ADDITIONAL OBLIGATIONS OF LESSEE. 8.1 Lessee shall take all reasonable measures not to produce in the Airport any disturbance that interferes with the operation by the Lessor or the Federal Aviation Administration or its designated agent of air navigation, communication or flight equipment on the Airport. Lessee shall control the conduct and demeanor of its officers, agents, employees, invitees, and upon objection from Lessor concerning the conduct, demeanor of any such person, Lessee shall immediately take all lawful steps necessary to remove the cause of the objection.
8.2 Lessee shall comply with all health and safety laws, requirements of any other federal, state or municipal laws, ordinances, rules, regulations and requirements, applicable to the Leased Premises and the improvements thereon and its operations at the Airport hereunder.
8.3 Lessee shall comply with all written instructions of the City in disposing of its trash and refuse at Lessee’s expense, and shall use a system of refuse disposal approved by the City. The manner of handling and disposing of trash, garbage and other refuse and the frequency of removal thereof from the Airport premises shall at all times be subject to the rules, regulations, and approval of City.
8.4 Lessee shall not do, not permit to be done, anything which may interfere with the effectiveness or accessibility of the drainage system, sewage system, fire protection system, sprinkler system, alarm system, fire hydrants and hoses, if any are located on the Leased Premises.
8.5 Any and all emergencies involving aircraft, Police Department, Fire Department or an ambulance shall be reported to the Airport Manager or his designee immediately after contacting the appropriate public safety agencies.
8.6 Lessee's automobiles, trucks or other vehicles and ancillary equipment shall not operate on the main taxiway or runway.
8.7 Lessee shall repair any damage to any off site improvements caused by or resulting from any activities or operations of the Lessee, or Lessee's agents, employees and contractors.
8.8 Lessee will provide the City with keys, combinations, or access codes to all gates installed on leased premises.
8.9 Lessee will provide the City with an inventory of all aircraft stored on Leased Premises; such inventory will include aircraft type and registration number (“N- Number”), and will be provided annually when requested by the Airport Manager.
ADDITIONAL OBLIGATIONS OF LESSEE. Lessee shall perform all responsibilities, obligations, and duties set forth on the Lease Data Sheet as if set forth within the body of this Lease.
ADDITIONAL OBLIGATIONS OF LESSEE. A. Lessee will not commit nor permit to be done anything which may result in the commission of a nuisance, waste or injury on the Property.
B. Lessee will ensure the security of the Property and implement any reasonable additional security measures as requested in writing by Lessor. All security costs are borne by Lessee.
C. Lessee acknowledges that the Property is only authorized for the purposes stated herein and that other uses are expressly prohibited.
D. Lessee acknowledges that transaction privilege and transient occupancy taxes are due to City for the uses authorized under this Lease for occupancies of 29 days or less or as amendment to the Bullhead City Tax Code may require. However, notwithstanding the minimum requirements of the tax code, Lessee hereby agrees that Lessee will still collect the full transaction privilege and transient occupancy taxes for any occupancy of 30 days or more. If any issue arises as to Lessee’s ability to legally collect the taxes for occupancies of 30 days or more, Lessee is still obligated to remit the required amounts as a contractual obligation to City regardless of the actual source of payment.

ADDITIONAL OBLIGATIONS OF LESSEE. (a) Lessee shall, at its sole cost and expense, construct (or cause Millennium to construct) temporary demising partitions separating Area A from Area B prior to the Area A Termination Date, in accordance with the provisions of Section 12(f) of the Lease.
(b) Lessee shall, at its sole cost and expense, remove its sign from the Building in accordance with the provisions of the Lease prior to the Final Termination Date.
(c) Lessee shall permit Millennium to construct an exhaust shaft from the basement of the Building into either Lessee's mailroom or the loading dock area included within the Premises.
ADDITIONAL OBLIGATIONS OF LESSEE. 10.1 LESSEE shall comply with all health and safety laws and requirements of any other federal, state or municipal laws, ordinances, rules, regulations and requirements applicable to the LEASED PREMISES.
10.2 LESSEE shall not do, nor knowingly permit to be done, anything which may interfere with the effectiveness of accessibility of the drainage system, sewage system, fire protection system, sprinkler system, alarm system, or fire hydrants and hoses, if any are located on or adjacent to the LEASED PREMISES.
ADDITIONAL OBLIGATIONS OF LESSEE. In addition to those obligations set forth herein, and including those set forth in RCW 59.20.140, it shall be the obligation of the Lessee to do the following: (1) to pay the monthly rental, and other charges pursuant to this Lease, in a timely manner; (2) to pay all personal property taxes levied or assessed against the Lot or any improvements thereon, including the manufactured home; (3) to comply with all obligations imposed upon Lessee by applicable provisions of any governmental codes, statutes, ordinances and regulations; (4) to not intentionally or negligently destroy, deface, damage, impair, or remove any facilities, or equipment, furniture, furnishings, fixtures, or appliances provided by Lessor, or permit any other occupants of the Lot, or Lessee’s contractors, agents, representatives, guests or invitees, or any person acting under Lessee’s control, to do so; (5) to not permit or create a nuisance or common waste within Viking Park; and (6) not to engage in criminal activities as defined in RCW 59.20.080.
