COMPLIANCE WITH LAWS, ORDINANCES, ETC. Section 8.1 During the term of this Lease, LESSEE at its sole expense and cost, shall promptly comply with all present and future laws, ordinances, orders, rules, regulations and requirements of all federal, state and municipal governments, courts, departments, commissions, boards and officers, any national or local Board of Fire Underwriters, or any other body exercising functions similar to those of any of the foregoing, foreseen or unforeseen, ordinary as well as extraordinary, which may be applicable to the Demised Premises, and the sidewalks and curbs adjoining the Demised Premises, or to the use or manner of use of the Demised Premises, or the owner, tenants or occupants thereof, whether or not such law, ordinance, order, rule, regulation or requirement shall necessitate structural changes or improvements, or the removal of any encroachments or projections, ornamental, structural or otherwise, onto or over the streets adjacent to the Demised Premises, or onto or over other property contiguous or adjacent thereto.
Section 8.2 LESSEE shall have the right to contest by appropriate proceedings diligently conducted in good faith, in the name of LESSEE or LESSOR, or both, without cost or expense to LESSOR, the validity or application of any law, ordinance, order, rule, regulation or requirement of the nature referred-to in Section 8.1 hereof. If by the terms of any such law, ordinance, order, rule, regulation or requirement, compliance therewith pending the prosecution of any such proceeding may legally be delayed without the incurrence of any lien, charge or liability of any kind against the Demised Premises or LESSEE'S leasehold interest therein and without subjecting LESSEE or LESSOR to any liability, civil or criminal, for failure so to comply therewith, LESSEE may delay compliance therewith until the final determination of such proceeding. If any claim, lien charge or civil liability would be incurred by reason of any such delay, LESSEE nevertheless, with the prior written consent of LESSOR (such consent not
(i) furnishes to LESSOR security reasonably satisfactory to LESSOR, against any loss or injury by reason of such contest or delay, and (ii) prosecutes the contest with due diligence. LESSOR shall not be required to join in any proceedings referred to in this Section unless the provisions of any applicable law, rule or regulation at the time in effect shall require that such proceedings be brought by and/or in the name of the LESSOR, in which event...
COMPLIANCE WITH LAWS, ORDINANCES, ETC. 27.1. Throughout the Term of this Agreement, Licensee, at Licensee’s sole cost and expense, shall promptly remove or cause to be removed any violation issued against Licensee or the City resulting from Licensee’s act or omission in Licensee’s use of the Cafe for which Licensee has been given written notice. Licensee shall promptly comply or cause to be complied with all Laws, and all ordinances, orders, rules, regulations and requirements of any national or local Board of Fire Underwriters, or any other body exercising functions similar to these of any of the foregoing, which may be applicable to the Cafe or any part thereof, or to the specific manner of use of the Cafe unless such compliance is the responsibilty of the City in accordance with this Agreement.
COMPLIANCE WITH LAWS, ORDINANCES, ETC. 00 Obligations of Law and Boards Throughout the Term, Tenant, at its sole cost and expense, shall promptly comply with all present and future laws, ordinances, orders, rules, regulations and requirements of all federal, state and municipal governments, courts, departments, commissions, boards and officers, and all orders, rules and regulations of the National Board of Fire Underwriters or any other body exercising similar functions, foreseen or unforeseen, structural or nonstructural, interior or exterior, ordinary as well as extraordinary, which may be applicable to the demised Premises and the sidewalks and curbs adjoining the Demised Premises or to the use or manner of use of the Demised Premises or the Sub-Tenants thereof, whether or not such law, ordinance, order, rule, regulation or requirement shall interfere with the use and enjoyment of the Demised Premises.

Subject to the provisions of Section 5.03 hereof, throughout the term of this Mortgage, Mortgagor shall, at its sole cost and expense, promptly comply with all present and future laws, ordinances, orders, rules, regulations and requirements of all federal, state and municipal governments, courts, departments, commissions, boards and officers, any national or local Board of Fire Underwriters, or any other body exercising functions similar to those of any of the foregoing, foreseen or unforeseen, ordinary as well as extraordinary, which may be applicable to the Mortgaged Property or any part thereof or to the use or manner of use of the Mortgaged Property whether or not such law, ordinance, order, rule, regulation or requirement shall necessitate structural changes or improvements, or the removal of any encroachments or projections, ornamental, structural or otherwise, onto or over the streets adjacent to the Mortgaged Property, or onto or over property contiguous or adjacent thereto.
