Club House. The Promoter will provide a “Club House" in “HOUSE OF HIRANANDANI DEVANAHALLI” and Allottee shall be eligible to utilize the amenities (facilities) therein as per the terms and conditions of the “Club House” and payment of the amounts prescribed by Promoter/Agents appointed for managing the club house, for use of the same from time to time by the Owner/Occupants of “HOUSE OF XXXXXXXXXXX XXXXXXXXXXX” and other developments in the adjoining or nearby properties developed by the Promoter and also to rank outsiders/general public who may not be owners/ occupants of any development in the HOUSE OF XXXXXXXXXXX XXXXXXXXXXX”.

Club House. [The ‘Schedules’ to this Agreement for Sale shall be as agreed to between the Parties] [F. No. O-17034/18/2009-H]
Club House. (a) The Promoter intends to set up the Club House which, together with its assets and facilities, shall form part of the Common Areas of the Layout on Specified Land. The Promoter reserves the right to decide the amenities and facilities to be provided in the Club House. (b) The Promoter will construct a Club House ("Club House") on a portion of the said Specified Land in addition to certain amenities ("Amenities"), which shall be constructed upon the said Specified Land in the Layout. The usage of the Club House and Amenities shall be governed by the provisions made herein in Clause 16 of this Agreement. (c) It is expected that the Club House will become operational simultaneously with the completion of the Layout. It is understood by the Purchaser/s that non-operation of the Club or any of the facilities or amenities shall not be deemed as delay in handing over the possession of the said Residential Flat and the Purchaser/s shall take possession of the said Residential Flat whenever the same is offered for possession by the Promoter in accordance with this Agreement. For non-availability of Club House facility or other amenities till completion of the entire Layout the Purchaser/s shall not be entitled to any compensation or reduction in price as it is clearly understood that the Club House facility will be available on completion of the entire Layout.
Club House. A. That the CLUB HOUSE shall be known and identified as “ ” and this name will always remain unchanged. B. That the Purchasers of these presents by virtue of purchase of the Schedule- B Property shall be deemed to have been the member of the Club “ ” only. C. Club Membership will not create any right, title, interest over and above the said Building/s Complex in anyway. It is stated that Club Membership shall strictly mean and is restricted to the Club Membership only. It is further stated that Club House Membership, can also consist of members, who are not the habitant/s of the said Complex/CP Greens and the Purchasers shall have no objection to the same. D. The Vendor also reserves its right to sell the Club Membership to any person/s other than the habitants of the said Building/s Complex “CP GREENS” and this right to sell the club membership to any person/s other than the habitants of the said “CP GREENS” can also be exercised by the nominees of the Developer/Builder and the said members shall have full right to usage of the community centre/recreational facilities of the Club House. E. Club House shall also include chargeable amenities and facilities, to which the Purchaser/s of these presents, shall have no free access at all. F. That the amenities such as Swimming Pool, Gym, Games Room, Meditation cum Yoga Room, etc. as envisaged herein are the property of the Club House only and shall always exclusively remain and form part of the Club House named “…………………………” only. In no case such amenities shall be construed otherwise. G. In case any annual or monthly maintenance is required for the smooth and regular functioning of the Club House, then the same shall be duly borne/paid by the Members of the Club House. H. The Club House shall make its own rules and bye laws, for the smooth running, functioning of the said Club House and the Purchaser/s herein shall be guided and binded by all such rules and bye laws and shall not any raise any objection to the same. That in case of default in payments of Club expenses/fees/subscriptions etc., by any of its members, then the said member/s, shall not be allowed to avail/enjoy the services of the said Club House, till the payments of such outstanding/dues amounts.
Club House. The Promoter has designed a club house and will run and manage the same, wherein the Allottee(s) shall be liable to pay necessary charges as may be determined by the Promoter for availing facilities/services of the club house. It is clearly understood by the Allottee(s) that the Allottee(s) of units/spaces of projects to be developed on remaining Scheduled Land shall also be entitled to use the club house along with Allottee(s) of the Project by paying applicable membership and other charges. The rights to use the club house, facilities and services is conditional provided the Allottee(s), their occupants including contractors, invitees, licensees, employees and agents exercise such right in accordance with the provisions of the Bye- laws/Policy/Guidelines so provided. That the Allottee(s) will be a member of the club house and shall be liable to make all payments and charges as may be decided from time to time by the Promoter or Residents’ Association.
Club House. (a) Hours of operation of the Club House are 8 am to 10 pm. Club House can be reserved by Owners for after hours use through Innkeeper. (b) Movie room access shall be by reservation only by contacting the Innkeeper.
Club House. 34.1. The Seller has constructed the Club House, which Club House will be registered in favour of ZLEMHOA and will include a braai area and general dining area, lounge and 3 (Three) offices. 34.2. These offices will at all times be available for utilization by the Management Company and the Principal Agent and Sub-Agent attending to the marketing of any Unit or Erf comprising the Estate, free of charge. 34.3. The offices in the Club House will be for the sole and exclusive use of the Seller for as long as the Seller own any erf or Unit in the Estate. The offices may be utilized accordingly, free of charge. 34.4. ZLEMHOA is liable for the management and maintenance of the Club House.

Club House a. The DEVELOPER is developing as part of Xxxxx Xxxxx a club house in a portion of the Schedule `A' Property (hereinafter referred to as the Club). All the owner/Occupants of plots of Artha Aurum shall be entitled to make use of Club on availability basis and by paying Annual maintenance of the layout as may be prescribed by the Developer or the Agency appointed for the maintenance of the common areas and facilities in Artha Aurum or the Agency operating the Club, from time to time. b. The Owners/Occupants of plots in Artha Aurum are not required to pay any membership fee over and above what is paid as part of the payment schedule to get admitted to this Club. However no owner of an Plot in Artha Aurum shall claim any exclusive right or ownership over the Club and/ its facilities/assets. The PURCHASER/s and his/her/their immediate family are entitled to be enrolled as members of the Club without payment of any additional consideration. In the event the plot/villa is leased/ rented out by the PURCHASER/s, the occupant of the plot/Villa shall be entitled to make use of the Club facilities and the PURCHASER/s shall not be entitled to use the Club facilities. c. The Owners/ Occupants of the plots in Artha Aurum shall follow the rules and regulations that may be prescribed for the purposes of operating, maintaining and running this Club by the Association /Developer/Agency operating the Club, from time to time. d. The Developer/Association shall also be entitled to appoint an independent agency to manage and operate the Club with the aforesaid facilities and provide necessary services to the Owners/Occupants of plots. e. It is clarified that non completion or non operation of Club or any of the above facilities shall not be deemed as delay in handing over the possession of the Schedule „B' property and the Purchaser/s shall take possession of the Schedule 'B' Property even if Club and above facilities are not complete or non operational, if the Schedule 'B' Property is ready and complete in all respects. f. The facilities of the Club is available for the benefit of the Owner/Occupant of the plots/Villas in Artha Aurum and in the event of transfer of ownership of the plot, the transferee of the plot/villa will be entitled to the benefits of the Club and the transferor shall cease to be the member of the Club.
