Residential Common Facilities definition

Residential Common Facilities means all those facilities of the Estate intended for the common use and benefit of the Residential Development as a whole and not just any particular Residential Unit which are, subject to the provisions of this Deed, to be used by each Owner and Occupier of the Residential Units in common with all other Owners and Occupiers of the Residential Units and includes but not limited to all lifts designated in the Residential Common Areas, wires, cables, ducts, pipes, drains, CCTV and other facilities and equipment installed in the Residential Common Areas for security purposes, the sports and recreational facilities in the Recreational Facilities and all mechanical and electrical installations and equipment exclusively for the Residential Development and such additional devices and facilities of the Estate as may at any time be designated as the Residential Common Facilities by the First Owner in accordance with the provisions of this Deed.
Residential Common Facilities means all those facilities in the Estate intended for the common use and benefit of the Residential Development as a whole and not just any particular Residential Unit and which subject to the provisions of this Deed are to be used by each Owner and Occupier of the Residential Units in common with all other Owners and Occupiers of the Residential Units and includes but not limited to all lifts, wires, cables, ducts, pipes, drains, sports and recreational facilities in the Recreational Areas and Facilities and all mechanical and electrical installations and equipment exclusively for the Residential Development.
Residential Common Facilities. The facilities serving the Residential Accommodation and not intended to be exclusively used by any one of the Owners of the Flats including (but not limited to) :- (a) the sewers, drains, water courses, pipes, gutters, wires, cables, water tanks and other services facilities whether ducted or otherwise which are or at any time may be in, under or over or passing through the Development through which water, sewage, gas, fire services installation, electricity and any other services are supplied to the Residential Accommodation or any part or parts thereof; (b) the gondola and all the facilities in the refuge floor, pump rooms, Club House, lift shaft, filtration plant room and lift machine rooms and lift pits, T.B.E. room (domestic), A.H.U. room and fan rooms in the Residential Accommodation; (c) all facilities serving only the Visitors’ Parking Spaces, loading and unloading space pursuant to Special Condition No.(24)(a)(i) of the Conditions; (d) all other facilities and systems designated by the Manager in accordance with Clause (1)(am) of Subsection B of Section V hereof, but not further or otherwise, to be Residential Common Facilities; and (e) all other facilities to be designated by the Registered Owner in accordance with Clause 9(a)(vii) of Section I hereof to be Residential Common Facilities but excluding the Carpark Common Facilities, the Commercial Common Facilities and the Development Common Facilities. “Residential Motorcycle Parking Space(s)” The parking space(s) provided in the Development pursuant to Special Condition No.(23)(d)(i)(I) of the Conditions for the parking of motorcycles belonging to residents of the Flats, their bona fide guests, visitors or invitees. “Shop(s)” Those Unit(s) of and in the Commercial Accommodation intended to be used for commercial purpose in accordance with the Approved Plans or any Sub-Deed.

More Definitions of Residential Common Facilities

Residential Common Facilities means all those facilities and installations of the Residential Accommodation intended for the common use and benefit of the Owners of the Residential Units as a whole (and not just any particular Residential Unit) and which are subject to the provisions of this Deed to be used by each Owner and Occupier of the Residential Units in common with all other Owners and Occupiers of the Residential Units and includes but not limited to the artificial lighting and backup emergency lighting system, the Gondola System, the plant equipment and facilities for the Club House, wires, cables, meters, switches, ducts, pipes, drains, lifts and ancillary equipment, fire services installations, security installations and all mechanical and electrical installations and facilities and equipment exclusively for the Residential Common Areas and such additional devices and facilities of the Development as may be approved by a resolution of Owners at an Owners’ meeting convened in accordance with the provisions of this Deed.