COMPLIANCE WITH LAWS, ORDINANCES, ETC. (a) Throughout the term, Tenant shall, at Tenant's sole cost and expense, comply with all laws, statues, ordinances, orders, rules, regulations or requirements of any federal, state or municipal government, agency, department, commission, board or officer having jurisdiction, foreseen or unforeseen, which are applicable specifically to Tenant's particular method or manner of use of the Premises, or any part thereof.
(b) Tenant shall have the right to contest, by appropriate proceedings diligently conducted in good faith the validity or application of any law, ordinance, order, rule, regulation or requirement of the nature referred to in this Section, provided that the delay in conformance to or compliance with the same, attendant upon and pending the prosecution of such proceedings, shall not subject Landlord to any fine, penalty or criminal liability or render the Premises, or any part thereof, liable to, forfeiture or loss. Upon request by and at the cost of Tenant, Landlord shall execute and deliver any and all such documents or instruments and shall take any and all such other action as shall be legally necessary or proper to permit Tenant so to contest the validity or application of any such law, ordinance, order, rule, regulation or requirement, or to facilitate the conduct of such contest by Tenant.
COMPLIANCE WITH LAWS, ORDINANCES, ETC. During the lease term, Tenant at its sole cost and expense shall promptly comply with all present and future laws, ordinances, orders, rules, regulations and requirements of all federal, state and municipal governments, courts, departments, commissions, agencies, and boards which may be applicable to Tenant's use of the Premises, including, without limitation, all environmental laws, and regulations and the laws and regulations governing the Americans with Disabilities Act (ADA), whether requiring alterations, improvements, or repairs of a structural nature or not.
COMPLIANCE WITH LAWS, ORDINANCES, ETC. 9.1 Throughout the term of this Sublease, Sublessee, at its sole cost and expense, shall promptly comply with all laws, ordinances, codes, orders, rules, regulations and requirements of all federal, state, county and municipal governments, courts, departments, commissions, boards and agencies, any national or local Board of Fire Underwriters, or any other body exercising functions similar to those of any of the foregoing, any and all rules, regulations, codes and standards issued by the National Fire Protection Association foreseen or unforeseen, ordinary as well as extraordinary, which may be applicable to (i) the Demised Premises or any Improvements thereon, including parking areas, and the sidewalks, curbs and gutters adjoining the Demised Premises, or (ii) the use of the same or which places any duty or obligation with respect to the Demised Premises or any Improvements thereon, including parking areas.
9.2 Sublessee shall likewise observe and comply with the requirements of all policies of public liability, casualty and all other policies of insurance at any time in force with respect to the Demised Premises or the Improvements, and Sublessee shall, in the event of any violation or any attempted violation of the provisions of this Section 9.2 by any tenant of Sublessee or other occupant, immediately take steps to remedy or prevent the same.
COMPLIANCE WITH LAWS, ORDINANCES, ETC. Pace shall comply with the requirements of all public authorities and with the terms of any state or federal statute or local ordinance or regulation applicable to Pace or its use of the Premises.
COMPLIANCE WITH LAWS, ORDINANCES, ETC. In respect to the operation of its business on the demised premises, the Tenant covenants to comply with, and conform to, all of the laws of the United States, and the State of Connecticut, and the By-Laws, rules and regulations of the Town of East Haven, or any subdivision or department of any of them relating to health, nuisance, fire and sidewalks so far as the premises hereby leased are or may be concerned, and to save the Landlord from all fines, penalties or costs for violation or non-compliance with the same.

Section 8.01 Throughout the term of this Lease, Tenant, at its sole cost and expense, shall comply with all a) present and future laws, ordinances, orders, rules, regulations, requirements and Historic Standards of all federal, state and municipal governments, courts, departments, commissions, boards and officers, applicable to Tenant's use of the Premises and b) the Rules and Regulations reasonably promulgated by Landlord with respect to the Common Areas.
