TENANT'S COMPLIANCE WITH LAW. 15.1 Except as otherwise provided in this Lease, Tenant shall, at Tenant's sole cost and expense, fully, diligently and in a timely manner, comply in all respects with all "Applicable Law," which term is used in this Lease to include all laws, rules, regulations, ordinances, and directives or any state, federal or local governmental authority relating in any manner to the Premises. Tenant shall, within five (5) days after receipt of Landlord's written request, provide Landlord with copies of all documents and information, including, but not limited to, permits, registrations, manifests, applications, reports and certificates, evidencing Tenant's compliance with any Applicable Law specified by Landlord, and shall immediately upon receipt, notify Landlord in writing (with copies of any documents involved) of any threatened or actual claim, notice, citation, warning, complaint or report pertaining to or involving failure by Tenant or the Premises to comply with any Applicable Law.
15.2 Notwithstanding Section 15.1, Tenant shall have the right to contest the validity or applicability to Tenant or to the Premises of any Applicable Law, provided (i) the same is done at Tenant's sole cost and expense, (ii) non-compliance with such Applicable Law will not subject the Premises or any part thereof to sale or other liability by reason of such non-compliance, (iii) such contest shall not subject Landlord to the risk of any criminal or civil liability, (iv) Tenant shall provide security in form and amount reasonably requested by Landlord, taking into account the factors listed in subclauses (i), (ii) and (iii) above, and (v) Tenant complies with such Applicable Law promptly after the conclusion of such contest, if determined adversely to Tenant.
TENANT'S COMPLIANCE WITH LAW. Tenant shall at all times during the Term comply with any and all laws, ordinances, rules or regulations of any governmental authority having jurisdiction over the Leased Property, including the making of any structural changes on or to the Leased Property in order to comply with any such law, regulation, requirement, or order.
TENANT'S COMPLIANCE WITH LAW. Except as otherwise provided in this Lease, Tenant shall, at Tenant's sole cost and expense, fully, diligently and in a timely manner, comply with all "APPLICABLE LAW," which term is used in this Lease to include all laws, rules, regulations, ordinances, directives, covenants, easements and restrictions of records, permits, the requirements of any applicable fire insurance underwriter or rating bureau, and the recommendations of Landlord's engineers and/or consultants, relating in any manner to the Premises (including but not limited to matters pertaining to (i) industrial hygiene, (ii) environmental conditions on, in, under or about the Premises, including soil and groundwater conditions, and (iii) the use, generation, manufacture. production, installation, maintenance, removal, transportation, storage, spill or release of any Hazardous Substance or storage tank), now in effect or which may hereafter come into effect, and whether or not reflecting a change in policy from any previously existing policy. TENANT'S COMPLIANCE WITH LAW. Tenant shall, at Tenant’s sole cost and expense, fully, diligently, and in a timely manner, comply with all Applicable Law, which in this Lease shall mean all laws, regulations, ordinances, directives, covenants, easements, and restrictions of record, permits, the requirements of any fire insurance underwriter or rating bureau and the recommendations of Landlord’s engineers and/or consultants, relating in any manner to the Leased Premises, now in effect or which may hereafter come into effect, and whether or not reflecting a change in policy from any previously existing policy. Tenant shall, within five (5) days of Landlord’s written request, provide Landlord with copies of all documents and information evidencing Tenant’s compliance with Applicable Law specified by Landlord, and shall immediately upon receipt, notify Landlord in writing (with copies of any documents involved) of any threatened or actual claim, notice, citation, warning, complaint or report pertaining to or involving and failure by Tenant or the Leased Premises to comply with any Applicable Law.
TENANT'S COMPLIANCE WITH LAW. Tenant will, at Tenant's expense, comply with any and all Laws pertaining to the use and occupancy of the Premises. In the furtherance of, and not in limitation of, Tenant's obligations under the foregoing sentence throughout the Term, Tenant will do or cause to be done all things necessary to preserve and keep in full force and effect permits required for the conduct of its business and operations from the Commencement Date until the end of the Term. In addition, Tenant will comply with the terms of all easements, covenants and conditions affecting the use and occupancy of the Premises, including any reciprocal parking and driveway agreements relating to adjacent parking.
TENANT'S COMPLIANCE WITH LAW. Tenant shall at its sole cost and expense promptly comply with all laws, ordinances, rules, regulations or requirements now or hereinafter enforced and with the requirements of any board of fire underwriters or similar bodies now or hereinafter constituted relating to or affecting the condition, use or occupancy of the premises, excluding structural changes not related to Tenant's particular use or affected by Tenant's improvements or acts. The judgment of any court of competent jurisdiction or the admission of Tenant in any action against Tenant, whether Landlord be a party thereto or not, that Tenant has violated any such law, ordinance, rule, regulation or requirement, shall be conclusive of that fact as between Landlord and Tenant.
TENANT'S COMPLIANCE WITH LAW. Except as otherwise provided in this Lease, Tenant shall, at Tenant’s sole cost and expense, fully, diligently and in a timely manner, comply with all Applicable Laws, which term is used in this Lease to include all laws, rules, regulations, ordinances, directives, covenants, easements and restrictions of record, permits as may be applicable to or govern the Premises, and the requirements of any applicable fire insurance underwriter or rating bureau.
TENANT'S COMPLIANCE WITH LAW. Tenant shall procure at its sole expense any permits and licenses required for the transaction of business in the Premises and shall otherwise comply with all applicable federal, state, county and municipal laws, ordinances and governmental regulations.
TENANT'S COMPLIANCE WITH LAW. Anything in this Lease to the contrary notwithstanding, in the event of a change in an applicable law that requires Tenant to make any alterations, repairs or restorations to the Property, and the costs and expenses with regard to such alterations, maintenance or restoration are in excess of Seventy-five Thousand Dollars ($75,000) and if the nature of the required alterations, repairs or restorations is such that Tenant cannot use twenty-five percent (25%) or more of the Premises for their intended purpose, and Landlord is unwilling to make such alterations, repairs or restorations, then Tenant shall have the right to terminate this Lease on sixty (60) days written notice to Landlord. If the nature of the alterations, repairs or restorations is such that less than twenty-five percent (25%) of the Premises is not usable, and Landlord is unwilling to make such alterations, repairs or restorations, Tenant shall not have the right to terminate the Lease, but rent shall be equitably abated effective as of the date of such limited use to take into account the loss of the unusable portion of the Premises.
TENANT'S COMPLIANCE WITH LAW. Tenant covenants throughout the Lease Term, at Tenant’s sole cost and expense (except as otherwise provided herein), to comply with all laws, ordinances, orders, rules, regulations and requirements of all federal, state and municipal governments which are applicable to the Premises or the use or manner of use of the Premises, and the orders, rules and regulations of the Board of Fire Underwriters where the Premises are situated, or any other body now or hereafter constituted exercising similar functions, which are applicable to the Premises or the use or manner of use of the Premises. Tenant will likewise observe and comply with the reasonable requirements of all policies of public liability, fire and all other policies of insurance at any time in force with respect to the Building and other improvements on the Premises and the equipment thereon.
