PROJECT CONSTRUCTION COST. 7.1 Project Construction Cost shall be based upon one of the following sources with precedence in the order listed: 7.1.1 Lowest acceptable bona fide Contractor's proposal received for any or all portions of the project. 7.1.2 Detailed Estimate of Project Construction Cost if authorized by the OWNER. 7.1.3 The CONSULTANT's latest Estimate of Probable Project Construction Cost based on current area, volume or other unit costs. 7.2 When labor, material or service-connected equipment is furnished by the OWNER, the Project Construction Cost shall include costs therefore at current market cost.

PROJECT CONSTRUCTION COST. “Project Construction Cost” shall mean the estimate of total construction costs to the District for the projects described in Article 3, as initially submitted by the Architect pursuant to this Agreement and accepted by the District, as subsequently revised by changes to the Project Construction Cost under Article 5 of this Agreement, and as subsequently revised at the time the District enters a construction contract to equal the construction contract amount.
PROJECT CONSTRUCTION COST. “Project Construction Cost” shall mean the estimate of total construction costs to the District as initially submitted by the Architect under this Agreement and accepted by the District, and as subsequently revised in these ways: (a) Revised by changes to the Project Construction Cost under Article 5 of this Agreement; (b) revised at the time the District enters a construction contract, to equal the construction contract amount, (c) increased by the dollar amounts of all approved additive contract change order items, with the exception of (i) items resulting from Wrongful Acts or Omissions on the part of the Architect, including but not limited to those items covered by Section 5.7.19.2, below, (ii) payments to Architect or consultants for costs of inspections, surveys, tests and sites and landscaping not included in the Project, and (iii) items where Architect and District agreed to compensate the Architect for its services on an hourly basis, pursuant to Section 5.7.19.1, below; and (d) decreased by the dollar amounts of all approved deductive contract change order items.
PROJECT CONSTRUCTION COST a. The Project Construction Cost shall be the cost to the County of all elements of the Project designed or specified by the Consultant. Such cost shall include a mutually agreed upon contingency for market conditions at the time of bidding and for changes in the work during construction. Such cost shall not include the compensation of the Consultant or fees related to such project and/or construction management services which may be contracted for by the county, nor does it include the costs of land, rights-of-way, permits, financing, or other costs that are the responsibility of the County. b. However, since it is understood that the Consultant has no control over the cost of labor, materials or equipment, or over the contractor(s) methods of determining prices, or over competitive bidding or market conditions, his estimates of the Project Construction Costs are to be made on the basis of his experience and qualifications and represent his best judgment as a design professional familiar with the construction industry. The Consultant however cannot and does not guarantee that proposals, bids or actual Project Construction Costs will not vary from cost estimates prepared by him. e. If, at any stage, the Consultant’s Estimated Project Construction Cost indicates a projected cost is in excess of the Project Construction Cost, the Consultant shall notify the Commissioner of such excess in writing and obtain the Commissioner’s written approval before proceeding with the project. i. At any time during the course of the project, the County may revise the Project Construction Cost stipulated in Exhibit “D” by mutual agreement with the Consultant. ii. Should the County elect not to receive proposals or bids within six months of the receipt of the completed approved contract documents, the stipulated Project Construction Cost will not be binding upon the Consultant. The County may consent to an adjustment requested by the Consultant commensurate with any change in the general level of prices in the construction industry between the date on which the documents were appr...
PROJECT CONSTRUCTION COST. (i) Revise the Project Construction Cost for each Project. Along with the conditions previously identified herein and identified in the Agreement, A-E shall update and refine the 50% Construction Documents Phase revisions to the Project Construction Cost. (ii) At this stage of the design, the Project Construction Cost shall not include any design contingencies in excess of the cost estimates. (iii) The final Project Construction Cost shall be consistent with the Construction Budget in the Service Order.
PROJECT CONSTRUCTION COST a. A-E shall have responsibility to further develop, review, and reconcile the Project Construction Cost within the parameters of the Construction Budget established for the Project. The Construction Budget is stated in the Service Order. The estimates forming the basis of the Project Construction Cost are to be based on the developed functional Architectural programs as approved by the Owner. The following conditions apply to the Project Construction Cost prepared by the A-E: (i) All cost estimates are to be based on current bid prices, with escalation rate and duration clearly identified on a separate line item. The escalation rate line item shall incorporate all escalation adjustments based on an industry-standard cost index, to the mid-point of construction. Projected bid and construction dates are to be as approved by the Owner. (ii) Format shall be in a building systems format (e.g., foundations, substructure, structural system, exterior wall enclosure, window systems, etc.), and summarized by the Construction Specification Institute (CSI) categories, unless otherwise directed by Owner. (iii) Contingencies for design, bidding, and construction are to be included as individual line items, with the percentage and base of calculation clearly identified. (iv) The A-E shall include all information and estimates from the Owner and/or the Construction Manager that are intended to be part of the Construction Cost Budget. (v) The Project Construction Cost shall be submitted as part of the estimates required under Article 2.D. The A-E shall submit its proposed Project Construction Cost to the Owner and the Construction Manager, if any, for review, comment, requests for further development or reconciliation to the Construction Budget, and approval. (vi) Mechanical, electrical, low voltage, civil, landscape and estimating consultant(s) shall participate in the progress meetings as appropriate and shall provide input and feedback into the development and revisions of the Construction Cost Budget. b. The Project Construction Cost must not exceed the Owner’s Construction Budget for the Project. The accuracy of the Project Construction Cost shall be the responsibility of the A-E.

Along with the conditions previously identified herein and identified in the Agreement, the following conditions apply to the revised Project Construction Cost: a. Schematic Estimates: This estimate consists of unit cost applied to the major items and quantities of work. The unit cost shall reflect the complete direct current cost of work. Complete cost includes labor, material, waste allowance, sales tax and subcontractor's xxxx-up. (i) General conditions shall be applied separately. This estimate shall be prepared by specification section and summarized by the CSI categories. b. The estimate shall separate each Project's building cost from site and utilities cost. A-E shall submit to the Owner the cost estimating format for prior review and approval. c. The revised Project Construction Cost may include design contingencies of no more than ten percent (10%) in the cost estimates.

PROJECT CONSTRUCTION COST. 5.1. Project Construction Cost as herein referred to means the total cost to the TFC of the work shown in the Drawings and/or specified in the Specifications, corrected to include all accepted alternates and authorized changes executed during the construction period, for the Project described in this Agreement, except that, unless specifically agreed to in writing as an addendum to this Agreement, the Project Construction Cost shall not exceed by more than 10% the amount stated in paragraph 1.2 hereof. Project Construction Cost shall not include any A & E's or Special Consultant's fees. Project Construction Cost shall not include the costs of furniture or equipment not included in the construction contract. An estimate of the Project Construction Cost prepared in detailed form by an experienced estimator shall be furnished by the A & E during the Design Development and Construction Documents phases. If these estimates, at any stage, substantially exceed the order-of-magnitude estimate stated in paragraph 1.2, TFC shall revise the Program, scope or quality, or combination of these, and the A & E shall revise the Construction Documents as may be necessary to bring the cost within the allocated funds.
