Renter Obligations. You agree to:
i. Take reasonable care of the property and ensure that the property and all equipment are left clean. The xxxxxx agrees to reimburse the owner for any extra cleaning costs required. Where applicable, the owners reserve the right to deduct any extra cleaning costs from any security deposit paid or recharge the costs to the xxxxxx.
ii. Pay for any losses or damages to the property.
iii. Not to smoke, or allow others to smoke inside the property.
iv. Pay for any optional extras at the rate stated on the website.
v. NOT exceed the total number of persons in the property as stated in the details, or share the property, or part with possession of the property, unless previously agreed with owner.
vi. To dispose of household waste in accordance with our waste disposal requirements. These are explained in the property directory which you will find on arrival.
vii. Grant the Owners and/or their Agents the right to access the property at any time during occupancy after reasonable notice has been given.
Renter Obligations. You agree to:

The Xxxxxx agrees to reimburse the owner for any extra cleaning, tidying or moving costs required. Where applicable, the owner reserves the right to deduct any such extra costs from any security deposit paid or recharge the costs to the Xxxxxx.
ii. Pay for any losses or damages to the property. Please note that the paying of the security deposit does not limit the Xxxxxx’x liability for loss or damage to the property. You will be expected to pay the full amount of loss or repair.
iii. Not to smoke, or allow others to smoke inside the property.
iv. Pay for any optional extras at the rate stated on the website.
v. NOT exceed the total number of persons in the property as stated in the details, or share the property, or part with possession of the property, unless previously agreed in writing by the owner.
vi. To dispose of household waste in accordance with our waste disposal requirements. These are explained in the property directory which will be sent to you prior to arrival.
vii. Grant the owner and/or his Agents the right to access the property at any time during occupancy after reasonable notice has been given or without notice in an emergency.
Renter Obligations. 6.1 General Obligations At all times, the Renter:
(a) Must use the Equipment with due care and skill and only for the purposes and within the capacity for which the equipment was designed, in compliance with the Radiation Management Plan and the manufacturer’s guidelines;
(b) Must ensure that all users of the Equipment are Licenced Operators within the state or territory of use, suitably trained in its safe and proper use and qualified to use the Equipment;
(c) Accepts full responsibility and liability for the safe keeping of the Equipment and indemnifies PSS for any loss, theft of or damage to the Equipment however caused;
(d) Must ensure that no person other than a Licenced Operator uses the Equipment;
(e) Must ensure that the Equipment is stored safely and securely and is protected from theft, seizure, or damage;
(f) Must comply in all respects with all applicable laws, regulations, requirements, and rules reasonably necessary for the safe and lawful operation of the Equipment, including the obtaining of any required permits or authorisations required for the use of the Equipment;
(g) Must not in any way part with possession of the whole or part of the Equipment, nor sell, assign, mortgage, pledge, sub-Rent, lend, grant a security interest in or otherwise deal with the whole or part of the Equipment, and if this is a Rent to Buy Agreement, prior to title to the Equipment passing to the Renter in accordance with clause 3;
(h) Must inform PSS immediately if the Equipment or any part thereof is stolen, lost, destroyed, or damaged;
(i) Must not remove or cover up any plates or other marks that PSS may affix or cause to be affixed to the Equipment to indicate that the Equipment is the property of PSS;
(j) Must if this is a Rental Agreement return to PSS at the conclusion of the Rental Period the Equipment together with all accessories, paperwork and other items provided to the Renter in the case. Any accessories, paperwork or other items not returned will be charged to the Renter; and
(k) Must ensure that the Equipment is kept clean, and in good working order for the duration of this Agreement. Where the Equipment is returned in a dirty condition, a cleaning fee will be charged to the Renter.

Renter Obligations. The renter agrees that he or she is responsible for compliance with the provisions of this Rental Agreement which includes the Facility Rental Policies and Procedures which are part of the Rental Agreement. The renter named-above is responsible for the provisions of this Agreement and is not authorized by the City of Starbuck to sublease the Community Center to any other person(s) or entity.

b) The Renter shall not interfere in any way with the rights of Shorty's or any other renters on the Premises.
c) The Renter shall not perform any illegal acts or carry on any trade, business or occupation on the Premises.
d) The Renter shall not endanger persons or property on the Premises.
e) The Renter shall not make any repairs, alterations, replacements or improvements to any part of the Unit or Premises without exception. Damage caused by the Renter will be repaired by a third party contractor at Shorty's sole and absolute discretion. Any such repairs will be to the cost of the Renter and charged against the Renter as Other Charges.
f) The Renter shall at all times during the term of this Rental Agreement, at its sale cost, keep and maintain in a clean and tidy manner, free and clear of debris, rubbish or other items, and in good order the whole of the Unit and surrounding area which is reasonably used by the Renter for the storage of the Property or gaining access to the Unit. Failure of the Renter to maintain its Unit in accordance herewith will entitle Shorty's to remove any debris, rubbish or other items upon seven (7) day's written notice and to charge the Renter $100 per removal event, plus all disposal or other costs incurred, all of which shall be included as Other Charges hereunder.
g) The Renter shall at all times utilize the Unit(s) set out in Attachment “A” during the term of this Rental Agreement. Upon failure by the Renter to utilize the correct Unit(s), Shorty’s will be entitled to charge the Renter a $100 administration fee, plus any other costs incurred in relocating the unit, including lost revenue, all of which shall be included as Other Charges hereunder.
h) The Renter shall at the expiration or early termination of the Rental Agreement, deliver vacant possession of the Unit to Shorty's in a clean and tidy condition and the Renter shall immediately return to Shorty's all keys and/or swipe cards to the Premises.
i) The Renter shall not keep, use or store in or upon the Unit or the Premises any firearms, explosives, toxic chemicals, illegal items or any article which may be prohibited by any fire insurance policy in force from time to time covering the Premises. Renter Obligations a. RENTER AGREES TO WORK EXCLUSIVELY with Broker and not with any other Broker.
b. RENTER AGREES that, to the fullest extent allowable under Nevada law, that Broker shall be deemed to be procuring cause for any and all successful real estate transactions which arise from or originate during the term of this agreement.
