Commercial Common Areas definition

Commercial Common Areas means, those areas and spaces as shown and coloured brown on the plans certified as to their accuracy by or on behalf of the Authorized Person and annexed to the Deed of Mutual Covenants which include (without limitation) lift pit, lift lobbies, lift, pipe duct, the 2 loading and unloading spaces provided in the Lot on the Ground Floor of the Development pursuant to Special Condition No.(41) (a)(ii) of the Land Grant as respectively marked “L1 (NI)” and “L2 (NI)” on the Ground Floor Plan (certified as to its accuracy by or on behalf of the Authorized Person) annexed to the Deed of Mutual Covenants and, after execution of a Sub-Deed in respect of the Commercial Accommodation (as defined in the Deed of Mutual Covenants), those areas and spaces in the Commercial Accommodation as are designated for the use in common by Owners (as defined in the Deed of Mutual Covenants) of the Commercial Accommodation or the Commercial Units (as defined in the Deed of Mutual Covenants) EXCLUDING those areas and spaces being part of the Car Park Common Areas, the Estate Common Areas or the Residential Common Ares. Those areas and spaces containing the Commercial Common Areas and Facilities will be shown for the purpose of identification only on the plans to be annexed to the Sub-Deed in respect of the Commercial Accommodation (insofar as the said areas and spaces are identifiable on the plans), the accuracy of which will be certified by or on behalf of the Authorized Person.
Commercial Common Areas. Those parts of the Lot and the Development and all other common parts specified in Schedule 1 to the Building Management Ordinance (Cap.344) (if any) within the Lot and the Development designed or intended for the common use and benefit of the Owner(s) of the Commercial Accommodation and not otherwise specifically assigned to or for the exclusive use of the Owner of a particular part of the Commercial Accommodation (which do not form part of the Units, the Estate Common Areas, the Residential Common Areas or the Car Park Common Areas) and shall include but not limited to pipe ducts, the loading and unloading spaces on the Second Floor provided pursuant to Special Condition No.(25)(a)(iii) of the Government Grant designed or intended to be used for the loading and unloading of goods vehicles in connection with the Commercial Accommodation by the Owner(s) thereof and for the purpose of identification only as shown and marked “L2”, “L3” and “L4” on the Second Floor Plan annexed hereto and those parts of the Commercial Accommodation to be designated under the Sub-Deed of the Commercial Accommodation intended for the common use and benefit of the Owner(s) of the Commercial Accommodation. The Commercial Common Areas are for the purpose of identification shown and coloured Brown on the plans (certified as to their accuracy by the Authorized Person) hereto annexed. “Commercial Common Facilities” Those facilities and ancillary equipment for the common use and benefit of the Owner(s) of the Commercial Accommodation and not for the use and benefit of a particular part of the Commercial Accommodation exclusively including but not limited to those facilities and ancillary equipment to be designated under the Sub-Deed of the Commercial Accommodation intended for the common use and benefit of the Owner(s) of the Commercial Accommodation but excluding the Estate Common Facilities, the Residential Common Facilities and the Car Park Common Facilities. “Common Areas” The Estate Common Areas, the Commercial Common Areas, the Residential Common Areas and the Car Park Common Areas. “Common Facilities” The Estate Common Facilities, the Commercial Common Facilities, the Residential Common Facilities and the Car Park Common Facilities.
Commercial Common Areas means the open and constructed areas (excluding the area forming part of the Permanent Alternate Accommodation, Developer Premises and Residential Common Areas) and include areas to be used by all the Tenants in common.

