Visual Simulations. Visual simulations will be developed based on the results of the preliminary aesthetic studies. The visual simulations shall be of a quality suitable for use in the Visual Impact Assessment as part of the Environmental Document and for use at public meetings.
Visual Simulations. Because of the visibility of the proposed gas station/truck refueling facility/quick serve restaurant from SR-29, FCS will prepare visual simulations showing north and south perspective. More specifically, the FCS team will employ the use of computer generated visual simulations from up to two (2) viewpoints to characterize the effects of the project on publicly accessible locations. FCS will coordinate with the City in confirming the exact locations of the perspectives. Elevations and/or other pertinent architectural information that will be necessary to accurately depict the visual characteristics of the proposed facility will be provided to FCS for use in preparing the visual simulations.
Task 3: Notice of Preparation / Scoping Meeting FCS will prepare a Notice of Preparation (NOP) in accordance with requirements of CEQA Guidelines Section 15082. Issuance of the NOP is the first milestone in the CEQA process and announces a lead agency’s intent to prepare an EIR. The NOP will identify the project location, provide a summary of the project characteristics, and list probable environmental effects, supported by color graphics. FCS will be responsible for distributing the NOP to the State Clearinghouse and will provide copies to the City for local distribution. This Scope of Work assumes that an Initial Study will not be prepared. Following release of the NOP, this scope of work assumes that the City will hold a scoping meeting in American Canyon, which FCS representatives will attend. FCS will be available to present an overview of the NOP and CEQA process. All public comments received at the scoping meeting will be documented in the Draft EIR.
Visual Simulations. Using advanced computer modeling and rendering techniques, produce realistic visual simulations to portray the appearance of the proposed development at 000 X. Xxxxx Xxxxxx. The simulation images will be presented as “before” and “after” views showing the appearance of future development superimposed on selected photographic views. The simulation images will realistically portray the proposed new buildings, landscaping, signage, access, and other new site features including changeable copy signage, lighted project graphics and other elements that could result in light and glare effects. The visual simulations will be based on project design data provided to Environmental Vision. The simulation viewpoints and photographs will be approved by City staff. For cost estimating purposes, a total of three (3) simulation viewpoints are included. One existing (before) and one simulation (after) image will be produced for each viewpoint. The images will be produced at 8.5 by 11 or 11 by 17 inch, color format. Digital versions of the simulations will be submitted. One review/revision cycle based on minor comments is included. As an optional service Environmental Vision will prepare visual simulations from additional viewpoints or visual simulations showing project alternatives (costs not included).
Visual Simulations. Visual simulations for the bridges will be prepared and will include developing a 3D model, assessment of key views, and the preparation of a preliminary and final image simulation. A total of two view locations will be developed for up to two alternatives.
