Lessee's Maintenance Obligations. Section 7.1 of the Lease shall hereby be amended to include the following section 7.1
Lessee's Maintenance Obligations. 6.1 The Lessee must not spill any oil or harmful substances on the Carpark or on any other part of the Property. 6.2 The Lessee must not: (a) carry out any repair or maintenance to any vehicle; or (b) wash any vehicle; or (c) leave any rubbish or litter; on the Property. 6.3 The Lessee must, upon demand, reimburse the Lessor for the cost of making good any damage to the Carpark or the Property caused by any act, neglect or default of the Lessee.
Lessee's Maintenance Obligations. Lessee shall (a) keep and maintain the Premises and the Facility in good appearance, repair and condition and maintain proper housekeeping, (b) promptly make all repairs (interior and exterior, structural and nonstructural, ordinary and extraordinary, foreseen and unforeseen) necessary to keep the Facility in good and working order and condition and in substantial compliance with all applicable requirements and laws relating to the Business conducted thereon, including if applicable, certification for participation in Medicare and Medicaid, and (c) keep and maintain all Lessor and Lessee Personal Property in good condition, ordinary wear and tear excepted, and repair and replace such property consistent with prudent industry practice as required under this Lease.
Lessee's Maintenance Obligations. Except for Lessor’s structural repair obligations set forth in Section 3.4 hereof, Lessee shall at all times and at its own expense maintain the Premises, including, but not limited to, all improvements constructed on the Premises, the parking areas, sidewalks and driveways surrounding the Premises, mechanical, electrical, plumbing and HVAC (defined hereinafter) equipment, lighting facilities, sprinkler systems, plate glass and windows, doors, door closures and exterior irrigation systems, in good condition and repair and replace portions thereof, as necessary except as otherwise limited herein. Further, Lessee’s maintenance obligations shall include snow and ice removal of the parking areas, driveways, sidewalks and walkways surrounding the Premises. Notwithstanding the foregoing, Lessee shall not be responsible for the major repair or replacement of any mechanical, electrical, plumbing and HVAC (defined hereinafter) equipment, lighting facilities, sprinkler systems, or and exterior irrigation systems unless such repair or replacement be necessitated as a result of the negligence or willful misconduct of Lessee, its affiliates or its or their invitees. As used in this Lease, a “major repair or replacement” shall mean a repair or replacement that involves the payment of more than FIVE THOUSAND AND NO/100 DOLLARS ($5,000.00) per occurrence.

The funds held in escrow in the Improvements Account shall be made available to Lessee for Lessee’s use in connection with the obligations set forth in this Section.
Lessee's Maintenance Obligations. Lessee, at its sole cost and expense, agrees to provide the necessary management and labor, to continuously maintain the Property, including all operating equipment, utility services, and connections on the Property. Lessee, at its sole cost and expense, agrees to provide, janitorial and custodian services, trash and garbage removal services, security and any and all other related services necessary to have the Property, and the Leasehold Improvements remain in good, safe, sanitary condition and repair throughout the Lease Term. Lessee shall be responsible for painting the interior and exterior of the Property and decorating the interior of the Property, maintaining its equipment, fixtures, furnishings, and other personal property in good condition and repair. All maintenance shall be at the Lessee’s sole cost and expense and will be subject to general inspection by the Lessor to insure a continuing quality of maintenance and appearance and physical condition of the Property commensurate with maintenance, health, and safety standards established by the Lessor and Applicable Law. In addition, ▇▇▇▇▇▇ shall be required to pay a proportionate share of CRA incurred maintenance expenses, as may be determined by the Executive Director, including, but not limited to, security and janitorial and custodian services.
Lessee's Maintenance Obligations. By taking possession of the Premises, Lessee accepts the premi▇▇▇ ▇▇ being in the condition in which Lessor is obligated to d▇▇▇▇▇▇ them, and accepts them as being in good and sanitary order, condition and repair. Unless such maintenance or repairs are required because of any negligent or intentional act or omission of Lessor, or its agents, employees, contractors or invitees, or are specifically designated as the obligation of Lessor under Article 10.1 above, Lessee shall, at its expense, maintain in a safe and clean condition and in good order and repair (whether or not such portion of the Premises requiring repair, or the means of repairing the same, are reasonably or readily accessible, and whether or not the need for such repairs occurs as a result of Lessee's use, any prior use, the elements or the age of such portion of the Premises) the interior of the Premises, all partitions and other interior improvements, interior ceilings, all walls and doors, all interior glass, Lessee's signs located in or on the Premises or about the building (whether interior or exterior), all equipment, fixtures, whether installed by Lessee or Lessor (excluding heating, ventilation and air conditioning systems, which will be Lessor's responsibility, subject to Lessor's right to recove▇ ▇▇▇ cost thereof under Article 4 above), reasonable wear and tear excluded. Lessee shall also perform promptly, at its expense, all maintenance or repairs to the Premises or the Project which are required because of any negligent or intentional acts or omissions of Lessee, its agents, employees, contractors, customers or invitees.
Lessee's Maintenance Obligations. 11.1. Throughout the lease period the lessee must maintain the inside of the premises in good order and condition and carry out at the lessee’s own costs small maintenance inside the premises which include: • any painting inside the premises; • replacement of broken glass windows or mirrors; • usual replacements and repairs to door handles, locks and hinges, switches and doorbells; • maintenance of taps and toilet cistern and seat; • light bulb replacement; • all other small repairs and replacements required from time to time. 11.2. The lessee is liable for any damages caused by the lessee, his or her dependants, other occupants (including instances where the unit has been sub let) or visitors during the lease period, fair wear and tear accepted. 11.3. The maintenance of internal fittings including the plumbing and electrical system in the premises is generally the responsibility of the lessor. The lessee, however, must keep and maintain the sewerage pipes and drains in or from the premises free from obstruction or blockage and in good working order. Should repairs to the plumbing system be required as a result of the lessee’s negligence the costs of such repairs may be claimed from the lessee. 11.4. The lessee has no right to withhold or deduct any rental because of maintenance works undertaken to the premises.
Lessee's Maintenance Obligations. Lessee shall, at Lessee's cost (1) furnish interior janitorial services to the Building, (2) maintain and repair the Equipment (defined below) from and after January 1, 2001, and (3) furnish exterior janitorial services to remove trash and rubbish from any exterior areas used by Lessee's employees for eating, drinking and/or smoking.
