Base Rent and Additional Rent. Tenant shall pay to Landlord Base Rent for (i) the Clean Room Expansion Space in the amount of $22.50 per square foot per annum, (ii) the Storage Expansion Space IV in the amount of $7.83 per square foot per annum, (iii) the Storage Expansion Space V in the amount of $7.83 per square foot per annum , and (iv) the Office Expansion Space II in the amount of $15.14 per square foot per annum, payable in equal monthly installments in accordance with the Lease. Tenant shall commence paying rent on the Clean Room Expansion Space on the earlier of (i) the date that is one hundred eighty (180) days after Landlord substantially completes the Landlord Expansion Space Work related to the Clean Room Expansion Space (the "Clean Room Expansion Space Rent Commencement Date") and (ii) the date that Tenant occupies the Clean Room Expansion Space. Depending upon the date to be utilized, the appropriate party shall provide written notice to the other party and the Clean Room Expansion Space Rent Commencement Date shall be established. Tenant shall commence paying rent on the Storage Expansion Space IV, the Storage Expansion Space V and the Office Expansion Space II on the earlier of (i) the date that Landlord substantially completes the Landlord Expansion Space Work related to the Storage Expansion Space IV and the Storage Expansion Space V (other than the installation of the acoustical drop ceiling described in Section 3(b)(iv) of Exhibit B attached hereto, which shall be performed by Landlord contemporaneously with the Initial Tenant Expansion Space Work) and (ii) the date that Tenant occupies the remaining Expansion Space (the "Remaining Expansion Space Rent Commencement Date"). Depending upon the date to be utilized, the appropriate party shall provide written notice to the other party and the Remaining Expansion Space Rent Commencement Date shall be established. Tenant shall pay to Landlord as additional rent for the Expansion Space the cost of utilities consumed therein, as set forth in the Lease. Any delay caused by or on behalf of Tenant shall not impact the Clean Room Expansion Space Rent Commencement Date or the Remaining Expansion Space Rent Commencement Date.
Base Rent and Additional Rent. Tenant shall pay to Landlord the following amounts as rent for the Premises:
Base Rent and Additional Rent. In addition to all Base Rent for the Existing Premises, commencing on the Ninth Amendment Execution Date and continuing for the duration of the Sixth Additional Vivarium Term, Tenant shall pay to Landlord (in accordance with the provisions of the Lease) Base Rent for the Sixth Additional Vivarium Premises. Base Rent (including the monthly and annual installments of Base Rent) for the Sixth Additional Vivarium Premises shall equal the applicable amounts set forth on Exhibit B attached hereto. In addition to all Additional Rent for the Existing Premises, commencing as of the Ninth Amendment Execution Date and continuing for the duration of the Sixth Additional Vivarium Term, Tenant shall pay to Landlord Additional Rent (as defined in (and in accordance with the provisions of) the Lease) with respect to the Sixth Additional Vivarium Premises.
Base Rent and Additional Rent. During the Term (but subject to the following subparagraph of this Section 4.01 below), Tenant hereby covenants and agrees to pay to Landlord, without any setoff or deduction (except to the extent expressly set forth in this Lease), (a) all Base Rent (as provided in Section 1), (b) Tenant’s Proportionate Share of the Expense Excess and the Tax Excess (as provided in Exhibit B attached hereto), and (c) all other Additional Rent due for the Term (collectively referred to as “Rent”). “Additional Rent” means all sums (exclusive of Base Rent) that Tenant is required to pay to Landlord from time to time under this Lease. Notwithstanding the foregoing, Landlord agrees to waive payment of the monthly amounts of (i) Base Rent and (ii) Additional Rent for Tenant’s Proportionate Share of the Expense Excess and the Tax Excess for the Premises for the period commencing on the Term Commencement Date and ending on the date immediately preceding the Rent Commencement Date set forth in Section 1 (the “Rent Waiver Period”). In the event that the Rent Waiver Period does not end on the last day of a calendar month, then on the first day of the calendar month in which the Rent Waiver Period expires, Tenant shall pay to Landlord the amount of the Base Rent and Additional Rent for the portion of the calendar month that follows the last day of the Rent Waiver Period, pro-rated on a per diem basis.
Base Rent and Additional Rent. Base Rent for each month of the Extended Term shall be Thirty Seven Thousand Six Hundred Twenty Five ($ 37,625.00) Dollars per month, totaling Four Hundred Fifty One Thousand Five Hundred ($ 451,500.00) Dollars for the twelve (12) month extension period. In all instances Base Rent shall be payable in the corresponding monthly installments set forth above, due on the first of each month, in advance, and in all other respects shall be subject to the same provisions relating to Base Rent as set forth under the Original Lease. In addition to Base Rent, Lessee shall continue to be responsible to pay all Additional Rent as set forth in Section 4 of the Amended Lease, consisting of Operating Expenses under Section 4A and Tax Expenses under Section 4B and Utilities under Section 4C of the Amended Lease; and all conditions thereunder are hereby restated and affirmed and shall govern the use and occupancy of the Leased Premises throughout the Extended Term.
Base Rent and Additional Rent. ARTICLE 4:
Base Rent and Additional Rent. In partial consideration of the City’s agreement to sub-sublease the Site and to sublease the Improvements to RIDA on the terms set forth in this Sublease, XXXX agrees to pay to City the Periodic Rent in accordance with this Section 3.5. All payments of Periodic Rent and other sums due to City hereunder shall be paid in legal tender of the United States, without notice, invoice, setoff, deduction or demand, except as otherwise expressly provided herein. No payment by RIDA or receipt or acceptance by City of a lesser amount than the required amount of Periodic Rent shall be deemed to be a waiver of any current or preceding breach by RIDA of any provision hereof. No endorsement or statement on any check or any letter accompanying any check or payment as Periodic Rent shall be deemed an accord and satisfaction, and City has the right to accept such check or payment without prejudice to City’s right to recover the balance of such Periodic Rent or pursue any other remedy in accordance with this Sublease, at law or in equity. RIDA waives all rights that it may have under present or future law to designate the items of Periodic Rent to which any payments made by RIDA are to be credited. XXXX agrees that City may apply any payments made by RIDA to such items of Periodic Rent as City designates, irrespective of any designation or request by XXXX as to the items of Periodic Rent to which such payments should be credited.
Base Rent and Additional Rent. Tenant shall pay to Landlord at the address and to the account specified by Landlord in Section 1 above or such other address or account as Landlord may hereafter designate in writing, without notice or demand, or any setoff or deduction whatsoever except as provided in this Lease, in lawful money of the United States: (a) Base Rent in the amount(s) specified in Section 1 above in advance on the first day of each month, and (b) Additional Rent as and when specified elsewhere in this Lease, but if not specified, then within ten (10) days of demand. Base Rent and Additional Rent shall be prorated on a daily basis (based on a 30-day month and the actual number of days elapsed) for any partial month within the Lease Term and for any partial initial month in the Lease Term shall be paid on the first day of the Lease Term.

Subtenant covenants and agrees beginning on the Sublease Commencement Date and continuing throughout the Term to pay Base Rent and Additional Rent (as hereinafter defined, and together, “Rent”) in lawful money of the United States, without notice, demand, set-off, abatement or deduction whatsoever, at the times, in the manner, and at the places herein specified.
