Plan Check. Review building and development plans for conformance with the California Building, Electrical, Plumbing and Mechanical Codes (the “Codes”), the California Energy Standards, City ordinances and other requirements as set by City Departments, as well as arranging for reviews by other responsible agencies, as appropriate. Types of proposed plan check work may include new construction (residential and commercial), remodel, additions, green building, ADA, California Accessibility Specialist Program (“CASP”), Leadership in Energy and Environmental Design (“LEED”), onsite wastewater treatment systems (“OWTS”) and public nuisance abatement. Consultant must be able to perform electronic plan review. Unless there are exceptional circumstances, Consultant will be asked to complete their first plan check of residential construction within ten (10) calendar days of receipt of the submittal and subsequent plan checks within five (5) calendar days of receipt of the re-submittal. Consultant shall provide all plan check comments in typed format for all initial and subsequent plan reviews. Plan review letter comments shall be specific, detailed, complete, and reference plan sheet numbers and code sections where applicable.

Plan Check. Upon Landlord's and Tenant's approval of the Permit Drawings, Tenant shall submit a final version thereof to the City for necessary plan checks and approvals. Any and all plan check corrections shall be made by Tenant.
Plan Check. Upon Lessor's approval of the Final Plans, the Space Planner shall submit the Final Plans to the applicable department of Xxxxxx City (the "City") for necessary plan checks and approvals as required by applicable law. The Space Planner shall provide Lessor with reasonable advance notice of all its meetings with City personnel, so as to provide Lessor reasonable opportunity to have a representative accompany the Space Planner to such meetings, as Lessor may desire, for purposes of allowing Lessor input on matters affecting the Industrial Center. Plan Check. 1.5.1 Within five (5) days following Landlord’s approval of the Permit Drawings, Tenant shall submit the Permit Drawings to the Building Services Division of the City of Oakland (“BSD”) for necessary plan checks and approvals. Any and all plan check corrections shall be made by Tenant. Tenant shall use all reasonable efforts and incur all costs reasonably necessary to expedite BSD approval of the Permit Drawings. Until Tenant obtains BSD approval of the Permit Drawings, Tenant shall provide to Landlord, in form and substance reasonably satisfactory to Landlord, bi-monthly reports on the first and fifteenth day of each month detailing the status of Tenant’s efforts to obtain BSD approval. Tenant’s failure to diligently pursue BSD approval of the Permit Drawings and/or Tenant’s failure to deliver any such bi-monthly report shall constitute a Default without notice or opportunity to cure.

Plan Check. As soon as possible after the execution of the Lease, the Tenant Improvement Plans shall be submitted to the County of Madera by Landlord’s architect for plan checking and the issuance of a building permit. Landlord, with Tenant’s cooperation, shall cause any changes necessary to obtain the building permit to be made to the Tenant Improvement Plans.
