Access and Maintenance. The Multiplex Licensee may conduct, or engage or contract third parties to conduct, maintenance on the Multiplex Transmission Service in accordance with the terms of the Operational Manual.

Access and Maintenance. 6.1 The Lessee shall at all times (including during construction and maintenance of the Base Station) and if so required by the Lessor ensure that the entrance to the Property is locked.
6.2 The Lessor shall at all times allow the Lessee and its employees, agents, contractors and other representatives access to the Base Station Site for purposes of performing maintenance and/or repairs.
6.3 The Lessor acknowledges that system failure and or emergency work may necessitate work to be conducted on the Base Station Site (in addition to the normal maintenance required) requiring 24 (twenty four) hours / 7 (seven) days a week access by the Lessee to the Base Station Site. The Lessor shall not deny the Lessee and / or its representatives access to the Base Station at any time should it require such access.

The Tenant agrees with the Landlord that in the event that the Tenant’s business is of such a nature as to require it to remain open other than the normal business hours of the Building (and if requested by Tenant) or to necessitate additional security measures or maintenance work or Tenant-requested Common Area HVAC operation exceeding that normally required in the operation of the Building, then the Tenant shall pay to the Landlord, as Additional Rent, any such additional charges arising out of the additional security measures, maintenance work or Common Area HVAC operation within thirty (30) days of receipt of an invoice from the Landlord for such charges. The Tenant acknowledges the Building’s standard hours of operation are Monday to Friday from 6:00 am to 9:00 pm and Saturday from 6:00 am to 1:00 pm (excluding statutory holidays).
