TERM AND USE. A. The Primary Term (herein so called) of this Lease shall begin on the date (the "Commencement Date") July 1, 1997 and shall expire on June 30, 2007. For purposes of this Lease, a "Lease Month" shall be defined as those successive calendar month periods beginning with the Commencement Date and continuing through the Primary Term or any Renewal Term of this Lease; provided, however, if the Commencement Date is a day other than the first day of a calendar month, then the first Lease Month shall include that period of time from the Commencement Date up to the first day of the next calendar month, and each subsequent Lease Month shall be a calendar month period beginning on the first day of such month. The Primary Term and any Renewal Terms (hereinafter defined) are sometimes collectively referred to herein as the "Term."
B. Provided Tenant is not in default of any material term, condition or covenant contained in this Lease and no event has occurred which with the notice or the passage of time would constitute a default under any material term, condition or covenant contained in this Lease at the time of exercise of an option to renew the Primary Term beyond any period for curing same, Tenant shall have the option of renewing this Lease for two (2) additional terms of five (5) years each (hereinafter, collectively referred to as "Renewal Terms," or individually as "Renewal Term"). Each Renewal Term will be on the same terms and conditions as provided herein except for the Base Rent which shall be as shown on "Exhibit D" attached hereto and made a part hereof. Notice of the exercise of such options shall be given by Tenant to Landlord in writing not later than one hundred and eighty days prior to expiration of the Primary Term or the previous Renewal Term.
C. The Demised Premises may be used for the operation of an equipment rental business and any other lawful purpose provided that Landlord consents, which consent shall not be unreasonably withheld, conditioned or delayed.
TERM AND USE. Subject to the provisions contained herein, the Lessee shall have and hold the said leased Premises for an uninterrupted term of seven (7) months from October 1, 2022 up to and including April 30, 2023 and then to be fully complete and ended.

Payment for this term is $20,100.00, paid in twelve installments of $1,675.00 The tenant(s) may, up until January 15, 2025, give written notice to terminate the tenancy as of Aug 27th, 2025. Payment for this term is $20,100.00, paid in twelve installments of $1,675.00 Repairs needed for appliances such as refrigerator, stove and washer/dryer shall be the responsibility of the Landlord unless they are needed as a result of use other than normal wear and tear. Landlord shall provide the following chattels inside the unit: Fridge, Stove, Microwave, A/C. Tenant(s) agrees to pay total monthly rent NOT including $1675.00/month Hydro, Water/Sewer, Gas, Water Heater Rental, Cable television, Internet, Parking, Laundry, Furniture Tenant(s) agrees to further pay separate charge, as permitted by s.123 of the Residential Tenancies Act, for $50.00/month additional Hydro, Water/Sewer, Gas, Water Heater Rental, Internet, Furniture and where excessive use such services results in charges exceeding $50.00 per Tenant of the Rented Premises, such additional charges shall be paid, on a pro-rata basis, by each Tenant of the Rented Premises. Tenant(s) agrees to pay for any utilities NOT included in the above utility fee at their own expense and effort, including setting up any necessary accounts and handling all monthly payments. Tenant(s) will receive a $50.00 payment discount should rent be paid no later than the 1st of each month before 12:00 p.m. These sums are due in advance and the Tenant agrees to pay them as follows: SAMPLE
TERM AND USE. Section 1.01 The Demised Premises shall be used by the OCA for court rooms and office space and ancillary story space or for such other reasonably similar lawful purposes as the Commissioner of DCAS may reasonably determine, in compliance with all applicable Requirements (as hereinafter defined) and upon the terms and conditions hereinafter set forth.
Section 1.02 The term of this Lease is for approximately ten (10) years and shall commence upon the exercise of the Option to Lease as defined in the License Agreement (which shall occur ten (10) days following the Option Notice, as defined in the License Agreement) (the “Commencement Date”) and shall expire at midnight on the day immediately preceding the tenth (10th) anniversary of the Commencement Date (“Expiration Date”).
TERM AND USE. To have and hold the same for a term of three (3) years to commence on June 1, 2000. TENANT covenants to occupy and use the demised premises during the term of this lease and renewals thereof as an office, light manufacturing and warehouse and for such purpose and in such manner as shall not violate the zoning ordinances and other regulations of the Federal, State, County, and Municipal authorities now in force or hereafter adopted which in any manner affect the use of the demised premises or any appurtenances thereto.
TERM AND USE. The term of the lease (the “Term”) shall commence on July 1, 2010 (the “Commencement Date”) and end on June 30, 2013. The Premises may be used and occupied for any lawful manufacturing purpose, including the manufacture of glass products.

As used herein, the term "Lease Year" shall mean the twelve (12) month period beginning on the Commencement Date and ending twelve (12) months thereafter, and each twelve (12) month period thereafter, except that, if the Commencement Date is other than the first day of the month, the first Lease Year shall commence on the Commencement Date and end on the last day of the month in which the one (1) year anniversary of the Commencement Date occurs.

You, the Tenant, agree to lease the Suite and Rented Premises only for residential use and for a term as follows: The tenancy created by this agreement starts on Feb 1, 2022 and is for a fixed term ending on Dec 31, 2022. At the end of this time, the tenancy will continue on a month-to-month basis, or another fixed length of time, unless the tenant gives notice to end tenancy at least one clear month before the end of the term. TERM AND USE. This lease shall be for the period of 36 months commencing on January 1, 2022 and expiring on December 31, 2024. The Lessee’s use of the leased Premises shall be for headquarters operations such as general administrative functions, meetings, conferences, networking events, visitor reception, storage of records and office supplies, and the like. The Lessor also grants Lessee the use without charge of conference rooms, rest rooms, employee lounge, common areas, and grounds of the Premises during the full term of this lease. The Town reserves the right to cancel this lease prior to its expiration date upon ninety (90) days prior written notice to the Lessee either hand-delivered, by facsimile, or by certified mail, return receipt requested.
TERM AND USE. The term of this Lease shall commence on the 28th day of September, 2007 (the “Effective Date”), and shall continue and include the 30th day of September, 2012, unless extended or sooner terminated as hereinafter provided (the “Term”). The LESSEE may not use the Leased Premises for any unlawful use. The LESSEE further acknowledges that it has inspected the Leased Premises and accepts the Leased Premises in an “as is” condition.
