Early Access Period except that Sublessee shall not be obligated to pay during the Early Access Period (i) Basic Rent, (ii) Real Estate Taxes, (iii) insurance maintained by Landlord pursuant to the Master Lease, (iv) utilities or (v) the cost of maintaining the landscape areas within the Building Common Area. Without limiting the generality of the foregoing, Sublessee shall be responsible for repairing, at its cost, any damage to the Building or the Building Common Area arising out of or resulting from Sublessee's performance of any Alterations (as defined in the Master Lease) and/or installation of equipment, furniture or other personal property during the Early Access Period. Sublessee's early access shall also be conditioned upon Sublessee's not being in default hereunder and the Parties having received the prior written consent of Landlord to this Sublease. Any Alterations performed by Sublessee during the Early Access Period shall be performed in accordance with the terms of this Sublease (including, without limitation, the need to obtain the prior written consent of Sublessor and Landlord thereto). Sublessee agrees to deliver its plans and specifications for any Alterations to be performed by or on behalf of Sublessee during the Early Access Period simultaneously to Landlord and to Sublessor. Sublessor's consent to such Alterations shall not be unreasonably withheld and shall be given or denied within three (3) business days after Sublessor's receipt of Landlord's written consent to such Alterations. Without limiting the generality of the foregoing, the Parties agree that it shall be reasonable for Sublessor to withhold its consent to any Alterations (i) which have not been approved by Landlord, or (ii) which have been approved by Landlord, but which Landlord has notified Sublessor (and/or Sublessee), at the time of Landlord's approval of such Alterations, will be required to be removed from the Sublet Space upon the expiration or earlier termination of the Master Lease.

Early Access Period. For purposes of this Agreement, the term “Early Access Period” means the period from the Effective Date until the earlier of: (a) 5:00 p.m. (est) on the date that is forty- five (45) days thereafter (subject to reasonable extensions if agreed to by XXXXX in writing), or (b) the date the parties execute a PSA whereby the terms of the PSA shall thereafter determine the duration of JDRC’s Access Investigation (as defined below) rights.
Early Access Period. Notwithstanding Section 4.01, Tenant shall be permitted early access to the Premises and License Area commencing on execution of the Lease by Landlord and Tenant and continuing through the Commencement Date (“Early Access Period”) for the purpose moving in and setting up fixtures and furnishings therein and otherwise undertaking such tasks as are necessary to ready the Premises for Tenant’s Permitted Use, provided that during the Early Access Period, Tenant shall not be permitted too undertake boat rentals until the Fuel Shed is installed by Landlord. Tenant shall be permitted to undertake other uses within the Permitted Use during the Early Access Period when the Wharf is open, which opening and closing of the Wharf shall be solely determined by City. Landlord anticipates closing the Wharf for extended periods of time during the Early Access Period. Effective as of the first day of the Early Access Period, Tenant shall comply with all provisions of the Lease, except that Tenant shall not be required to commence paying Base Rent until the Rent Commencement Date.
Early Access Period. During the Early Access Period for each phase of the Premises, all of the terms of this Lease shall apply to Tenant’s early access; provided, however, that Tenant shall not be required to pay Base Rent or Tenant’s Share of Expenses and Taxes. During the Early Access Period, Landlord and Tenant shall reasonably cooperate so that Landlord may perform repairs in order to comply with Landlord’s Representation and any remaining punch list items, and Tenant may perform improvements, install furniture, equipment or other personal property or to conduct business operations therein. Landlord may withdraw such permission to enter the applicable portion of the Premises prior to the applicable Commencement Date at any time that Landlord reasonably determines that such entry by Tenant is causing a dangerous situation for Landlord, Tenant or their respective contractors or employees.
Early Access Period. After the Data deposition steps are complete, data will be released to the Portal. This denotes the start of the Early Access Period. This 6-month time period will be divided into 2 phases. The first 3 months will be the “Beta release” window where data are available on the portal to all users. At this point, project sanctioned QC and analyses have been performed, but the data are NOT considered final or fully integrated on the Portal. The goal of the “Beta release” time period is to allow users to review the data, to perform additional QC and analyses (ideally in a ‘crowd-sourced’ manner), and to finalize and integrate the dataset. At the end of the first 3 months, the data will move to the “Alpha release” state, where data are considered final and fully integrated. During this 6-month period, all analyses, results, and publications proposed are subject to theFort Lauderdale Principles” articulated for the sharing of genomic data (xxxxx://xxx.xxxxxx.xxx/pages/research/wellcomereport0303.pdf).
