Streets. Section 4.1. Tenant agrees to require employees, and to direct customers and other persons visiting Tenant, to park in the parking area provided in the Parking and Accommodation Areas and to allow Landlord to post the streets for no parking.
Streets. The Developer agrees to dedicate and improve and/or construct, at no cost to the Town, all public and/or private streets, including but not limited to: curbs, gutters, and sidewalks, located within or required by this Project to comply with Town Regulations in accordance with the Final Project Documents.
a. In some circumstances, the Town may require the payment of an in-lieu of construction fee as an alternate to the construction of the required improvements by the Developer. The amount of any in-lieu construction fee will be one hundred and twenty-five percent (125%) of the estimated construction cost of the improvements, as determined by the Town in its sole and absolute discretion.
b. The Developer shall furnish and install base asphalt and a final wearing surface asphalt course on all streets, public and private, in accordance with the Town Regulations and the Final Project Documents. The Developer shall make all necessary adjustments to manholes, valve boxes, and other appurtenances as required to meet finished surface grade and to repair any areas designated by the Town, as required prior to the installation of the final surface asphalt.
c. The Developer agrees to install permanent street signposts and markers at all street intersections in the Project and to install traffic control devices, signage, and striping relative to and as required for the Project. All traffic control devices, signage, and striping shall be installed as per the latest edition of the Manual on Uniform Traffic Control Devices (MUTCD) and approved by the Town Engineer.
d. The Developer agrees to pay the cost of all engineering, inspection, and laboratory costs incurred by the Developer incidental to the construction of street(s) to be constructed or improved pursuant to this Agreement, including, but not limited to: material and density testing, and, if the Town Planner or his or her designee deems it necessary, to have additional work of such nature performed as directed without cost to the Town.
Streets. The City’s Transportation and Public Works Department will maintain the public streets and streetlights over which the City has jurisdiction. The City will provide regulatory signage services in accordance with the City policies and procedures and applicable laws.

3. Street extensions shall be laid out to promote efficient vehicular circulation.
4. All rights-of-way shall be extended to property lines to avoid landlocking adjacent parcels, unless otherwise approved through the platting process.
5. Maximum permitted road grade is 15%.
6. Adequate transverse slope must be provided for surface water drainage.
7. Maximum dead end street length is 300 feet.

The Subdivider agrees to dedicate to the County the road allowances included in the Plan as public highways, and to name such road allowances such street names to the satisfaction of the County, and the Subdivider agrees to accept the designation by the County of municipal civic addressing numbers for the lots on the Plan. Streets. All streets, curbs, gutters, sidewalks and streetlights constructed by Developer may be inspected by the City at any time and shall be inspected by the City during and immediately following application of the initial and final surface course of paving.
Streets. To "Seller's Knowledge" (as hereinafter defined), there are no existing, proposed, or contemplated plans to widen, modify, or realign any street or highway which affects the size of, use of, or set-backs on the Property.
Streets. 7.3.1. Streets, sidewalks, walkways and trails shall generally conform to the locations and alignments illustrated on Schedule E and be built in accordance with the road cross- sections within Schedule F unless otherwise approved by the Town Engineer.
7.3.2. The Developer shall be permitted to vary the Municipal Requirements to enable development of rights-of-way based on the cross-sections shown in Schedule F. The Town Engineer may permit variation of both the Municipal Requirements and cross- sections shown in Schedule F of this agreement.
7.3.3. Unless otherwise agreed to by the Developer and Development Officer in consultation with the Town Engineer, the developer shall be responsible for installing sewer and water lines, and base asphalt of the noted width at their expense; and the Town shall be responsible to install curb, sidewalks, multi-use path, top lift asphalt, street/traffic signs at their expense.
7.3.4. Provided that the Town Engineer and the Development Officer agree, the developer may construct and install curb, sidewalks, multi-use path, and top lift asphalt, and be reimbursed by the Town for the cost of construction.
7.3.5. Further to section 7.3.3, the road design may be revised to implement a ditched drainage system in lieu of curb and gutter provided that pedestrian connectivity is maintained, and the Developer, Town Engineer, and Development Officer agree.
7.3.6. Where any private driveway is proposed to service more than one building, a note shall be placed on the subdivision plan indicating that the Town does not own or maintain the private driveway.
Streets i. All streets shall be built to the street standards outlined in Section 18.62 for the Planned Community Mixed-Use (PCMU) Zone as proposed in the Master Plan (Exhibit B).
ii. All public streets shall be constructed and dedicated to the City.
iii. All alley ways and private streets shall be owned and maintained by an HOA.
