Annual assessments shall include, and the Association shall acquire and pay for out of the funds derived from annual assessments, the following;
Purpose of Annual Assessments. The annual assessments levied by the --------- ----------------------------- Association shall be used exclusively for the operation, maintenance, and repair of the Common Property and the areas covered by the Common Use and Access Easement, including, but not limited to, (i) the payment of any taxes and insurance on the Common Property (ii) the costs of landscaping, sign and fence maintenance and repair; (iii) the payment of utility bills on common facilities (including water for sprinkler systems); (iv) the maintenance, repair, and replacement of the common elements located at the entrances of [*], of dedicated streets and medians (including traffic signs and signals) not accepted by the Virginia Department of Transportation ("VDOT"), or those not dedicated to a governmental authority, and of the flood plain areas, drainage facilities, and retention ponds serving [*]; (v) for the cost of labor, equipment, materials, management and supervision of all of the foregoing; and (vi) organizational and operational expenses of the Association relating to the foregoing. The regular annual assessment will be adjusted according to increases in costs (including taxes, insurance and utility bills) and competitive bids submitted by qualified management and maintenance companies approved by the Association.
