Maintenance and Repairs by Xxxxxx. Tenant shall keep neat and clean and free of insects, rodents, vermin and other pests and in good repair, order and condition the Premises, including without limitation the entire interior of the Premises, all electronic, phone and data cabling and related equipment that is installed by or for the exclusive benefit of the Tenant (whether located in the Premises or other portions of the Building), all fixtures, equipment and lighting therein, electrical equipment wiring, doors, non-structural walls, and floor coverings, reasonable wear and tear and damage by Casualty excepted. Tenant shall be solely responsible, at Tenant’s sole cost and expense, for the proper maintenance of all building systems, life-safety, sanitary, electrical, heating, air conditioning, plumbing, security or other systems and of all equipment and appliances to the extent exclusively serving the Premises. Tenant agrees to provide regular maintenance by contract with a reputable qualified service contractor for the heating and air conditioning equipment servicing the Premises. Such maintenance contract and contractor shall be subject to Landlord’s reasonable approval. Tenant, at Xxxxxxxx’s request, shall at reasonable intervals provide Landlord with copies of such contracts and maintenance and repair records and/or reports.
Maintenance and Repairs by Xxxxxx. Tenant shall keep the Premises (including all electronic, phone and data cabling and related equipment serving the Premises), fixtures, lighting, electrical equipment and wiring, non-structural walls, interior windows, floor coverings, doors and door frames and plate glass (provided that Landlord shall have the right to repair plate glass at Tenant’s cost) neat and clean and free of insects, rodents, vermin and other pests and, subject to Section 9.7 above, Trash, and in such good repair, order and condition as the same are in on the Commencement Date or in such better condition as the Premises may be put in during the Term, reasonable wear and tear and damage by insured Casualty excepted. Tenant shall be solely responsible, at Tenant’s sole cost and expense, for the proper maintenance and repair of all building systems, sanitary, electrical, heating, air conditioning, plumbing, security or other systems and of all equipment and appliances, including the HVAC air distribution systems (excluding only the Base Building Systems, as hereinafter defined), provided that Landlord shall have the right to repair the same at Tenant’s cost. Lessee shall promptly reimburse Lessor for the cost of repairing or replacing non-building standard items and the cost of repairing or replacing damage which is caused inside Lessee's office space by Lessee, Lessee's agents, employees, family, or licensees, invitees, visitors, or customers or outside Lessee's office space by Lessee or Lessee's employee's, agents, or contractors. Lessor may require advance payment therefor prior to repair or replacement. Lessor shall have right of approval for all repairmen or maintenance personnel. Lessee shall not damage or allow other persons listed above to damage any portion of the leased premises. Lessee shall pay for replacement of all non-building standard light bulbs and for unstopping any drains or water closets in Lessee's office space. If Lessee or Xxxxxx's workmen or contractors are permitted to repair, alter, or modify Lessee's office space, Lessee shall warrant that no mechanic or materialmen's lien shall be filed against the leases premises and that all such contractors shall provide evidence of liability insurance as required by Lessor. All such work shall be in accordance with applicable governmental requirements.
Maintenance and Repairs by Xxxxxx. Lessee shall, during the term of this Lease and any extension thereof, at Xxxxxx's sole expense, keep the interior of the Leased Premises in as good order and repair as it is at the time of the commencement of this Lease, reasonable wear and tear excepted. Lessee shall maintain in good working order and make ordinary, non-capital repairs to all plumbing, air-conditioning, toilet facilities and other equipment and fixtures within the Leased Premises necessary during the ordinary course of normal usage. If any such repairs become necessary because of the failure of Lessee to maintain in good working order such items, the cost of all repairs of whatever nature to said items shall be borne by Xxxxxx. If any such repairs become necessary because of the failure of Lessor to provide sufficient heat or other such cause, the cost of such repairs shall be borne by Lessor. Lessee shall maintain the Leased Premises and keep the Leased Premises in a clean and sanitary condition, free of rubbish or other obstructions. The City, during the term of this Lease and any extension thereof, shall keep the structural supports, exterior walls, and roof of the building in good order and repair.
