Description of Common Areas. As used herein, subject to Paragraph 10.2, the term “Common Areas” means the Project except for those portions of the building(s) therein occupied or intended to be occupied by tenants in the Project. Common Areas include all parking and other commonly used facilities in the Project, including without limitation all interior, exterior and subterranean parking areas, parking garages, roadways, walkways, sidewalks, Consider what is important to protect for the tenant and limit the landlord’s ability to adversely impact these elements. aisles, service drives, driveways, loading areas and accessways, malls, hallways, toilet facilities, stairways, elevators, escalators, the Project signs (including, without limitation, multi-tenant signs), landscaping and curbcuts, within and/or serving the Project, and the exterior portion of the buildings in the Project. Landlord covenants that it will not exercise the rights reserved herein in such a manner as to impair access to, visibility of, view from, or utilities servicing the Premises.
Description of Common Areas. Common Areas are all those areas and facilities including, but not limited to parking areas, driveways, sidewalks, walkways, landscaped areas, utility and drainage systems, utility rooms, hallways and improvements provided by the Lessor for the general use, in common, of tenants, their officers, agents, employees, customers, or persons having business with Lessee.
Description of Common Areas. The term "Common Areas" means all are facilities that are provided and designated under the Prime Lease for the general use and convenience of Sublandlord, as the Prime Tenant, and other tenants of the Shopping Center including, pedestrian walkways, parking areas, driveways and roads.
Description of Common Areas. The term "Common Area" is defined for all purposes of this Lease as that part of the Shopping Center intended for the common use of all tenants, including among other facilities (as such may be applicable to the Shopping Center) parking areas, decks, private streets and alleys, landscaping, curbs, loading areas, sidewalks, malls and promenades (enclosed or otherwise), lighting facilities, drinking fountains, meeting rooms, public toilets, and the like but excluding space in buildings (now or hereafter existing) designed for rental for commercial purposes, as the same may exist from time to time, and further excluding streets and alleys maintained by a public authority. Landlord reserves the right to change from time to time the dimensions, size and location of the Common Area, as well as the dimensions, identity and type of any buildings in the Shopping Center and to construct additional buildings or additional stories on existing buildings (including, without limitation, the building in which the Demised Premises is located) or other improvements in the Shopping Center, for any purpose whatsoever at Landlord's sole discretion. Landlord reserves the right to add additional land to the Shopping Center, to be used as remote or off-site parking areas or for any other purpose suitable for the Shopping Center, and in such event, Landlord may designate such additional land as "Common Area" or for any other purpose. Landlord reserves the right from time to time to restripe portions of the Common Area to provide for parking spaces as Landlord in its discretion shall determine, including, without limitation, to provide for parking spaces for small automobiles. Landlord also reserves the right to dedicate portions of the Common Area and other portions of the Shopping Center (excepting only the Demised Premises) for street, park, utility and other public purposes. Tenant, and its employees and customers, and when duly authorized pursuant to the provisions of this Lease, its subtenants, licensees and concessionaires, shall have the non-exclusive right to use the Common Area as constituted from time to time, such use to be in common with Landlord, other tenants to the Shopping Center and other persons permitted by Landlord to use the same, and subject to such reasonable rules and regulations governing use as Landlord may from time to time prescribe, including the designation of specific areas within the Shopping Center or in reasonable proximity thereto in which automo...

  • Common Areas Tenant shall have the non-exclusive right to use in common with other tenants in the Project, and subject to the Rules and Regulations referred to in Article 5 of this Lease, those portions of the Project which are provided, from time to time, for use in common by Landlord, Tenant and any other tenants of the Project (such areas, together with such other portions of the Project designated by Landlord, in its discretion, including certain areas designated for the exclusive use of certain tenants, or to be shared by Landlord and certain tenants, are collectively referred to herein as the “Common Areas”). The Common Areas shall consist of the “Project Common Areas” and the “Building Common Areas.” The term “Project Common Areas,” as used in this Lease, shall mean the portion of the Project designated as such by Landlord or areas within the Project that the occupants of the Building are permitted to utilize pursuant to a recorded declaration and which areas shall be maintained in accordance with the declaration. The term “Building Common Areas,” as used in this Lease, shall mean the portions of the Common Areas located within the Building reasonably designated as such by Landlord. The manner in which the Common Areas are maintained and operated shall be at the reasonable discretion of Landlord and the use thereof shall be subject to the Rules and Regulations as Landlord may make from time to time. Landlord reserves the right to close temporarily, make alterations or additions to, or change the location of elements of the Project and the Common Areas, provided that, in connection therewith, Landlord shall perform such closures, alterations, additions or changes in a commercially reasonable manner and, in connection therewith, shall use commercially reasonable efforts to minimize any material interference with Tenant’s use of and access to the Premises.
