Estimated Construction Cost. The Design Professional’s estimate of Construction Cost, which will be submitted during each of the three phases described in §3.2 through §3.4. Estimated Construction Cost will be audit- trackable to the previous estimate and contain a level of detail satisfactory to the Owner. All Estimated Construction Cost will have a reasonable basis and will be developed using the Design Professional’s best professional judgment. The Design Professional’s detailed documentation supporting each estimate will be submitted to the Owner’s Representative and the Contractor. If Separate Design Packages are prepared, the Design Professional will develop Estimated Construction Cost during each of the design phases for each Separate Design Phase Package. If the Owner's Contractor also prepares comparable cost estimates and any one or more of those cost estimates differ from the Design Professional's in any material respect, the Design Professional agrees to work with the Contractor to promptly reconcile their respective estimates. Upon reconciliation, the Design Professional will submit the reconciled estimate to the Owner. If the Design Professional and the Contractor are unable to reconcile discrepancies in their estimates, the Design Professional will agree with the Contractor as to a method of resolution.
Estimated Construction Cost. The estimated cost to the District of all elements of the Work designed or specified by the Architect‐Engineer to mid‐point of construction, including the cost of temporary swing space, equipment designed, specified, selected or specially provided for by the Architect‐Engineer (plus a reasonable allowance for the contractor’s overhead and profit and construction bond), FF&E and design elements developed as a part of comprehensive interior design. Estimated Construction Costs also include a reasonable allowance for contingencies for market conditions at the time of bid and for changes in the work during construction. Architect‐Engineer shall include within the Estimated Construction Cost design contingency amounts as follows: 15% during schematic design; 10% during design development; 5% during construction documents. However, it does not include compensation for the Architect‐Engineer’s and their consultants’ design services, District’s project management charges, land value, cost of rights of way improvements, financing or other costs which remain the responsibility of the District. Estimates prepared by the Architect‐ Engineer represent the Architect‐Engineer’s judgment as a design professional familiar with the construction industry, not as a Contractor. It is recognized, however, that neither the Architect‐ Engineer nor the District have any control over the cost of labor, materials or equipment, over the Contractor’s methods of determining bid prices, or over competitive bidding or market conditions. It is recognized the Architect‐Engineer does not guarantee or represent that bids will not vary from the Estimated Project Construction Cost or from any estimate of construction cost or evaluation prepared by Architect. This, however, is not intended to discharge the Architect‐Engineer from any obligations imposed or otherwise consistent with the standard of care. Fee: The agreed upon payment to the Architect‐Engineer for the Basic Services. Guide Specifications: These are construction specifications in CSI format that define the materials and systems acceptable to the District, including considerations of economy, performance, and maintenance and operations. Estimated Construction Cost. A preliminary estimate of the costs of the improvements that are depleted on the Final Space Plan, including all architectural, engineering, contractor, and any other costs as can be determined from the Final Space Plan.
