Ordinary Services. The Fund shall pay to the Bank, and the Bank may deduct from the Property, for its services under this Agreement (other than the services referred to in Section XI(c)) compensation based on a schedule of charges to be agreed from time to time.
Ordinary Services. During the Business Hours, Landlord shall provide heating and air-conditioning to the Premises, in the appropriate seasons of the year, as necessary tin Landlord’s judgment) for the normal use and occupancy of the Premises. In addition, Landlord shall provide (a) electricity and water suitable for the use of the Premises in accordance with the provisions of §4.01, (b) automatic elevator service within the Building and (c) janitorial service and trash removal service. All such services shall be an Operating Cost of the Building for which Tenant pays their Percentage above the Base Year as defined in Article III above. “Business Hours” shall mean 7:00 a.m. to 6:00 p.m. Monday through Friday and closed on Saturday, Sunday and Building observed holidays, but Tenant shall have access at all times. Building Hours shall be subject to change by Landlord with sufficient notice of the new Business Hours provided in writing to Tenant, however, in no event shall the Building Hours begin later then 9:00am or end earlier than 5:00pm Monday through Friday and Building observed holidays.
Ordinary Services. 6.1.1. The Landlord shall provide the following services to or for the benefit of the Premises: (a) heating and air-conditioning (during those respective seasons of the year in which they are necessary) for the comfortable use and occupancy of the Premises, electricity and water suitable for the use of the Premises in accordance with the provisions of Section 3, and automatic elevator service within the Building, all between 8 o'clock A.M. and 6 o'clock PM, Monday through Friday (except for legal holidays), of each week during the Term; and
Ordinary Services. Landlord shall furnish the Premises with (a) electricity suitable for general office use, (b) heating and air conditioning for the comfortable use and occupancy of the Premises between 8:00 A.M. and 7:00 P.M., Monday through Friday, and 8:00 A.M. and 1:00 P.M. on Saturday (in each case, except for legal holidays) of each week during the Term, (c) janitorial service, and (d) trash removal from the Premises. Such services shall be furnished at Landlord's expense (subject to the operation and effect of the provisions of Section 2.2). For purposes hereof, "legal holidays" shall mean the days on which the following holidays are observed in the Commonwealth of Virginia: New Year's Day Washington-Lincoln Day Memorial Day Independence Day Labor Day Thanksgiving Day Christmas Day
Ordinary Services. The regularly scheduled hours of operation for the Building shall be 8:00 a.m. to 7:00 p.m., Monday through Friday, and 8:00 a.m. to 1:00 p.m., Saturday (excepting the following holidays: New Year's Day, Washington's Birthday, Memorial Day, Independence Day, Labor Day, Veterans Day, Thanksgiving Day and Christmas Day, and such other holidays as are observed by the federal government). Landlord shall furnish heat or air conditioning as, in Landlord's reasonable judgment, is required for the comfortable use and occupancy of the Premises and in order to maintain the quality and nature of the Building as a first-class office building, provided that Tenant complies with the recommendations of Landlord's engineer fort the use and occupancy of the Premises, to or for the benefit of the Premises during such regularly scheduled hours. Landlord shall furnish reasonably adequate electric current which is sufficient to operate standard office equipment including copy machines, desk top computers and lighting; water; lavatory supplies; automatically operated elevator service; and normal and usual cleaning and janitorial service. Such utilities and services shall be furnished at Landlord's expense subject to the operation and effect of Section 4 above. Landlord and its agents shall not be liable for a failure to furnish or for suspension or delay in furnishing any or all of such utilities or services, whether caused by breakdown, removal from service for maintenance or repair work, strike, riot, civil commotion, or any other cause or reason whatsoever. Any such failure or inability to furnish the utilities or services required hereunder shall not be construed as an eviction, actual or constructive, of Tenant from the Premises and shall not entitle Tenant to terminate this Lease or to an abatement of any rent payable hereunder. Landlord hereby agrees to use commercially reasonable efforts to restore such utilities or services as soon as possible in the event of any failure of the same. Tenant shall have access to the Building (including the parking garage) twenty-four (24) hours per day, seven (7) days per week. At lease one (1) elevator will be available at all times to allow Tenant to reach the Premises and the parking garage.
