "Business Days" shall mean all days except Saturdays, Sundays, New Year's Day, Xxxxxx Xxxxxx Xxxx Day, President's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, the day following Thanksgiving, Christmas and any other days which shall be either (i) observed by the federal or state governments as legal holidays or (ii) designated as a holiday by the applicable Building Service Union Employee Service contract or by the applicable Operating Engineers contract.
OWNER'S SERVICES. Supplementing the provisions of Article 29 of this lease:
(a) Owner will, when and to the extent reasonably requested by Tenant, furnish additional elevator or heating services upon such terms and conditions as shall be determined by Owner in its sole reasonable discretion; and Tenant shall pay to Owner within thirty (30) days after notice as additional rent Owner's then Building standard charge for such additional services. Tenant shall remove any and all of its refuse and rubbish from the Building. Notwithstanding anything to the contrary contained herein, Tenant shall not be required to pay any freight elevator charges during its initial move-in.
(b) Owner, at its expense, shall furnish adequate water to the floor on which the demised premises are located for drinking, lavatory and cleaning purposes. Such water shall be furnished at the Building wet columns and the cost of piping and other equipment or facilities required to supply such water to the demised premises from such wet columns shall be paid by Tenant to the extent not set forth in the Tenant's Plan. If Tenant uses water for any other purpose, Owner may install and maintain, at Tenant's expense, meters to measure Tenant's consumption of water for such other purposes. Tenant shall reimburse Owner for the quantities of water shown on such meters and Owner's reasonable charge for the production of any hot water, within thirty (30) days after notice.
(c) As part of Owner's Base Building Work, Owner will furnish to Tenant two (2) new 15 ton air-cooled air-conditioning units to service only the demised premises and associated distribution equipment (the "AC Equipment") and shall assign to Tenant any and all applicable warranties relating to such AC Equipment, to the extent Owner shall be in actual possession of the same. The installation of the AC Equipment shall be performed by Tenant at its sole cost and expense and in accordance with the terms of this lease. Other than Owner's obligation throughout the term of this lease for repairs to and, if necessary, replacement of the condenser except where such repairs or replacement results from Tenant's acts or failure to properly maintain the condenser, Tenant shall be solely responsible for the maintenance, operation and repair of the AC Equipment and shall replace parts as and when necessary, and shall obtain and keep in full force and effect during the term of this lease a service contract, with a contractor or contractors approved by Owner (such appr...
