General Maintenance. Borrower shall maintain the Project Site and all improvements thereon, including lighting and signage, in good condition, free of debris, waste and graffiti, and in compliance with the applicable provisions of the Anaheim Municipal Code. Borrower shall maintain the improvements and landscaping on the Project Site in accordance with the Maintenance Standards (as hereinafter defined). Such Maintenance Standards shall apply to all buildings, signage, lighting, landscaping, irrigation of landscaping, architectural elements identifying the Project Site and any and all other improvements on the Project Site. To accomplish the maintenance, Borrower shall either staff or contract with and hire licensed and qualified personnel to perform the maintenance work, including the provision of labor, equipment, materials, support facilities, and any and all other items necessary to comply with the requirements of this Agreement. Borrower and its maintenance staff, contractors or subcontractors shall comply with the following standards (collectively, “Maintenance Standards”):
(i) The Project Site shall be maintained in conformance and in compliance with reasonable maintenance standards for comparable first quality affordable housing projects, including but not limited to painting and cleaning of all exterior surfaces and other exterior facades comprising all private improvements and public improvements to the curbline. The Project Site shall be maintained in good condition and in accordance with the custom and practice generally applicable to comparable first quality affordable apartment complexes in the County of Orange (the “County”).
(ii) Landscape maintenance shall include, but not be limited to: watering/irrigation; fertilization; mowing; edging; trimming of grass; tree and shrub pruning; trimming and shaping of trees and shrubs to maintain a healthy, natural appearance and safe road conditions and visibility, and irrigation coverage; replacement, as needed, of all plant materials; control of weeds in all planters, shrubs, lawns, ground covers, or other planted areas; and staking for support of trees.
(iii) Clean-up maintenance shall include, but not be limited to: maintenance of all sidewalks, paths and other paved areas in clean and weed-free condition; maintenance of all such areas clear of dirt, mud, trash, debris or other matter which is unsafe or unsightly; removal of all trash, litter and other debris from improvements and landscaping prior to mowing; clearance ...
General Maintenance. The LLC will establish and maintain a Capital Account for each Member. A Member’s Capital Account balance (“Capital Account Balance”) will be:
(1) increased by: (i) the amount of any money the Member contributes to the LLC’s capital, and (ii) the Member’s share of the LLC’s Profits and any separately stated items of income or gain; and
(2) decreased by: (i) the amount of any money the LLC distributes to the Member, and (ii) the Member’s share of the LLC’s Losses and any separately stated items of deduction or loss.

General Maintenance. The Company will establish and maintain a Capital Account for each Member on a monthly basis. A Member's Capital Account Balance will be:
(1) increased by: (i) the amount of any money the Member contributes to the Company's capital (including reinvestment of his, her, or its portion of distribution); and (ii) the Member's share of the Company’s Profits and any separately stated items of income or gain; and
(2) decreased by: (i) the amount of any money the Company distributes to the Member; (ii) the Member's share of the Company’s Losses and any separately stated items of deduction or loss; and (iii) the amount of any withdrawals or redemption made by the Members in accordance with Section 3.3 above.
General Maintenance. The charger requires a minimum of maintenance. Connections and terminals should be kept clean and tight. The charger should be periodically cleaned with clean dry compressed air to prevent any excessive dirt build up on components. Care should be taken not to bump or move any adjustments during cleaning. Make sure that both the AC lines and the battery are disconnected before cleaning. The frequency of this type of maintenance depends on the environment in which this unit is installed. If any cabinet sheet metal panels are removed for cleaning, be certain they are properly reinstalled upon completion.
General Maintenance. To provide the unskilled labor necessary to maintain the farm and its improvements during his tenancy in as good condition as it was at the beginning. Normal wear and depreciation and damage from causes beyond the tenant's control are excepted.
General Maintenance. Maintenance is not solely the Landlord’s responsibility. It is shared between the Landlord and the Tenant(s). Tenant(s) must minimize maintenance problems with proper respect and operation of all systems. Although the Landlord repairs normal wear and tear items, the adage “you broke it you fix it” applies to the Tenant(s) and it applies during tenancy as well as at the end of tenancy. In addition, if a Tenant(s) calls for maintenance for which no such maintenance is needed (false call), Tenant(s) will be charged for the service call. All maintenance requests must be submitted in writing. Any dangerous conditions associated with the Premises must be submitted in writing. Chuckanut Property Management uses State Law as a guideline for prioritizing repairs. Chuckanut Property Management and State Law recognize that several conditions or heavy work schedules may, at times, delay response time. Maintenance items requiring communication with the Landlord may also be delayed. The Landlord makes the final decision regarding routine maintenance, long-term maintenance, and the general condition of the rental unit. Chuckanut Property Management works for the Owner and must abide by the Owner’s decision; however, we do advise Owners of Tenant’s rights on qualified items. Low-priority items or special requests are subject to “last on the list” status. Tenant(s) requests for maintenance or improvements are to be submitted in writing, detailing the requested work and volunteer labor or capital the Tenant(s) is willing to provide. See Lease Agreement for more information regarding Maintenance. Additional Information regarding your Deposit: • All plants are to have containers under them to catch excess water. Any damage resulting from the failure to provide such protection will be charged to the Tenant(s). • All burnt-out light bulbs must be replaced with ones similar to those originally provided. If they are not replaced, your Deposit will be charged the actual cost to replace them for a minimum charge of $5 per bulb. These bulbs must be of similar style and of the same wattage, or replacement costs will apply. This includes both interior and exterior bulbs. • No decals may be placed on appliances, furniture, windows, doors, and so forth. General Maintenance. Until final acceptance and assumption of the Phase II Works by a by-law of the Municipality, as contemplated by section 58, the Subdivider shall maintain or cause to be maintained all of the Phase II Land in a neat and tidy manner and shall carry out or cause to be carried out all weed cutting and maintenance of all of the Phase II Land and shall maintain or cause to be maintained all roads and pedestrian walks within the Phase II Land free from mud, debris, building materials and all other obstructions or waste in accordance with the Municipality’s current property standards by-laws and shall undertake or cause to be undertaken winter maintenance of roads within the Phase II Land to the standards required of the Municipality under the Xxxxxxxxx Xxx, 0000, as well as all other applicable law.
