Streetscape Improvements. Redeveloper shall, at its cost and expense, restore the sidewalk along the north and east faces of the building to the same or substantially similar condition, at a minimum, as existed prior to commencement of construction of the New Building and replace any trees or landscaping damaged during construction of the New Building. To the extent that Redeveloper adds to the existing features in the right-of-way, including but not limited to additional landscaping areas, bioswales, and relocation of curbs (“Redeveloper Streetscape Improvements”) consistent with the Streetscape Plan included in Exhibit C, such Redeveloper Streetscape Improvements shall be constructed through the City’s Executive Order Construction process. In addition, Redeveloper agrees that it is a precondition of being reimbursed for the Redeveloper Streetscape Improvements from TIF Bond Proceeds that the contractor(s) for the Redeveloper Streetscape Improvements be selected through a public bidding process conducted by the City’s Purchasing Division. Redeveloper may be reimbursed for the cost of such improvements from the TIF Bond Proceeds as described below. In addition to the Redeveloper Streetscape Improvements, the City shall design and construct improvements to the streetscape, including but not limited to sidewalks, landscaping areas, benches, and other features for the benefit of the public throughout the Project Area including the west side of 00xx Xxxxxx between the alley and M Street and the north side of M Street between S. 13th Street and S. 14th Street (“City Streetscape Improvements”). The City’s obligation to design and construct said The City Streetscape Improvements is limited to the amount of work that can be accomplished with a total budget of Four Hundred Thousand and No/100 Dollars ($400,000.00) to be funded from the TIF Bond Proceeds described below.

Streetscape Improvements. The DDA agrees to meet the following responsibilities concerning streetscape improvements within the boundaries of the DDA.
Streetscape Improvements. The Company covenants and agrees to cause to be 184 performed the Construction and completion of the Streetscape Improvements as described 185 herein. In consideration for the Minimum Private Investment by the Company and the 186 completion of the Streetscape Improvements by the Company, the City shall pay the Company 187 the Guaranteed Maximum Streetscape Price pursuant to the terms of this Agreement, as payment 188 for the costs of the Construction and completion of Streetscape Improvements. 189
Streetscape Improvements. Overall conceptual plans and drawings (“Streetscape Drawings”) for Streetscape Improvements on the public streets which directly front the Project Site shall be prepared by the Redeveloper. The Streetscape Improvements shall include but not be limited to decorative hardscape, landscaping, and other streetscape features and amenities. The Streetscape Drawings shall be submitted to the City’s Urban Development Department for review and submittal of a recommendation to the Mayor. Upon receipt of the Urban Development Department’s recommendation, the Mayor shall approve or reject the Streetscape Drawings within fourteen (14) days after receipt. Upon approval of the Streetscape Drawings, the Redeveloper shall prepare or cause to be prepared final Streetscape Construction Documents in accordance with City Design Standards and Standard Specifications which shall be submitted to the Mayor for review and approval as provided above. The Streetscape Improvements shall be competitively bid through the City’s Purchasing Division or by the Redeveloper pursuant to the Redeveloper Bidding Procedures attached hereto as Exhibit E.
Streetscape Improvements. All costs for streetscape improvements that are shown on the approved Site Plan are the responsibility of Redeveloper. This includes landscaping, lighting, public furniture and all other on-site Improvements located between the curb and the Improvements.
Streetscape Improvements. (1) The Developer shall design and construct the Streetscape Improvements as described more particularly on Exhibit E or similar improvements, all such improvements to be approved by the City Plan Commission in connection with the Site Plan Review of the 000 Xxxxxxx Xxxxxx Parcel.
Streetscape Improvements. The sidewalk improvements will include granite curbs, cast concrete or stone sidewalk pavers, street lighting, and street trees. With regard to street trees, Developer agrees to protect or replace the two (2) existing street trees at the Property and plant a third street tree following construction of the Project.

Streetscape Improvements. 7.1 Broadway node reconstruction circa 2004:
Streetscape Improvements. The Streetscape Improvements may include but shall not be limited to sidewalks, landscaping, bus stop bench improvements along 48th Street, and other streetscape features and amenities. The Streetscape Improvements are intended to be cohesive with and substantially similar to the streetscape improvements located on the block to the south of the Redevelopment Project Area (Parcel ID No. 17-17-451-001-000). The location and design of bus stop related improvements, if any, shall be approved by LTU and/or StarTran prior to installation.
Streetscape Improvements. Developer must design and construct all of the streetscape improvements described in the Streetscape Plan relative to Block 5, including improvements to Xxxxxx, Main and Xxxxx Streets and the creation of a portion of Natoma Street. Developer agrees to pay all costs associated with the design and construction of the streetscape improvements with no reduction to the Purchase Price. Upon completion of the Project, OCII agrees, after acceptance of those improvements by the City, OCII will reimburse, subject to appropriation and approval by the City and OCII’s governing bodies, Developer for the actual cost of the design and construction of the streetscape improvements up to $2,500,000, which acceptance and reimbursement will not be unreasonably delayed. While the Natoma Street extension will remain under TJPA ownership, the cost of maintaining the roadway will be the responsibility of Developer. Any costs incurred to complete the streetscape improvements as provided under the Streetscape Plan in excess of $2,500,000 shall be the sole responsibility of the Developer.
