LESSEE MAINTENANCE. LESSEE will be responsible for any replacement or repairs necessitated by LESSEE' s negligence or mishandling of plumbing and sewer blockage or damage to sewer lines and fixtures. It is also LESSEE'S responsibility to change air conditioning filters approximately every thirty (30) days. If LESSEE neglects to change the air conditioning filters and damage occurs, LESSEE will be responsible for any repairs or replacements necessary.

LESSEE MAINTENANCE. Throughout the term of the Lease, the Lessee shall take good care of the Leased Premises and the fixtures and appurtenances therein and, at its sole cost and expense, make all non-structural repairs thereto as and when needed to preserve them in good working order and condition, reasonable wear and tear, obsolescence and damage from the elements, fire or other casualty excepted. Notwithstanding anything in this Lease to the contrary, all damage or injury to the Leased Premises or to any part of the office building of which same forms a part or to its fixtures, equipment and appurtenances (whether requiring structural or non-structural repairs) caused or resulting from the carelessness, omission, neglect or improper conduct of Lessee, Lessee's servants, employees,invitees or licensees, shall be repaired promptly by Lessee, at Lessee's sole cost and expense to the satisfaction of Lessor. Lessee shall further repair all damage to the Leased Premises and the office building of which same forms a part caused by the moving of Lessee 's fixtures, furniture and equipment. All of the aforesaid repairs shall be of quality or class equal to the original work or construction. If Lessee fails, after ten (10) 43 44 days' notice, to proceed with due diligence to make repairs required to be made by Lessee, the same may be made by the Lessor at the expense of the Lessee, and the expenses thereof incurred by Lessor shall be collectible as additional rent after the rendition of a xxxx or statement therefor. 8.3
LESSEE MAINTENANCE. Lessor shall not be responsible for or required to maintain any buildings or other Improvements on the Leased Premises. Lessee shall, at all times during the Lease Term and at Lessee’s sole cost and expense, maintain the Leased Premises and Improvements in good order, repair, and condition (including but not limited to structural repairs and roof repairs), and in compliance with all Legal Requirements and Building Codes [ML]. Good order, repair, and condition is defined as the same condition as at the Effective Date except (i) as built, repaired, rebuilt, restored, or altered pursuant to this Lease, (ii) for ordinary wear and tear, and (iii) for damage by casualty that Lessee is not required to repair. Lessee shall maintain the landscaping on the Leased Premises in a neat and orderly condition and shall replace all dead or diseased plant materials. If Lessee fails to correct a failure to maintain landscaping on the Leased Premises within one week after Lessor delivers notice to Lessee specifically listing the items that need to be corrected, Lessor may send Lessee a second notice. If Lessee fails to correct such specific items within one week after Lessor delivers the second notice with respect to the same specific items, then Lessor shall have the option to correct such specific items and all costs and expenses incurred by Lessor in so doing shall be repaid by Lessee upon demand, together with interest at the Default Rate from the date of demand until repaid. Failure to make such repayment on demand shall constitute a breach of this Lease. All waste shall be removed from the Leased Premises in accordance with Legal Requirements. All parts of industrial and commercial buildings exposed to perimeter properties shall present a pleasant appearance and all service areas shall be screened from public view.
LESSEE MAINTENANCE. Lessee shall maintain the demised premises in the condition it is in on the day possession is accepted by Lessee and suffer no damage or injury to it save ordinary wear and tear. Lessee shall be responsible for all repair and maintenance of any kind, nature or description, excepting only maintenance of the roof, exterior walls, foundation and other structural portions (except damages occasioned by acts or omissions of Lessee or its employees or invitees). Lessee shall be responsible to maintain the interior of its premises including all electrical fixtures, plumbing fixtures, trade fixtures, fire system and security devices and any and all other equipment of every kind, nature or description. Lessee at its own expense shall cause such regular, periodic inspections as may be reasonably required by Lessor to be performed on the fire control system serving the premises in accordance with Factory Mutual requirements and submit copies of same to Lessor.
LESSEE MAINTENANCE. Lessee shall keep and maintain in good order, condition, repair and cosmetic appearance the leased premises as mentioned in subparagraph A above and every part thereof. If Xxxxxx refuses or neglects to commence or complete repairs promptly and adequately Lessor may, but shall not be required to do so, make or complete said repairs and Lessee shall pay the cost thereof to Lessor upon demand.
LESSEE MAINTENANCE. Except for costs and obligations otherwise set forth in this Lease, Lessee shall within a commercially reasonable time, at its own expense, repair, replace and maintain the entire Premises in the condition it is in on the Commencement Date and suffer no damage or injury to it save ordinary wear and tear, damage by fire or other casualty or by the condemnation of the Building or any part thereof, Alterations approved or permitted under this Lease, or Lessor's failure to properly and timely maintain, repair or replace those portions of the Building for which Lessor is responsible under this Lease. Except as otherwise provided in this Lease, including without limitation, Lessor's obligations under Article II, Section 7.1, above, and Section 7.5, below, Lessee shall, at its own expense, be responsible to maintain and repair the non-structural interior and exterior portions of the Premises, including, but not limited to, all landscaping and yard areas, electrical fixtures and systems, HVAC fixtures and systems, lighting fixtures and systems, plumbing fixtures and systems, trade fixtures, paving and walkways (including snow and ice removal), fire protection and sprinkler systems and security devices, if any, and any and all other equipment, systems and fixtures of every kind, nature or description. Lessee at its own expense shall cause such regular, periodic inspections as may be reasonably required by Lessor to be performed on the sprinkler system and any fire control system serving or located in or on the Premises in accordance with the reasonable requirements of Lessor's property and casualty insurance carrier and submit copies of same to Lessor immediately upon request.
LESSEE MAINTENANCE. Lessee shall take good care of the demised premises and suffer no damage or injury to it save ordinary wear and tear. Lessee shall be responsible for all maintenance of any kind, nature or description except maintenance of the roof. Lessee shall be responsible to maintain the interior of its premises including all electrical fixtures, plumbing fixtures, trade fixtures, special electronic or computer equipment, and security devices and any and all other equipment of every kind, nature or description.

LESSEE MAINTENANCE. Except as provided in paragraph 8.1, Lessee at its cost shall maintain, in good condition, all portions of the premises, including, without limitation, the office entry, glass, windows, all doors, including overhead doors and "man" doors and the interior of the premises. In addition, Lessee shall, at Lessee's expense, repair any damage to the structural parts of the building (as defined in paragraph 8.1) caused by the negligence or willful misconduct of Lessee, its agents, servants, contractors, employees or invitees. Lessee and not Lessor shall be solely responsible for any repairs to the premises resulting from vandalism or malicious mischief.
LESSEE MAINTENANCE. (a) Lessee, at Lessee's sole cost and expense, shall maintain and keep in good order and repair the Leased Premises and Lessee's Improvements. Lessor shall be under no obligation to inspect the Leased Premises. Lessor shall not be required to make any repairs or improvements to the Leased Premises.
LESSEE MAINTENANCE. Lessee shall, at its own expense, repair, replace and maintain the entire Premises in the condition it is in on the Commencement Date and suffer no damage or injury to it save ordinary wear and tear, damage by fire or other casualty or by the condemnation of the Building or any part thereof or Alterations approved or permitted under this Lease.
