Life Safety System Sample Clauses
Life Safety System. All emergency lighting, exit signs, branch wiring, alarms, smoke detectors, speakers and other devices required by code or desired by Tenant for the life-safety system in the Premises but not included as part of the Base Premises Work, shall be installed as Tenant's Work.
Life Safety System. The General Contractor shall be held responsible for maintaining the integrity of the Building's life safety system in areas under its construction supervision and within its control. Should a General Contractor's Work, including welding, the use of a cutting torch, or any other activity, interfere with the fire alarm system wiring or otherwise trigger or affect the fire alann system, the General Contractor must contact Landlord prior to commencing such activity. The General Contractor shall take any and all reasonable steps to prevent accidental triggering of the fire and smoke detection devices within or adjacent to the Work Area. Such steps shall not include disconnecting any such devices, but rather shall involve the installation of dust barriers around smoke detectors, etc. All stairwell doors will remain closed at all times. Life Safety System a) Landlord shall install a fully operational life safety system for the Premises;
b) Landlord shall install a combination standpipe/sprinkler risers, pumps, valves connections and a main sprinkler loop, which is fully operational, code compliant and ready for Tenant branch piping and sprinkler head installation ;
c) Landlord shall make available fire alarm system modes and points on each floor for Tenant’s strobes and connections. Tenant, at Tenant’s expense, shall provide all points within the Premises, tie-ins and software reprogramming. All fire and safety systems, including alarms, speakers, communications, etc. shall be in full service and available on all floors within the Premises. Landlord shall install strobes and fire detection system in restrooms;
d) Fireproofing, if any, of any exposed structural steel will be installed as required by the Building Code. However, Tenant will be responsible for reapplication of fireproofing, as required, due to Tenant Improvements.
e) Fire doors, if any, that are required outside the Premises, shall be provided by Landlord at its sole cost and expense.
Life Safety System. If there now is or shall be installed in the Building a sprinkler system, heat or smoke detection system, or any other so-called life-safety system, and any such system or any of its components or appliances shall be damaged or injured or not in proper working order by reason of any act or omission of Tenant, Tenant's agents, servants, employees, contractors, visitors or licensees, Tenant shall forthwith, at its sole cost, restore the same to good working condition. If the Insurance Services Offices or any other similar body or any bureau, department or official of the state, county or city government, or any governmental authority having jurisdiction, require or recommend that any changes, modifications, alterations or additional equipment be made or supplied in or to any such system by reason of Tenant's business or equipment, or the location of partitions, trade fixtures, or other contents or the Premises, or if any such changes, modifications, alterations, or additional equipment become necessary to prevent the imposition of a penalty or change against the full allowance for any such system in the insurance rate as fixed by said Office, or by any insurance company, Tenant shall, at Tenant's expense, promptly make and supply such changes, modifications, alterations or additional equipment provided that Tenant's obligations shall be limited to expenses for such damages, modifications, alterations, or additional equipment made or located within the Premises.
Life Safety System. Life safety system speakers are provided throughout the office spaces to achieve a minimum of 65dba for open plan offices. The speakers are connected to the voice evacuation system provided on each office floor as part of the works covered by the Base Building Definition. Sounders are provided to basement and roof areas.
Life Safety System. As part of the Base Building work, Landlord shall provide the following for each floor of the Building: exit signs at stairways, emergency lights, smoke detectors, fire extinguishers and fire horn as required by applicable codes. Tenant shall bear the cost of any of the above required within Tenant’s Premises or in such areas as a corridor extended for Tenant’s use.

An Addressable Fire Alarm System with Digital Voice Evacuation Capability includes required smoke detectors, evacuation speakers and strobes installed in compliance with ADA, Title 24, and City of San Diego Fire Marshal requirements for core and shell condition. The floors shall be equipped with terminal cabinets for future tenant improvements. All tenant improvement connections to the base system shall be a future Tenant Improvement Item. Landlord will be assigning a proprietary vendor for the Fire Life Safety systems for use by the tenant.

Life Safety System. All Life/Safety and applicable Building Codes will be strictly enforced. Coordination with the Chief Engineer is required. Requests for disablement of the fire alarm system must be received 48 hours prior to date required. Contractor is to verify with the Managing Agent the designated Life Safety contractor for the Building. The Life Safety system, electrical or mechanical systems may not be modified in any way, or made inoperative by Contractor or any of Contractor's sub-contractors. If Contractor has any reason to interface with these systems or if damage occurs during construction, contact the Managing Agent", for direction immediately.
