Use Rules. The Demised Premises shall be used for executive, general administrative and office space purposes, including, without limitation, sales offices, training facilities for Tenant's customers and employees, ancillary kitchen facilities (including use of vending machines), and no other purposes and in accordance with all applicable laws, ordinances, rules and regulations of governmental authorities and the Rules and Regulations attached hereto and made a part hereof. Tenant covenants and agrees that it will, at its expense, comply with all laws, ordinances, orders, directions, requirements, rules and regulations of all governmental authorities (including Federal, State, county and municipal authorities), now in force or which may hereafter be in force ("Legal Requirements"), which shall impose any duty upon Landlord or Tenant with respect to the use, occupancy or alteration of the Demised Premises, and of all insurance bodies applicable to the Demised Premises or to the Tenant's use or occupancy thereof. Notwithstanding the foregoing, nothing in this Lease shall be construed to require Tenant to make any structural repairs, alterations or modifications to the Demised Premises, the Building (including the bathrooms and Common Areas) or the Project, in connection with any Legal Requirements. Tenant covenants and agrees to abide by the Rules and Regulations in all respects as now set forth and attached hereto or as hereafter promulgated by Landlord, provided that such rules do not materially and adversely affect Tenant's rights hereunder. Landlord shall have the right at all times during the Lease Term to publish and promulgate and thereafter enforce such rules and regulations or changes in the existing Rules and Regulations as it may reasonably deem necessary in its sole discretion to protect the tenantability, safety, operation, and welfare of the Demised Premises and the Project. See Special Stipulation No. 27.
Use Rules. The Demised Premises shall be used for any lawful use, but subject to and in accordance with all applicable laws, ordinances, rules and regulations of governmental authorities, any limitations or restrictions imposed by other tenants or users of the Building from time, and the Rules and Regulations attached hereto and made a part hereof. The occupancy rate of the Demised Premises shall in no event be more than one (1) person per 200 square feet of Rentable Floor Area within the Demised Premises. Tenant covenants and agrees to abide by the Rules and Regulations in all respects as now set forth and attached hereto or as hereafter promulgated by Landlord; provided, however, that Landlord shall provide Tenant with at least thirty (30) days prior written notice of any such new Rule and Regulation, and no such new Rule and Regulation shall materially and adversely affect Tenant's rights hereunder. Landlord shall have the right at all times during the Lease Term to publish and promulgate and thereafter enforce such reasonable, uniform and non-discriminatory rules and regulations or changes in the existing Rules and Regulations as it may reasonably deem necessary in its sole discretion to protect the tenantability, safety, operation, and welfare of the Demised Premises, the Project and Wildwood Office Park.

Use Rules. The Demised Premises shall be used for general offices, executive offices, sales offices, accounting offices, training center, computer and computer software development center, computer operations center, kitchen facilities related to each of the foregoing uses and all functions and purposes now or hereafter incidental to the foregoing uses and the operation of a full service computer software firm and no other purposes and in accordance with all applicable laws, ordinances, rules and regulations of governmental authorities and the Rules and Regulations attached hereto and made a part hereof. Landlord warrants that applicable laws, ordinances, regulations, and restrictive covenants permit the Demised Premises to be used for general office and executive office uses and purposes. Tenant covenants and agrees to abide by the Rules and Regulations in all respects as now set forth and attached hereto or as hereafter promulgated by Landlord. Landlord shall have the right at all times during the Lease Term to publish and promulgate and thereafter enforce such rules and regulations or changes in the existing Rules and Regulations as it may reasonably deem necessary in its sole discretion to protect the tenantability, safety, operation, and welfare of the Demised Premises, the Project and Wildwood Office Park. The occupancy rate of the Demised Premises shall in --- no event be more than such density as shall be permitted under the zoning, building, health and other laws, rules, ordinances and statutes applicable to the Demised Premises. Tenant covenants and agrees to abide by the Rules and Regulations in all respects as now set forth and attached hereto or as hereafter promulgated by Landlord. Landlord shall have the right at all times during the Lease Term to publish and promulgate and thereafter enforce such uniformly applicable rules and regulations or changes in the existing Rules and Regulations as it may reasonably deem necessary to protect the tenantability, safety, operation, and welfare of the Demised Premises and the Project. To the extent of any inconsistency between the Rules and Regulations and this Lease, this Lease shall control.

Landlord shall have the right at all times during the Lease Term to publish and promulgate and thereafter enforce such rules and regulations or reasonable changes in the existing Rules and Regulations as it may reasonably deem necessary to protect the tenantability, safety, operation, and welfare of the Building and the Project. Landlord shall enforce the Rules and Regulations in a nondiscriminatory manner.