Ordinary Services. Landlord shall make heating and air-conditioning for the comfortable use and occupancy of the Premises available 24 hours per day, 365 days per year. In addition, Landlord shall make available (a) electricity and water suitable for the use of the Premises in accordance with the provisions of Section 3.01, and (b) automatic elevator service within the Building. Any repairs or replacements necessary for the foregoing services shall be made during business hours unless after-hours work is required in order to minimize disruption to the Tenant's business. Tenant shall have access to the Premises 24 hours a day, 365 days per year.
Ordinary Services. The Landlord shall furnish the Premises with (a) electricity suitable for their intended use for the purposes set forth in the provisions of Section 2, (b) heating and air conditioning for the comfortable use and occupancy of the Premises between 8:00 o'clock a.m. and 6:00 o'clock p.m. Monday through Friday and 8:00 o'clock a.m. and 1:00 o'clock p.m. on Saturday (except for legal holidays) of each week during the Term.

Ordinary Services. During the hours of 8:00 a.m. to 6:00 p.m. Monday through Friday and 8:00 a.m. to 1:00 p.m. on Saturdays (except federal holidays), Landlord shall provide heating and air-conditioning to the Premises, in the appropriate seasons of the year, for the comfortable use and occupancy of the Premises. In addition, Landlord shall provide (a) electricity and water suitable for the use of the Premises in accordance with the provisions of §3.01, (b) automatic elevator service within the Building, and (c) janitorial service and trash removal service. All such services shall be an Operating Expense of the Building for which Tenant pays a proportionate share as described in §2.03 above. Notwithstanding anything to the contrary in this Lease, Landlord shall at all times determine the actual supplier of all utilities, and the manner in which such utilities are supplied, to the Building and Property.
Ordinary Services. Landlord shall provide, or cause to be provided, as an Operating Cost of the Property, the following services to or for the benefit of the Premises:
6.1.1. heating and air-conditioning (during those respective seasons of the year in which they are necessary) for the comfortable use and occupancy of the Premises, between 8:00 o’clock a.m. and 6:00 o’clock p.m., Monday through Friday, and between 9:00 o’clock a.m. and 12:30 o’clock p.m. on Saturday (in each case except for legal holidays, which are New Year’s Day, Memorial Day, Fourth of July, Labor Day, Thanksgiving Day and Christmas Day) (“Normal Business Hours”); provided that the cost of maintaining any HVAC equipment installed for the exclusive benefit of the Premises shall be borne by Tenant;
6.1.2. electricity and water suitable for the use of the Premises in accordance with the provisions of Section 3; provided that Landlord shall be entitled (a) to cause such utilities to be separately metered; (b) to require that electricity and water furnished to Tenant through such separate meters be provided under separate billing accounts in Tenant’s name with the utility company furnishing the same (which Tenant shall cause to be opened in its name); (c) to require that Tenant pay any and all service charges or other amounts charged by such utility company for the same, directly to such company (in which such event Tenant shall defend, indemnify and hold harmless Landlord against and from any and all liability, claim, liability or expense arising out of the furnishing of such service to the Premises by such utility company); and (d) to require that any separate meters or submeters necessary in connection with the foregoing be installed at Tenant’s sole cost and expense; and in such an event, an appropriate adjustment will be made to the Tenant’s Operating Cost Expense Stop;
6.1.3. nightly trash removal and nightly cleaning of the Premises Monday through Friday except legal holidays, substantially in accordance with the services described on Exhibit “F” – Building and Premises Cleaning Specifications;
6.1.4. general maintenance of all common areas of the Building and Property, including removal of trash, snow and ice therefrom, repair of all Building systems and equipment and replacement of fluorescent light bulbs in building standard fixtures (but not bulbs in other types of fixtures) located in the Premises; and
