UTILITIES AND EQUIPMENT. The Landlord agrees that he will furnish those utilities and equipment listed on the Cover Page. A. Resident hereby agrees to pay a utility fee or bill for water, sewer, gas, or trash disposal if such is listed on the Lease Cover Page due and payable as additional rent. Resident responsibility for Utilities varies by Property. Resident understands and agrees to abide by Utility policies as indicated on the Lease Cover Page and in the attached “Utility Coverage, Cost, and Billing” addendum. This fee or bill shall be due on the first of each month, subject to the terms and conditions outlined in Section 1 above. Utilities are defined as any one or all of the following: water, sewer, gas, electricity, trash removal, internet, and recycling, and as further defined on the “Cover Page”. Landlord reserves the right to suspend any utility fee at any time with thirty (30) days written notice and exercise the cost recovery options listed under Section 31 of this Lease. B. Resident is responsible for contacting local utility companies to initiate services for which Resident is responsible, and Resident must maintain those services through the term of the Lease to avoid damage to the Premises. SERVICE MUST BE INITIATED ON OR BEFORE THE LEASE COMMENCEMENT DATE. C. You authorize the Landlord and/or their Representative(s) to access and utilize your past, current, and 60-month future energy billing and consumption data so that the Property Owner can effectively track the multifamily building's energy utilization systems. This is an effort to maximize potential building energy savings, satisfy energy usage reporting requirements, and to lower residents' utility bills.

UTILITIES AND EQUIPMENT. The Tenant shall pay for its electricity (including without limitation any electricity used for heating and/or air conditioning the Leased Premises), for the cost of operating, repairing, maintaining, replacing and inspecting the machinery and other facilities required for the heating, ventilating and air conditioning of the Leased Premises and facilities and gas, water, sewer and electric utility costs relating to same, telephone and all public utilities with respect to the Leased Premises. Throughout the Term of the Lease, the Tenant shall engage a qualified air conditioning maintenance contractor to maintain and repair the heating, ventilating and air conditioning system. The Tenant shall, within thirty (30) days of signing these presents, provide the Landlord with a copy of a duly executed heating, ventilating and air conditioning maintenance and repair contract, as well as all renewals of the said contract.

COVERAGE, COST, AND BILLING OF ELECTRICITY: Resident acknowledges that Landlord cannot guarantee the level of charges for electric utility service, which will vary over time depending on Resident’s usage characteristics, changes in the rates imposed by the utility provider that provides service to landlord, or other factors. Residents’ electric service for each apartment is in the name of the Landlord. The Landlord uses a utility billing service, PayLease, to upload each electric xxxx from Dominion Energy, divide it by the total number of occupants in the Premises, and then xxxx each Resident of each apartment for their share. PayLease mails each Resident his or her xxxx between the 16th and 18th of each month, and posts the amount of the xxxx to the Resident’s ledger by the 27th of the month. Residents are encouraged to go to their resident portal to check the exact amount of their electric xxxx prior to the 1st of each month in case they may not have received their electric billing statement, and because the amount billed on the 27th of each month is due and payable by the 1st of each month. Resident hereby understands and agrees to pay an administrative billing and service fee of $3.00 per month ($0.05 of which is retained by the Landlord), as billed by PayLease, which shall be added to the Resident’s utility xxxx, not to exceed an amount as directed by state laws or local law. A onetime account activation fee of $10.00 ($5.00 of which is retained by the Landlord) shall be charged to set up an individual billing account and Resident will receive a final xxxx after their lease expires, that will include an account termination fee of $10.00 ($5.00 of which is retained by the Landlord). When a Resident moves out of his or her apartment, the allocated electric charges will include the period ending 5 days after the lease expiration date. Resident hereby understands and agrees that payment for the utility xxxx shall be due upon receipt. Resident agrees to mail or deliver payment to Sunchase Apartments office located at Refer to Cover Page so that payment is received no later than the due date specified on the utility billing statement. Sunchase Apartments reserves the right to change utility billing service providers upon 30 days’ notice to Resident....
UTILITIES AND EQUIPMENT. Landlord agrees that he will furnish the following utilities and equipment: a washer, dryer, and refrigerator. Landlord shall not be liable for interruption in such utilities if such interruption is due to no fault of Landlord and shall not be grounds for cancellation or eviction, constructive or otherwise, provided Landlord uses reasonable efforts to restore and/or repair such utilities or equipment.

UTILITIES AND EQUIPMENT. Resident is obligated to pay electric, natural gas, and other utility charges billed directly to the unit by the utility company as applicable. Resident’s Rent may include an allowance for resident paid utilities. BHA has established a schedule of allowances for the use of utilities. If Resident’s utility costs exceed the established allowance, no additional allowance shall be provided to Resident. BHA will provide range and refrigerator, and washer/dryers as applicable. Other major appliances may be installed such as air conditioners, freezers and or extra refrigerators with prior written approval from BHA.

Heat and utilities are included in the rent amount for Xxxxxxxx Park Villa and Scattered El- xxxxx sites (Krieps Manor, Xxxxxxxx Manor, Xxxx Manor and Xxxxxxx Manor) with the exception of additional charges for air conditioner and head bolt heater usage.
