Fixed Rent; Additional Rent. (a) Tenant covenants and agrees to pay to Landlord during and throughout the Term of this sublease Fixed Rent at the rate of Two Hundred Seventy-Three Thousand Seven Hundred Seventy-Five Dollars ($273,775.00) per annum for each year (pro rated for any portion thereof) of the period from the Sublet Space Commencement Date to and including the Expiration Date payable in equal monthly installments of $22,814.58. Tenant shall pay the first month's Fixed Rent due upon signing. The parties agree to execute within ten (10) business days of the Sublet Space Commencement Date an amendment to this Lease confirming the date when the Sublet Space Commencement Date occurred.

Fixed Rent; Additional Rent. 2.1. Tenant covenants and agrees to pay annual fixed rent to Landlord in the following amounts: (a) during the Initial Term, Five Hundred Thousand Dollars ($500,000) per annum and (b) during the Renewal Term, if any, Six Hundred Thousand Dollars ($600,000) per annum (such rentals are hereinafter referred to as the "Fixed Rent") as more fully set forth in Section 2.2 below.
Fixed Rent; Additional Rent. 3.1. Tenant shall pay all annual Fixed Rent due under the Lease from and after the Rent Commencement Date and all Additional Rent (as hereinafter defined) due under this Lease from and after the Commencement Date. All monthly installments of Fixed Rent shall be payable in advance on the first day of each and every calendar month throughout the Term commencing on the Rent Commencement Date. Any Fixed Rent or Additional Rent payable for one or more full calendar months in a partial Operating Year at the beginning or end of the Term shall be equitably prorated.
Fixed Rent; Additional Rent. Fixed Rent shall consist of Basic Rent (including the Operating Expense Allowance and Real Estate Tax Allowance). Additional Rent shall consist of all sums not included in Fixed Rent which Tenant is obligated to pay to Landlord or third parties from time to time pursuant to the terms of this Lease, including, but not limited to, any Operating Expense Adjustment and any Real Estate Tax Adjustment.
Fixed Rent; Additional Rent. (a) Subtenant covenants and agrees to pay to Sublandlord during and throughout the Term of this Sublease Fixed Rent at the rate of One Hundred Ninety-One Thousand Four Hundred and No/100 Dollars ($191,400.00) per annum for each year (pro rated for any portion thereof) for the period from the Sublet Space Commencement Date to and including the Expiration Date payable in equal monthly installments of Fifteen Thousand Nine-Hundred Fifty and No/100 Dollars ($15,950). Subtenant shall pay the first month's Fixed Rent upon execution of this Sublease. Notwithstanding the foregoing, as an inducement to Subtenant to enter into this Sublease, Sublandlord agrees that payments of Fixed Rent shall be abated for the first five months of the Term of this Sublease, such that the first payment of monthly Fixed Rent shall be due, in advance, for the month of October 2005. Fixed Rent; Additional Rent. A. All sums other than Fixed Rent due and payable by Tenant to Owner under this Lease are called "additional rent" or "Additional Rent". Fixed Rent and Additional Rent are collectively called "rent" or "Rent".

(i) Sublessee shall pay to Sublessor fixed rent ("Fixed Rent") ---------- for the period commencing on the Commencement Date through the Expiration Date at the rate of $329,775.00 per annum, payable in equal monthly installments of --- ----- $27,418.25 each on the first day of each and every month during such period. The first monthly installment of Fixed Rent shall be paid by Sublessee to Sublessor upon the execution of this Sublease by Sublessee and shall be applied to the fourth month of the Term, notwithstanding any provisions of this Sublease (including the provisions with respect to the Initial Credit, as hereinafter defined) to the contrary.
Fixed Rent; Additional Rent. (a) Annual Fixed Rent, commencing on the Rent Commencement Date, shall be paid in equal monthly installments in advance on the first day of each and every calendar month of every year of the Lease Term. In the event that the Rent Commencement Date shall occur on a date other than the first day of a calendar month, any partial month shall be pro-rated on a per diem basis from the Rent Commencement Date through the last day of the month in which the Rent Commencement Date shall occur, until the end of the Lease Term.