Maintenance and Repairs by Xxxxxx. Lessee shall promptly reimburse Lessor for the cost of repairing or replacing non-building standard items inside Lessee's office space and the cost of repairing or replacing damage which is caused inside Xxxxxx's office space by Lessee, Lessee's agents, employees, family, or licensees, invitees, visitors, or customers or outside Lessee's office space by Lessee or Lessee's employee's, agents, or contractors; provided however, that before any such repairs or replacements are made by Lessor, Lessor shall first give Lessee written notice of the necessity for any such repairs or replacements and allow Lessee thirty (30) days from such notice for the Lessee to make such repairs and replacements. Lessor shall have the right of approval of all repairmen or maintenance personnel, which approval shall not be unreasonable withheld. Lessee shall not damage or allow other persons listed above to damage any portion of the Leased Premises. Lessee shall pay for replacement of all non-building standard light bulbs and for unstopping any drains or water closets in Lessee's office. If Lessee or Xxxxxx's workmen or contractors are permitted to repair, alter, or modify Lessee's office space, Lessee shall warrant that no mechanic or materialman's lien shall be filed against the Leased Premises and that all such contractors shall provide evidence of liability insurance as required by Lessor. All such work shall be in accordance with applicable governmental requirements. In the event a mechanics or materialman's lien is filed, Xxxxxx agrees to obtain a release of such lien within ten (10) days after Xxxxxx receives notice of the filing of the same or to provide a bond within such ten (10) day period indemnifying Lessor and the building against such lien in accordance with the applicable provisions of Chapter 53 of Subchapter H, Texas Property Code. Xxxxxx's failure to remove any such mechanics or materialman's liens within such ten (10) day period will constitute an event of default hereunder notwithstanding any provisions for notice or opportunity to cure contained in this lease to the contrary.
Maintenance and Repairs by Xxxxxx. Tenant shall keep all and singular the Premises neat and clean and free of insects, rodents, vermin and other pests and in such good repair, order and condition as the same are in on the Term Commencement Date or in such better condition as the Premises may be put in during the Term, reasonable wear and tear and damage by fire or by other casualty excepted. Tenant shall be solely responsible, at Tenant's sole cost and expense, (a) for the proper maintenance of all equipment and appliances operated by Tenant, and (b) subject to Landlord's obligations set forth in Section 7.2 below, repairs and maintenance of any heating, ventilating and air conditioning equipment or security equipment installed by Tenant and/or exclusively serving the Premises. Tenant shall make, as and when needed as a result of misuse by, or neglect or improper conduct of any of the Tenant Parties or otherwise, all repairs in and about the Premises necessary to preserve them in such good repair, order and condition, which repairs shall be in quality and class equal to the original work.

Lessor shall have right of approval of all repairmen or maintenance personnel. Lessee shall not damage or allow other persons listed above to damage any portion of the leased premises, ordinary wear and tear excepted. Lessee shall pay for replacement of all non-building standard light bulbs and for unstopping any drains or water closets in Lessee’s office space. Maintenance and Repairs by Xxxxxx. Lessor shall repair and/or replace, as needed, the following items as a building expense under paragraph 32.1, so long as they are building standard items: light bulbs, ballasts, and fixtures, plumbing; hardware; appliances; doors; and wall and window coverings. Lessor shall use diligence to provide for the reasonable cleaning, maintenance, repair, reconnection of interrupted utilities or services, and landscaping of common areas, subject to any reimbursement obligations of Lessee under paragraph 8.
Maintenance and Repairs by Xxxxxx. Without limiting the foregoing, Xxxxxx agrees that it shall maintain in the same repair, order, and condition as on the Term Commencement Date (reasonable wear and tear and damage by Casualty excepted) any equipment which is the responsibility for Tenant to maintain as set forth in this Lease.
