Environmental Health. (a) Licensee shall, at Licensee's sole cost, take all measures necessary to ensure that the Equipment strictly complies with all obligations to which Licensee is bound in connection with such Equipment, including, without limitation, regulations of the Federal Communications Commission, the Environmental Protection Agency, and the Occupational Safety and Health Administration, applicable to the emission of radiation from active transmission Equipment or similar facilities. Licensee shall also pay promptly when due all royalties or other fees due in connection with the operation of the Equipment. In the event compliance with this section shall require modifications or alterations of Equipment or the Licensed Space, no modification or alteration shall be made without Licensor's prior written consent, which consent shall not be unreasonably withheld, on such terms and conditions as Licensor may determine in its sole judgment.
