Rental Schedule. (A) The fixed rental (the "Fixed Rent") for the Leased Premises is $31,616.00 per annum, for the term of this Lease payable in monthly increments ---------- of $2,634.66; all based on there being 1976 rentable square feet in the Leased --------- ---- Premises and subject to correction if there are fewer or greater. (D) In addition to Fixed Rent, Lessee shall pay Additional Rent which shall mean all sums of money payable by Lessee under this Lease other than Fixed Rent. (E) The Lessee shall pay a "Late Charge" of two (2%) per month from the due date of any installment of rental (Fixed Rent or Additional Rent) if said rental payment is made after the tenth of the month. Nothing herein contained shall be deemed to limit any right or remedy which the Lessor may have under this Lease, at law or in equity.

Rental Schedule. The minimum base rent for the Term shall be the product of (i) the number of rentable square feet of the Premises, as it may be expanded from time to time, and (ii) the applicable square foot rate set forth in the rent schedule set forth below (the “Base Rent”). For the initial Lease Year of the Term, and subject to the specific provisions hereof regarding months 1 through 4 of the first Lease Year, Base Rent shall be payable, in advance, in equal (subject to proration for any partial calendar month, which shall be at the full rate of $6.20 per rentable square foot) monthly installments, at the per annum rate of $6.20 per rentable square foot of the Premises (Three Thousand Eight Hundred Fifty-Five and 88/100 Dollars [$3,855.88] per month), assuming a full calendar month and that the Premises have 7,463 rentable square feet, and thereafter shall be increased pursuant to the rent schedule below.
