Inspection Exclusions. The following are services and/or procedures that ARE NOT INCLUDED as part of the inspection:
Inspection Exclusions. Documentation in the personnel file relating to the investigation of a possible criminal offense, medical records which contain a physician's admonition that the employee not see such records, and information or letters of reference shall be specifically excluded from such inspection and review.
Inspection Exclusions. The Company IS NOT REQUIRED TO DETERMINE: conditions of systems or components that are not readily accessible; remaining life expectancy of any system or component; strength, adequacy, effectiveness, or efficiency of any system or component; the causes of any condition or deficiency; methods, materials, or costs of corrections; future conditions, including but not limited to failure of systems and components; the suitability of the property for any specialized use; compliance with regulatory requirements (codes, regulations, laws, ordinances, etc.); market value of the property or its marketability; the advisability of purchase of the property; the presence of potentially hazardous plants or animals, including, but not limited to, wood destroying organisms or insects or diseases harmful to humans including molds or mold-like substances; the presence of any environmental hazards including, but not limited to, toxins, carcinogens, noise, and contaminants in the soil, water, or air; the effectiveness of any system installed or method utilized to control or remove suspected hazardous substances; operating costs of systems or components; acoustical properties of any system or component; or soil conditions relating to geotechnical or hydrologic specialties. The Company IS NOT REQUIRED TO OFFER OR PERFORM: any act or service contrary to law; engineering services; or any trade or any professional service other than home inspection. The Company IS NOT REQUIRED TO OPERATE: any system or component that is shut down or otherwise inoperable; any system or component that does not respond to normal operating controls; or shut-off valves or manual stop valves. The Company IS NOT REQUIRED TO ENTER: any area that will, in the opinion of the inspector, likely be dangerous to the inspector or other persons or damage the property or its systems or components; under-floor crawl spaces or attics that are not readily accessible; any area where an unsafe or unsanitary condition exists; any area where in which inadequate clearance exists to allow the inspector safe entry or traversing; or any area where the potential exists to cause damage to insulation, ductwork, other components or stored items. Inspection Exclusions. The inspection excludes defects such as cracking, leaking, surface discolorations, or landslides resulting from hidden defects, including but not limited to, water leaks, land subsidence, or other geological problems. The inspection also excludes merely cosmetic features, including but not limited to, paint, wall coverings, carpeting, floorings, paneling, lawn, and shrubs. The Inspector is not required to determine property boundary lines or encroachments.

Such environmental concerns and hazards include, but are not limited to: asbestos; lead; urea formaldehyde; mould; mildew; fungus; odours; noise; toxic or flammable chemicals; water or air quality; PCBs or other toxins; electromagnetic fields; underground storage tanks; proximity to toxic waste sites or sites being monitored by any state or Government agency; carbon monoxide; or any other environmental or health hazards; (14) determine the effectiveness of any system installed or method utilized to control or remove suspected hazardous substances; (15) operate any system or component which is shut down or otherwise inoperable; (16) operate any system or component which does not respond to normal operating controls; (17) operate shut-off valves; (18) determine whether water supply and waste disposal systems are public or private; (19) insert any tool, probe or testing device inside electrical panels; (20) dismantle any electrical device or control other than to remove the covers of main and sub panels; (21) walk on unfloored sections of attics; or (22) light pilot fla...

Inspection Exclusions. Client understands and agrees that damage to hidden drains, leakage and/or blockages caused by negligence, vegetation, freezing or any other non-visible condition are not the responsibility of Company. Changes in soil conditions, usage and routine cleanout are not the responsibility of Company. The Client acknowledges that this inspection is not an environmental survey and is not intended to detect, identify, disclose or report on the presence of any actual or potential environmental concerns or hazards in the air, water, soil or building materials. Such environmental concerns and hazards include, but are not limited to: asbestos, radon, lead, urea formaldehyde, mold, mildew, fungus, odors, noise, toxic or flammable chemicals, water or air quality, PCBs or other toxins, electromagnetic fields, underground storage tanks, proximity to toxic waste sites, carbon monoxide, or any other environmental or health hazards, unless otherwise agreed to and an additional fee paid. The Company cannot estimate the age of the private sewerage system, therefore, the Company cannot provide information about the remaining life expectancy of the system. The Company also cannot ascertain the impact the system may have on the ground water.
Inspection Exclusions. The Company IS NOT REQUIRED TO: inspect any item that is concealed or not readily accessible to the inspector; move furniture, personal or stored items, equipment, plants, soil, snow, ice or debris; inspect items that have not been installed; inspect installed decorative items; lift floor coverings or move attached wall or ceiling coverings or panels; inspect recreational facilities; determine the presence or absence of any suspected hazardous substance including, but not limited to, latent surface and/or subsurface volatile organic compounds, PCBs, asbestos, urea formaldehyde insulation, toxins, carcinogens, diseases, mold, hazardous plants, illicit drugs or drug making equipment, lead paint, noise or contaminants in soil, water or air, or any other environmental hazard; use special instruments or testing devices; report on past or present violations of codes, ordinances or regulations; inspect any multi-unit housing common component or system; enter any building or area of a building that, in the opinion of the inspector, is dangerous to the safety of the inspector or others or that will result in damage to the Subject Property, its systems or components; perform a technically exhaustive inspection or to identify concealed conditions, latent defects or consequential damages.