Early Access Period. Subject (i) Tenant’s payment of the Security Deposit and first month’s Gross Rent, and (ii) Tenant providing certificates of insurance evidencing the coverage required under Paragraph 9 below, Landlord shall allow Tenant early access to the Premises prior to the Commencement Date upon mutual execution of the Lease (the “Early Access Period”) for moving in furniture and equipment, setting up its operations and performing the Electrical Work. The Early Access Period shall be at least 30 days. If the Commencement Date in the Summary of Basic Lease Terms is fewer then 30 days after Landlord delivers early access to Tenant under this Paragraph 2.1, then the Commencement Date shall be delayed to be the date that is 30 days after Landlord delivers such access; provided, however, that in no event shall the Commencement Date be delayed beyond January 15, 2021 to accommodate a 30-day Early Access Period. Tenant shall not be permitted to use the Premises for its normal business operations during the Early Access Period. All terms and conditions of the Lease shall apply during the Early Access Period except that Tenant shall not be obligated to pay Gross Rent but shall pay for any utilities used.
Early Access Period. Following the date by which Master Landlord provides its written consent to this Sublease (the “Consent Date”), Sublandlord shall deliver possession of the Subleased Premises to Subtenant and grants Subtenant the right to access the Subleased Premises for all purposes permitted under this Sublease, including the conduct of Subtenant’s business. The sixty (60)-day period commencing upon the date that Sublandlord delivers possession of the Subleased Premises to Subtenant (the “Early Access Delivery Date”) and ending on the date immediately preceding the Commencement Date shall be referred to herein as the “Early Access Period”. Notwithstanding the foregoing, Sublandlord shall not be required to deliver possession of the Subleased Premises prior to the date that Sublandlord receives the Letter of Credit (defined in Paragraph 5.A below) and the insurance certificates evidencing the insurance required under Paragraph 17 of this Sublease. If the Early Access Delivery Date is delayed beyond the Consent Date as a result of a delay in Subtenant’s delivery of the Letter of Credit or such insurance certificates, then the Early Access Delivery Date shall be deemed to be Consent Date. The Early Access Period shall be subject to all of the terms of the Sublease except the obligation to pay Base Rent, Expenses or Taxes.

Early Access Period. The Tenant shall be given a free early access period for the south portion of the warehouse area (demised by block wall, and outlined in the Schedules that follow, with the Landlord temporarily closing off the opening between the two portions of the unit) from July 1st to July 15th, 2000 for the purposes of installing their packaging equipment and other required equipment. The Tenant shall not pay any Net Rent, TMI or utilities during this period, but shall ensure that insurance is in effect. It is understood that Landlord's work shall be continuing during this period.
Early Access Period. Sublessee shall have access to the Sublease Premises during the period beginning twenty-one (21) days prior to the Commencement Date (the "Early Access Period") for the purpose of installing Sublessee's voice/data cabling and systems, furniture and equipment; provided, that such access does not contribute to Tenant Delays (as defined in Article III.B of the Main) so as to cause a delay in the date of Substantial Completion (as defined in Article III.A of the Main Lease). Sublessor and Sublessee agree to work together in good faith to schedule Sublessee's work in the Sublease Premises during the Early Access Period so as to minimize interference with the timely completion of Landlord Work. Sublessee shall not conduct any business in the Sublease Premises during the Early Access Period. During the Early Access Period, Sublessee shall be subject to all of the terms and conditions of this Sublease, except that no Base Rent or Additional Rent shall be due or payable.
Early Access Period. As an accommodation to Tenant, Landlord hereby grants to Tenant and its contractors a license to early access the Premises during normal business hours for properly coordinated construction with the general contractors construction of the Space Plan (e.g. cabling, low voltage wiring, card readers, etc.), and for a period of ten (10) days prior to the Commencement Date (collectively, the “Early Access Period”) during normal Business Hours in order for Tenant to deliver and install (at Tenant’s sole cost and expense) low voltage wiring and Tenant’s equipment, furniture or other personal property (collectively, “Tenant’s Equipment”), provided such access does not impede Landlord’s ability to complete the Tenant Improvements. Landlord assumes no liability for Tenant’s Equipment located at the Leased Premises during the Early Access Period. In the event that Tenant’s Equipment is damaged during the Early Access Period, then Tenant shall indemnify and hold Landlord harmless from and against any such damage to Tenant’s Equipment. Except for Tenant’s obligation to pay Rent, Tenant shall strictly abide by all of the terms and conditions of this Lease during the Early Access Period, including without limitation, the insurance requirements set forth in Paragraph 8 of this Lease.
