Tenant’s Parking Privileges. During the Term of this Lease, Landlord shall lease to Tenant (at no additional cost to Tenant), and Tenant shall lease from Landlord, the number of parking privileges specified in Section 1.16 of the Summary hereof for use by Tenant’s employees in the common parking areas for the Building within the Project, as designated by Landlord from time to time. Landlord shall at all times have the right to establish and modify the nature and extent of the parking areas for the Building and Project (including whether such areas shall be surface, underground and/or other structures) as long as Tenant is provided the number of parking privileges designated in Section 1.16 of the Summary. In addition, Landlord may, in its sole discretion, assign any unreserved and unassigned parking privileges, and/or make all or a portion of such privileges reserved.
Tenant’s Parking Privileges. During the Term of this Lease, Landlord shall lease to Tenant, and Tenant shall lease from Landlord, the number of parking privileges specified in Section 1.10 of the Summary hereof for use by Tenant's employees in the common parking areas for the Building within the Project, as designated by Landlord from time to time. Landlord shall at all times have the right to establish and modify the nature and extent of the parking areas for the Building and Project (including whether such areas shall be surface, underground and/or other structures) as long as Tenant is provided the number of parking privileges designated in Section 1.10
Tenant’s Parking Privileges. During the Term of this Lease, Landlord shall make available to Tenant the number of parking privileges specified in Section 1.16 of the Summary hereof (i.e., the greater of 260 spaces or the number of parking spaces located at the Site) for use by Tenant's employees and visitors in the common parking areas for the Building, as designated by Landlord from time to time; provided, however, if the City's parking code requires more than 260 spaces (based upon the use of the Premises as contemplated on the Approved Space Plans attached as Schedule 1 to Exhibit "C" but not any additional parking requirements based upon changes to the Approved Space Plans or Tenant's use of the Premises that is not consistent with the uses contemplated on the Approved Space Plans), and the City requires additional parking spaces as a condition to the issuance of a building permit, certificate of occupancy or other permit necessary to allow Tenant's use or occupancy of the Premises, Landlord shall make available to Tenant the additional spaces so required by the City in excess of the 260 spaces (the "Additional Required Parking Spaces") on a portion of the parking area on the adjacent site on which the building commonly known as 0000 Xxxxxxxx Xxxx is located (the "Adjacent Site") designated by Landlord. Tenant acknowledges and agrees that the Additional Required Parking Spaces shall be provided on the Adjacent Site, which is currently owned by an affiliate of Landlord, on an unreserved basis, in common with the other tenants of the Adjacent Site and that Landlord may, in its sole discretion, reserve parking on the Adjacent Site for the other tenants of the Adjacent Site without providing Tenant with any such reserved parking rights, provided that the available parking shall be in reasonable proximity to the Premises and shall satisfy City requirements. If and only if Landlord's affiliate sells the Adjacent Site to an unrelated third-party, Tenant's rights with regard to the Additional Required Parking Spaces on the Adjacent Site shall be evidenced by a recorded Easement Agreement (the "Parking Easement") for the benefit of the Tenant, which shall be recorded in the Official Records of Orange County, California prior to or concurrently with the closing of such third-party sale. Further, if and only if Landlord's affiliate sells the Adjacent Site to an unrelated third-party, Landlord shall, subject to the approval by the City, cause the removal of the provision in the 1986 Restricti...
Tenant’s Parking Privileges. Tenant shall have the right to rent one (1) stall per five thousand (5,000) RSF leased within the Building’s parking facility. Tenant may enter into a direct contract with the Building’s parking facility operator for additional spaces, if available.
Tenant’s Parking Privileges. Landlord hereby leases to Tenant, and Tenant hereby leases from Landlord, at no additional rent to Tenant, the number of parking privileges specified in the Summary hereof for use by Tenant’s employees and visitors, inclusive of a prorata share of handicapped parking spaces, in the common parking areas for the Building within the Project shown on Exhibit “A”. Subject to the Required Conditions, Landlord shall at all times have the right to establish and modify the nature and extent of the parking areas for the Building and Project. Landlord may assign any unreserved and unassigned parking privileges, and/or make all or a portion of such privileges reserved except for a de minimis number of spaces immediately appurtenant to any Other Building. Consistent with the foregoing, Tenant shall have the right to designate up to [ten (10)] parking spaces immediately appurtenant to the Building as reserved parking for Tenant’s visitors.
