TERM AND USE. You, the Tenant, agree to lease the Suite and Rented Premises only for residential use and for a term as follows: The tenancy created by this agreement starts on MMM DD, YYYY and is for a fixed term ending on MMM DD, YYYY. At the end of this time, the tenancy will continue on a month-to-month basis, or another fixed length of time, unless the tenant gives notice to end tenancy at least one clear month before the end of the term. The Tenant shall be personally liable for rent payable for the unit, and for the damage to the Suite or chattels provided by the Landlord, and the Tenant shall be jointly and severally liable with other Tenants of the rented Premises for damage to common areas and chattels in common areas of the Rented Premises. Repairs needed for appliances such as refrigerator, stove and washer/dryer shall be the responsibility of the Landlord unless they are needed as a result of use other than normal wear and tear. Landlord shall provide the following chattels inside the unit: Fridge, Stove, Microwave, A/C. RENT Xxxxxx agrees to pay total monthly rent NOT including $1,234.00/month Hydro, Water/Sewer, Gas, Water Heater Rental, Cable television, Internet, Parking Xxxxxx agrees to further pay separate charge, as permitted by s.123 of the Residential Tenancies Act, for $50.00/month additional Hydro, Water/Sewer, Gas, Water Heater Rental, Internet and where excessive use such services results in charges exceeding $50.00 per Tenant of the Rented Premises, such additional charges shall be paid, on a pro-rata basis, by Tenant of the Rented Premises. Xxxxxx agrees to pay for any utilities NOT included in the above utility fee at their own expense and effort, including setting up any necessary accounts and handling all monthly payments. Tenant will receive a $50.00 payment discount should rent be paid no later than the 1st of each month before 12:00 p.m. TOTAL MONTHLY RENT (IF PAID ON TIME) $1,234.00/month These sums are due in advance and the Tenant agrees to pay them as follows:

TERM AND USE. Subject to the provisions contained herein, the Lessee shall have and hold the said leased Premises for an uninterrupted term of eight (8) months from September 1, 2022 up to and including April 30, 2023 and then to be fully complete and ended.
TERM AND USE. A. The Primary Term (herein so called) of this Lease shall begin on the date (the "Commencement Date") December 1, 1997 and shall expire on November 11, 2007. For purposes of this Lease, a "Lease Month" shall be defined as those successive calendar month periods beginning with the Commencement Date and continuing through the Primary Term or any Renewal Term of this Lease; provided, however, if the Commencement Date is a day other than the first day of a calendar month, then the first Lease Month shall include that period of time from the Commencement Date up to the first day of the next calendar month, and each subsequent Lease Month shall be a calendar month period beginning on the first day of such month. The Primary Term and any Renewal Terms (hereinafter defined) are sometimes collectively referred to herein as the "Term."

Section 1.01 The Demised Premises shall be used by the OCA for court rooms and office space and ancillary story space or for such other reasonably similar lawful purposes as the Commissioner of DCAS may reasonably determine, in compliance with all applicable Requirements (as hereinafter defined) and upon the terms and conditions hereinafter set forth.

Licensee may enter onto the Premises during the Term for the sole purpose of inspecting the Premises in connection with preparing a possible proposal in response to the CityLinkLA RFP # . This license does not grant permission to Licensee to enter any other property.
TERM AND USE. This lease shall be for the period of 36 months commencing on January 1, 2022 and expiring on December 31, 2024. The Lessee’s use of the leased Premises shall be for headquarters operations such as general administrative functions, meetings, conferences, networking events, visitor reception, storage of records and office supplies, and the like. The Lessor also grants Lessee the use without charge of conference rooms, rest rooms, employee lounge, common areas, and grounds of the Premises during the full term of this lease. The Town reserves the right to cancel this lease prior to its expiration date upon ninety (90) days prior written notice to the Lessee either hand-delivered, by facsimile, or by certified mail, return receipt requested. Premature Terminations – Lessee may buyout of this lease if the following terms are met: 1) Pay all back rent owed; 2) Pay the rent for any months for which free rent had been granted; and