More Definitions of Commercial Common Areas

Commercial Common Areas means those parts of the Land and the Development as shown on the Ground Floor Plan, the 1st Floor Plan and Elevation Plans annexed to this Deed and certified as to the accuracy thereof by or on behalf of the Authorized Person and thereon coloured violet and intended for the common use and benefit of the Owners and Occupiers of the Commercial Units including but not limited to gas valve cabinet, certain external walls of the Development (but excluding, for the avoidance of doubt, the Curtain Wall, the external walls forming part of the Development Common Areas and external walls forming part of the Residential Accommodation) and any other parts or spaces on or in the Land and the Development for the common use and benefit of the Owners and Occupiers of the Commercial Units and their visitors and not for the exclusive use or benefit of the Owner or Occupier of any individual Commercial Unit or his visitors EXCLUDING the Development Common Areas and the Residential Common Areas and EXCLUDING any part, space, area or facility the exclusive right and privilege to hold use, occupy and enjoy the same that belongs to any particular Owner PROVIDED THAT, where appropriate, if (a) any parts of the Development covered by paragraph (a) of the definition ofcommon partsset out in Section 2 of the Ordinance and/or (b) any parts specified in the Schedule 1 to the Ordinance and included under paragraph (b) of the definition of “common parts” set out in Section 2 of the Ordinance, are also for the common use and benefit of all the Owners of the Commercial Units, such parts shall be deemed to have been included as, and shall form part of, the Commercial Common Areas; “Commercial Common Facilities” means all those installations and facilities of the Development (whether within or outside the Commercial Accommodation) used in common by or installed for the common use and benefit of the Owners and Occupiers of the Commercial Units and their visitors and not for the exclusive use or benefit of the Owner or Occupier of any individual Commercial Unit or his visitors including but not limited to:-
Commercial Common Areas. The common areas in the Commercial Accommodation serving the Commercial Units, shops, shopping arcade and such areas within the Commercial Accommodation not intended to be exclusively used by any one of the Owners of the Commercial Units to be defined in a Sub-Deed (if any) in respect of the Commercial Accommodation including but not limited to the Commercial Loading and Unloading Spaces. “Commercial Common Facilities” The common facilities, services, systems and devices serving the Owners of the Commercial Units and not intended to be exclusively used by any one of them to be defined in a Sub-Deed (if any) in respect of the Commercial Accommodation including but not limited to those serving the Commercial Loading and Unloading Spaces. “Commercial Loading and Unloading Spaces” The loading and unloading spaces within the Land and the Development for the loading and unloading of goods vehicles serving the Commercial Units or the Commercial Accommodation as provided pursuant to Special Condition No.(23)(a)(ii) of the Conditions.
Commercial Common Areas means the Planter (Greenery Area) on the First Floor and the female toilet on the Ground Floor which are for the purpose of identification shown and coloured Yellow Hatched Black on the Plans annexed to this Deed, the accuracy of such plans is certified by the Authorized Person.
Commercial Common Areas means those parts of the Commercial Development intended for the common use and benefit of all the Owners of the Commercial Development and their tenants, licensees and bona fide guests, visitors and invitees to be designated under a Sub-Deed of Mutual Covenant in respect of the Commercial Development;
Commercial Common Areas means those portions of the Common Areas reserved, allocated or designated for use by the Owners and Occupants of Commercial Lots.

Related to Commercial Common Areas

  • Common Areas is defined as all areas and facilities outside the Premises and within the exterior boundary line of the Project and interior utility raceways and installations within the Unit that are provided and designated by the Lessor from time to time for the general non-exclusive use of Lessor, Lessee and other tenants of the Project and their respective employees, suppliers, shippers, customers, contractors and invitees, including parking areas, loading and unloading areas, trash areas, roadways, walkways, driveways and landscaped areas.

  • Common Area means all areas and facilities within the Project that are not designated by Landlord for the exclusive use of Tenant or any other lessee or other occupant of the Project, including the parking areas, access and perimeter roads, pedestrian sidewalks, landscaped areas, trash enclosures, recreation areas and the like.

  • Building means any structure used or intended for supporting or sheltering any use or occupancy.

  • Public building and "public work" means a public building of, and a public work of, a governmental entity (the United States; the District of Columbia; commonwealths, territories, and minor outlying islands of the United States; State and local governments; and multi-State, regional, or interstate entities which have governmental functions). These buildings and works may include, without limitation, bridges, dams, plants, highways, parkways, streets, subways, tunnels, sewers, mains, power lines, pumping stations, heavy generators, railways, airports, terminals, docks, piers, wharves, ways, lighthouses, buoys, jetties, breakwaters, levees, and canals, and the construction, alteration, maintenance, or repair of such buildings and works.

  • Project means the goods or Services described in the Signature Document or a Work Order of this Contract.

  • Redevelopment Area means the community redevelopment area described, defined or otherwise identified or referred to in the Redevelopment Plan.

  • Building Project means the aggregate combined parcel of land on a portion of which are the improvements of which the Premises form a part, with all the improvements thereon, said improvements being a part of the block and lot for tax purposes which are applicable to the aforesaid land.
