Even though housekeeping may not always prevent bed bugs it can help reduce the chances and help in the identification of the occurrence. Residents are encouraged to configure their furniture to help minimize areas where bed bugs like to hide. Keeping furniture away from the walls can help. It is recommended to use zippered covers that are impermeable on all mattresses and box springs. Residents should keep the unit clean by regularly vacuuming and dusting, especially in the bedrooms or sleeping areas. Clutter must be removed immediately, as this can be a breeding ground for infestation. If having a guest(s), the resident should ask if their guest(s) is aware of being exposed to bed bug infestations. Always inspect for infestation after the guest(s) have vacated the unit.

When the tenancy ends You must leave the apartment clean or arrange and pay for the premises to be cleaned to a professional standard. You must repair any damage to the premises or to our furniture and fittings (including replacing them, if necessary) if you, or one of your visitors caused the damage. You must pay us any cost we have to pay to repair any damage or replace any furniture and fittings if you fail to replace or repair anything under this clause. You must pay for the repair of any wall or other surfaces on which you have hung photographs, pictures, posters and so on. You must leave all our furniture and fittings (shown in the inventory) in a good, clean condition (apart from reasonable wear and tear) in the same rooms as they were when you moved in. You must pay the cost of redecorating any rooms or part of the premises which you decorated or changed without our written permission. You must arrange for all utility providers to take meter readings and where appropriate before the end of your tenancy and pay any outstanding amounts you owe to them up to and including the day the tenancy ends. You must arrange to return any television or other equipment or appliance you have hired or rented to the company you rented it from. You must give the premises back to us and return the keys to the premises at the end of the tenancy to the place or person we have agreed with you. You must remove your personal belongings and any rubbish and leave the premises and our furniture, fixtures and fittings in good condition. INFESTATIONS. Ensure that any infestations (flea and other insect) and vermin are eradicated from property prior to works being undertaken. There should be no access into the dwelling for pests or harbourage left in the garden or property. STRUCTURE If dry rot is present then all necessary work must be undertaken to kill it, repair any damage and prevent a recurrence. A visual check must be made to confirm that the property is free from dry rot at inspection. If found work must be undertaken to renew detrimentally affected materials and prevent the damp recurring. Loft insulation should be provided to a depth of 200mm. The property should achieve a minimum SAP (Standard Assessment Procedure) rating of 45. A copy of the EPC (Energy Performance Certificate) should be provided for the incoming tenant. Ceilings Ceilings must all be sound and secure. Cracked lath and plaster ceilings are notorious for collapse without warning and special attention must be paid to check the stability of lath and plaster ceilings. All polystyrene ceiling tiles must be removed and ceilings repaired and skim plastered. Paper on ceilings, must be firmly stuck to the ceiling, otherwise it should be removed. The Floors of existing flats that are above shops must be at least 1/2 hour fire resisting. Walls and Partitions Walls and partitions must all be sound, secure and fit for their purpose. Cavity walls should be fully insulated where suitable. Paper on walls and partitions must be firmly stuck to the wall or partition, otherwise it should be removed. Expanded polystyrene tiles on ceiling or walls are not acceptable.

  • Animals The Hirer shall ensure that no animals (including birds) except guide dogs are brought into the premises, other than for a special event agreed to by the Village Hall. No animals whatsoever are to enter the kitchen at any time.

  • Hazardous Substances The words "Hazardous Substances" mean materials that, because of their quantity, concentration or physical, chemical or infectious characteristics, may cause or pose a present or potential hazard to human health or the environment when improperly used, treated, stored, disposed of, generated, manufactured, transported or otherwise handled. The words "Hazardous Substances" are used in their very broadest sense and include without limitation any and all hazardous or toxic substances, materials or waste as defined by or listed under the Environmental Laws. The term "Hazardous Substances" also includes, without limitation, petroleum and petroleum by-products or any fraction thereof and asbestos.

  • Waste Borrower shall not commit or suffer any waste of the Property or make any change in the use of the Property which will in any way materially increase the risk of fire or other hazard arising out of the operation of the Property, or take any action that might invalidate or give cause for cancellation of any Policy, or do or permit to be done thereon anything that may in any way impair the value of the Property or the security of this Security Instrument.