Residential Common Facilities. The facilities serving the Residential Accommodation and not intended to be exclusively used by any one of the Owners of the Flats including (but not limited to) :- [(a) the sewers, drains, water courses, pipes, gutters, wires, cables, water tanks and other services facilities whether ducted or otherwise which are or at any time may be in, under or over or passing through the Development through which water, sewage, gas, electricity and any other services are supplied to the Residential Accommodation or any part or parts thereof; (b) all the facilities in the refuge floors, pump rooms, Club House, lift and lift machine rooms, lift pits and flushing water tank room in the Residential Accommodation; (c) all facilities serving only the Visitors’ Parking Spaces; (d) the close circuit television system serving the Residential Accommodation; and] (e) all other facilities and systems designated by the Manager in accordance with Clause (1)(aj) of Subsection B of Section V hereof, but not further or otherwise to be Residential Common Facilities. but excluding the Carpark Common Facilities, the Commercial Common Facilities and the Development Common Facilities. “Residential Motor Cycle Parking Space(s)” Those parking space(s) in the Development for motor cycles provided pursuant to Special Condition No.(54)(d)(i)(I) of the Conditions.
Residential Common Facilities means all those facilities intended for the common use and benefit of the Residential Development as a whole and not just any particular Residential Unit which are subject to the provisions of this Deed to be used by each Owner and Occupier of the Residential Units in common with all other Owners and Occupiers of the Residential Units and includes but not limited to acoustic vertical fins, the Noise Mitigation Measures (excluding those forming part of and/or serving exclusively a Residential Unit), the EV Facilities for Visitors’ Parking Spaces, lifts (including, for the avoidance of doubt, the lift doors and the surface of the lift doors facing the private lift lobby of a Residential Unit), all wires, cables, ducts, pipes, drains, the transformer room, cable accommodations and all associated facilities and ancillary electricity installation equipment and facilities for the supply of electricity to the Residential Development as a whole and not just any particular Residential Unit and all mechanical and electrical installations and equipment exclusively for the Residential Development and such additional devices and facilities of the Estate as may at any time be designated as Residential Common Facilities by the First Owner subject to the approval by a resolution of Owners at an Owners' meeting convened in accordance with the provisions of this Deed BUT (for the avoidance of doubt) excluding the Estate Common Facilities, the Residential Car Park Common Facilities and the Residential and Residential Car Park Common Facilities. For the further avoidance of doubt, those installations made by and belonging to the provider(s) of the telecommunications and broadcasting services (if any) shall not form parts of the Residential Common Facilities.
Residential Common Facilities means all those installations and facilities in the Residential Common Areas used in common by or installed for the common benefit of all the Owners and occupiers of the Residential Units and not for the exclusive use or benefit of any individual Residential Unit or the Development as a whole and which, without limiting the generality of the foregoing, include artificial lighting and backup emergency system for staircases, generators, drains, manholes, pits, channels, switches, meters, pipes, pumps, wires, cables, lights, antennae, lightning poles, external decorative aluminium louvers, lifts, water tanks, fire warning and fighting equipment, refuse disposal equipment and apparatus, recreational and other facilities in the Recreational Facilities, filtration equipment, fence walls and entrance gates situated in any part of the Residential Common Areas and other service facilities apparatus whether ducted or otherwise.
Residential Common Facilities means all those installations and facilities of the Development (whether within or outside the Residential Accommodation) used in common by or installed for the common use and benefit of the Owners and Occupiers of the Residential Units and not for the exclusive use or benefit of the Owner or Occupier of any individual Residential Unit and include:- (a) lighting, air-conditioning and mechanical ventilation (if any) for the Residential Common Areas; (b) television and wireless aerials, security system; (c) lifts and lift shafts ; and (d) any other facilities and equipment installed for the common use and benefit of any of the Owners or Occupiers of the Residential Units and not for the use and benefit of a particular Residential Unit, EXCLUDING the Development Common Facilities and EXCLUDING any part, space, area or facility the exclusive right and privilege to hold use occupy and enjoy the same belongs to any particular Owner;
