PHASING OF IMPROVEMENTS. The Xxxxxxx Ridge Subdivision proposes to phase infrastructure improvements in seven phases. In correlation with MCA76-3-617(4) the Subdivider must notify the governing body 30 days prior to the commencement of each phase. • Phase 1 of Xxxxxxx Ridge Subdivision will include Lots 1 and 2. There will be no improvements associated with this phase. Phase 1 will commence immediately. • Phase 2 of Xxxxxxx Ridge Subdivision will include Lots 30-40. This phase includes complete construction of Sunstone Road, complete construction of Golden Ridge Lane, and partial construction of North Horizon Ridge Road and South Horizon Ridge Road. Temporary turnarounds will be provided at the unfinished ends of North Horizon Ridge Road and South Horizon Ridge Road during the development of this phase. Stop signs will be installed at the intersections between Horizon Ridge Circle and Xxxxxxx Road. A 30,000-gallon dry hydrant will be installed along Sunstone Avenue during this phase as shown on the plat. Phase 2 will commence no later than June 1, 2025. • Phase 3 of Xxxxxxx Ridge Subdivision will include Lots 3-8 and Lot 44 and Lot 45. This phase includes complete construction of Windrush Court, partial construction of Bluffstone Road and partial construction of North Horizon Ridge Road. Temporary turnarounds will be provided where necessary to allow safe emergency vehicle access during the development of this phase. Phase 3 will commence no later than June 1, 2027. • Phase 4 of Xxxxxxx Ridge Subdivision will include Lots 41-43, Lots 46-48, and Lots 28-
PHASING OF IMPROVEMENTS. Pioneer Landing Subdivision is proposed in three phases, which are expected to be complete by the end of October each year for three consecutive years (Phase 1: 2022, Phase 2: 2023, and Phase 3: 2024). Phase 1 will include improvements for Lots 1A – 61, Phase 2 will include improvements for Lots 62 – 80, and Phase 3 will include improvements for Lots 81 – 112. PHASING OF IMPROVEMENTS. Phasing of the Subdivision is proposed. The improvements made during each phase, and the anticipated schedule of each phase, are as follows: Phase I - Xxxx 0, 0, xxx 0 xx Xxxxx 1, and Xxx 0, Xxxxx 0 (2021) • Roadway, curb and gutter, water main, fire hydrants, gravity sanitary sewer, and low-pressure force main shall be constructed to the northern extents of the Subdivision and to the eastern boundary of Xxx 0, Xxxxx 0. • The Subdivision Collection and Storage System, minus inlets within portions of Subdivision roadway not being constructed, shall be constructed during Phase 1. Phase II – Xxxx 0 & 0 xx Xxxxx 0, xxx Xxx 0 xx Xxxxx 2 (2025) • Roadway, curb and gutter, water main, fire hydrants, and low-pressure force main shall be constructed to the eastern boundary of Xxx 0, Xxxxx 0. Xxxxx XXX – Xxxx 0 & 0 xx Xxxxx 0, xxx Xxx 0 xx Xxxxx 2 (2029) • Roadway, curb and gutter, water main, and fire hydrants, shall be constructed along Supercub Way and Xxxx Way to its access point and approach onto State Highway 3. • Low-pressure force main shall be constructed to the extents necessary to provide service to Xxx 0 xx Xxxxx 0.
PHASING OF IMPROVEMENTS. The proposed 22 lot subdivision is planned as a three phased development as shown on the attached Phasing Plan (exhibit E) and will be built as follows: Phase I will consist of 13 lots which includes lots 1, 2, 3, 11, 12, 13, 14, 15, 16, 17, 18, 19 and 20. Portions of Labrador Drive, Beretta Drive and Retreat Drive will be built to service these 13 lots. In addition the dry hydrant and water tank will be installed with Phase I construction. Construction is scheduled to commence during the fall o f 2012, run through the summer of 2013 and be completed during the summer months of 2013. Phase I will be secured by an irrevocable letter of credit prior to final plat. A declaration of Restrictions on Transfers (see exhibit C) will be filed with Yellowstone County prior to final plat. No home construction will commence prior to completion of all improvements. Phase II will consist of 4 additional lots which includes lots 4, 5, 21and 22. Additional portions of Labrador Drive, Beretta Drive and the westerly portion of Retreat Drive will be built as part of the phase II improvements. Phase II will commence upon the sale of at least 50% of the Phase I lots and will be secured with an irrevocable letter of credit prior to final plat. A declaration of Restrictions on Transfers (see exhibit B) will be filed with Yellowstone County prior to final plat. Phase III will consist of 5 additional lots which includes lots 6, 7, 8, 9 and 10. The final portion of Labrador Drive will be built as part of the phase III improvements. Phase III will commence upon the sale of at least 50% of the Phase I lots and will be secured with an irrevocable letter of credit prior to final plat. A declaration of Restrictions on Transfers (see exhibit C) will be filed with Yellowstone County prior to final plat.
