INTERIOR MAINTENANCE. Lessor Lessee
INTERIOR MAINTENANCE. Except as expressly otherwise provided herein, Tenant will maintain the interior of the Building on the Demised Premises in good order and repair, reasonable and ordinary wear and tear excepted, and all interior repairs and maintenance, including, but not limited to, the HVAC system and utility fixtures, are to be the responsibility of Tenant.
INTERIOR MAINTENANCE. Lessee shall be responsible for the interior maintenance of the premises including maintenance, repair or replacement of entrance door, overhead garage doors, heating, plumbing, electrical, mechanical and air-conditioning fixtures and equipment used by Lessee; the replacement of all glass broken and expendables, and agrees to keep the premises, and surrender the premises upon termination of this Agreement, in as good as a condition as when turned over to it, reasonable wear and tear and damage from the elements excepted. Maintenance of heating, mechanical and air-conditioning fixtures and equipment shall specifically include the reasonable cost of quarterly inspections and repairs performed by an independent mechanical contractor who shall be contracted for by Lessor.
INTERIOR MAINTENANCE. To permit the Landlord and its agents, surveyors and workmen with all necessary appliances to enter upon the said premises at all reasonable times by prior appointment for the purpose whether of viewing the condition thereof or of doing such works and things as may be required for any repairs, alterations or improvements whether of the said premises or of any parts of any building to which the said premises may form a part of or adjoin. INTERIOR MAINTENANCE. Lessee shall be wholly responsible for the interior maintenance and repair of the Premises, including entrance doors, overhead garage doors, heating, plumbing, electrical and mechanical fixtures and equipment (except as such items may be covered by manufacturer warranties), and to keep the Premises in as good of a condition as when turned over to it, reasonable wear and tear and damage by fire and the elements excepted; and will keep the premises in an orderly, clean and sanitary condition; will neither do nor permit to be done therein anything which is in violation of the terms of insurance policies on the building or in violation of the laws or ordinances applicable thereto; will neither commit nor suffer waste on said Premises; and will pay for the replacement of all glass broken and expendables; and is responsible for snow removal from sidewalks and stairways directly adjoining the leased Premises.
INTERIOR MAINTENANCE. Sublessee will keep the interior of the Premises, together with all electrical, plumbing, sprinkler and other mechanical installations, therein in good order and repair at its own expense, provided, however, Sublessor shall be responsible to pay the amount over $750.00 per occurrence for repairs unless the repair was caused by the negligence, act, omission or willful misconduct of the Sublessee or its employees, agents, contractors, servants, licensees, invitees, subtenants, successors or assigns. With respect to any maintenance or repairs for which Sublessor is responsible under this lease, Sublessor shall promptly commence and/or continue necessary maintenance and repairs to the facility upon receipt of written notice of the necessity for such maintenance or repairs. Sublessee will surrender the Premises at the expiration of the term or at such other time as it may vacate in as good condition as when received, excepting depreciation caused by ordinary wear and tear and damage by unavoidable accident or act of God. Sublessee will not overload the electrical wiring serving the Premises or within the Premises, and will install at its own expense, but only after obtaining Sublessor’s written approval, any additional electrical wiring which may be required in connection with Sublessee’s apparatus.

Lessee shall be responsible for the interior maintenance of the premises, including maintenance, repair or replacement of entrance doors, overhead garage doors, heating, plumbing, electrical, mechanical and air-conditioning fixtures and equipment used by Lessee; the replacement of all glass (interior or exterior) broken and agrees to keep the premises, and surrender the premises upon termination of this Agreement, in as good a condition as when turned over to it, reasonable wear, tear and damage from the elements expected. All service charges for repairs and mechanical breakdowns, such as, but not limited to: heating and cooling, light bulbs or ballast’s, plumbing and electrical, that are over and above the cost of routine maintenance contracts that are already paid through Operating Costs, will be billed to and paid directly by Lessee. Lessor warrants for the first 60 days of this Lease Agreement that all heating, mechanical and air-conditioning fixtures and equipment is in working condition. Specific mechanical requirements that Lessee may require that are outside of a typical building standard will be the sole responsibility and cost of the Lessee.
INTERIOR MAINTENANCE. The TENANT :-
8.5.1 shall, at its own cost and expense, keep and maintain the entire interior of the LEASED PREMISES, including paint work, in good order and repair ;
8.5.2 shall, at its own cost and expense, repair and / or replace all fluorescent tubes, ballast's and electric light globes, electrical fittings, locks, keys and other interior fittings in the LEASED PREMISES that may be damaged, destroyed or lost ;
8.5.3 shall do any painting which may be necessary from time to time to the interior of the LEASED PREMISES ;
8.5.4 shall, at the termination of this lease, hand over and deliver the LEASED PREMISES to the LANDLORD in the same good order and condition as they were in when the TENANT first took occupation of the LEASED PREMISES, but without releasing the TENANT from any of its obligations to maintain the LEASED PREMISES in terms of this lease.
