Tenants Additional Covenants. Tenant shall (a) join the Advisory Association and cooperate in the activities of such association; (b) at its election, engage in reasonable cross-marketing endeavors with the members of the Advisory Association; and (c) at its election, provide signage on the Property which references that the Property is owned by Landlord, which signage may include an appropriate logo selected by Landlord. In addition, it is the intent of the parties that Tenant be a single-purpose entity with no business operations except for those related solely to the operation of the Property for its Primary Intended Use and other property of Landlord which may be leased to Tenant. Tenant shall, therefore, not engage in or undertake any activities other than those respecting the operation of the Property for its Primary Intended Use, including leasing, managing, and operating golf courses in accordance with this Lease.

Such Rules, modifications or additions shall be binding upon Tenant when a copy is delivered to Tenant or Tenant's agents or employees in the Premises. Landlord shall have no duty or obligation to enforce any Rules, or any term, covenant or condition of any other lease, against any other tenant or occupant of the Building, and Landlord's failure or refusal to enforce any Rule or any term, covenant or condition of any other lease against any other tenant or occupant of the Building shall not constitute an actual or constructive eviction, in whole or in part, or entitle Tenant to any abatement or diminution of Rent, or relieve Tenant from any of its obligations under this Lease, or impose any liability upon Landlord or its agents by reason of inconvenience or annoyance to Tenant, or injury to or interruption of Tenant's business, or otherwise. Tenants Additional Covenants. A. Tenant shall not make any exterior architecture change (whether by alteration, replacement, rebuilding .or otherwise) or change the exterior color and/or architectural treatment of the Demised Premises or of the building or any part thereof. B. Tenant shall not use the plumbing facilities for any purpose other than that for which they were constructed, or dispose of any garbage or other foreign substance therein, whether through the utilization of so called "disposal" or similar units, or otherwise. The plumbing facilities shall not be used for refrigeration purposes or for any other purposes other than that for which they are constructed, no foreign substance of any kind shall be thrown therein, and the expense of any breakage, stoppage, or damage resulting from a violation of this provision shall be borne by Tenant; C. Tenant shall not subject any fixtures or equipment in or on the Demised Premises which are affixed to the realty, to any mortgage, liens, conditional sales agreements, security interest or encumbrances, except as is otherwise permitted hereunder; Notwithstanding the foregoing, Tenant shall have the right to lease office equipment and supplies in the ordinary course of Tenant's business, and shall have the right to grant liens and to enter security agreements and conditional sales agreements in connection therewith. D. Tenant shall not suffer, allow or permit any odor or any noise, vibration or other effect to constitute a nuisance or otherwise interfere with the safety, comfort or convenience of Owner or other Tenants in the building.

Tenants Additional Covenants. 8.1 Compliance with Law, Including Hazardous Substances. Tenant, at its sole expense, shall comply in all material respects with all applicable law, and all applicable insurance requirements, with respect to Tenant's use and occupancy of the Premises and will not do or permit to be done anything upon the Premises which will violate applicable law or invalidate or be in conflict with fire and casualty insurance policies. Except for necessary quantities of customary and usual cleaning supplies used in cleaning and maintenance of the Premises, which shall be properly stored, and except as otherwise provided in this Section 8.1, there shall not be brought on or kept within the Premises any inflammable, combustible or explosive fluid, material, chemical or other Hazardous Substance. Tenant agrees not to cause, permit or suffer any release or discharge onto or in the vicinity of the Premises of any hazardous, toxic or radioactive material or substance, including without limitation oil (collectively, "Hazardous Substances") regulated by any local, state or Federal law (for example, the Federal Comprehensive Environmental Response Compensation Liability Act of 1980, the Massachusetts Oil and Hazardous Material Release Prevention Act) now in existence or hereinafter enacted (collectively "Hazardous Substance Laws"). Tenant agrees at Tenant's sole cost and expense to remove from the Premises and the air and buildings adjacent to, and land and water under and adjacent to, the Premises any Hazardous Substance which may be released thereon by Tenant's act or neglect without regard to fault. Tenant further agrees not to store or use any Hazardous Substance in, or about the Premises, or dispose of Hazardous Substances from the Premises to any other location, without Landlord's prior written consent, which consent shall not be unreasonably withheld provided Tenant has established to Landlord's satisfaction that (i) such Hazardous Substance is related to the Permitted Uses of the Premises and (ii) Tenant has obtained all permits and approvals therefor and the same are validly issued and outstanding and may be relied on by Tenant or commit or suffer to be committed in or on the Premises any act which would require the filing of a notice pursuant to any Hazardous Substance Law, including without limitation Massachusetts General Laws Chapter 21E.