Tenant’s Parking Privileges. During the Term of this Lease, Landlord shall lease to Tenant, and Tenant shall lease from Landlord, the number of parking privileges specified in Subparagraph 1.20 hereof for use by Tenant's employees in the common parking areas of the Building, as designated by Landlord from time to time. Landlord shall at all times have the right to establish and modify the nature and extent of the parking areas for the Building (including whether such areas shall be surface, underground and/or other structures) as long as Tenant is provided the number of parking privileges designated in Subparagraph 1.20. In addition, Landlord may, in its sole discretion, assign any unreserved and unassigned parking privileges, and/or make all or a portion of such privileges reserved/unreserved.
Tenant’s Parking Privileges. During the Term of this Lease, Landlord hereby leases to Tenant, and Tenant hereby leases from Landlord, the number of parking privileges specified in Section 1.16 of the Summary hereof for use by Tenant's employees, business invitees or guests in the Parking Structure. In no event, however, shall the foregoing be construed to permit Tenant to provide parking for the general public in any manner whatsoever.
Tenant’s Parking Privileges. During the Term of this Lease, Landlord shall lease to Tenant, and Tenant shall lease from Landlord, the number of parking spaces specified in Section 1.16 of the Summary hereof based on the parking pass ratio set forth therein for use by Tenant's employees in the common parking areas for the Building within the Project, as designated by Landlord from time to time. In addition to the parking spaces specified in Section 1.16 of the Summary, Tenant shall be entitled, on a non-exclusive basis and in common with other tenants of the Project, to twelve (12) visitor parking spaces within the Project, the exact location of which is set forth on Exhibit "A." Landlord shall at all times have the right to establish and modify the nature and extent of the parking areas for the Building and Project (including whether such areas shall be surface, underground and/or other structures) as long as Tenant is provided the number of parking spaces designated in Section 1.16 of the Summary. In addition, Landlord may, in its sole discretion, assign any unreserved and unassigned parking spaces, and/or make all or a portion of such spaces reserved so long as Tenant is provided the number of parking spaces in Section 1.16 of the Summary.
Tenant’s Parking Privileges. During the Term of this Lease, Tenant and Tenant’s employees, suppliers, shippers, customers, contractors and invitees, shall have the nonexclusive right with others designated by Landlord to use 68 unreserved parking spaces in the parking lot immediately adjacent to the Building. Landlord shall at all times have the right to establish and modify the nature and extent of the parking areas for the Building and Project as long as Tenant is provided the number of parking privileges designated in Section 1.11 of the Summary. In addition, Landlord may, in its sole discretion, assign any unreserved and unassigned parking privileges and/or make all or a portion of such privileges reserved as long as Tenant is provided the number of parking privileges designated in Section 1.11 of the Summary.
Tenant’s Parking Privileges. During the Term of this Lease, Tenant will be entitled to use without charge (other than Tenant's Percentage of Operating Expenses attributable to parking) the number of parking spaces specified in Section 1.16 of the Summary hereof for use by Tenant's employees, customers, invitees, licensees, contractors and agents in the common parking areas for the Building within the Project. Landlord shall at all times have the right to establish and modify the nature and extent of the parking areas forth a Building and Project (including whether such areas shall be surface, underground and/or other structures) as long as Tenant is provided without charge the number of parking spaces designated in Section 1.16 of the Summary and provided if Landlord shall ever elect to assign parking spaces to any tenants of the building, Tenant shall receive a ratable allocation of assigned parking spaces as well on such terms and conditions upon which such parking may be provided, provided in all events all of Tenant's parking spaces shall be provided to Tenant without charge other than the payment by Tenant of Tenant's Percentage of Operating Expenses attributable to parking.
