Obligations And Duties Of Tenant. Tenant agrees to: (a) Keep that part of the premises that he occupies and uses as clean and as safe as the condition of the premises permits; (b) Dispose from his dwelling unit all ashes, rubbish, garbage and other waste in a clean and safe manner in compliance with community standards; (c) Keep all plumbing fixtures in the dwelling unit used by the Tenant as clean as their condition permits; (d) Use in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating, air conditioning and other facilities and appliances, including elevators, in the premises; (e) Not deliberately or negligently destroy, deface, damage, impair or remove any part of the premises or knowingly permit any other person to do so; (f) Conduct himself and require other persons on the premises with his consent to conduct themselves in a manner that will not disturb his neighbors’ peaceful enjoyment of their premises; (g) Inform the Landlord of any condition of which he has actual knowledge which may cause damage to the premises; (h) Maintain the dwelling unit in substantially the same condition, reasonable wear and tear excepted, and comply with the requirements of applicable building and housing codes materially affecting health and safety; (i) Not engage in any illegal activity upon the leased premises as documented by a law enforcement agency; Tenant agrees that any violation of these provisions shall be considered a breach of this Lease.

In the event the shower becomes backed up and it is discovered no drain cover was in place, tenant assumes responsibility of costs to unclog and repair the drain as determined by a professional Plumber; (d) Use in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating, air conditioning and other facilities and appliances in the premises; (e) Not deliberately or negligently destroy, deface, damage, impair or remove any part of the premises or knowingly permit any other person to do so; (f) Conduct himself and require other persons on the premises with his consent to conduct themselves in a manner that will not disturb his neighbors' peaceful enjoyment of their premises; (g) Inform the Landlord of any condition of which he has actual knowledge which may cause damage to the premises; (h) To the extent of his legal obligation, maintain the dwelling unit in substantially the same condition, reasonable wear and tear excepted, and comply with the requirements of applicable building and housing codes materially affecting health and safety; (i) Not engage in any illegal activity upon the leased premises as documented by a law enforcement agency; (j) Not smoke or permit others to smoke in the premises; (k) Not utilize any portable heating/cooling mechanism upon the leased premises without the Landlords permission. (l) Not engage in any activity creating excessive noise disturbances upon the leased premises; (m) Check forced air furnace and air conditioning filters monthly and replace when necessary to prevent damage. Any repairs resulting from clogged filters will be the tenants responsibility. Obligations And Duties Of Tenant. The Tenant Shall: A. Keep that part of the premises that the Tenant occupies and uses as clean and safe as the conditions of the premises permit and cause no unsafe or unsanitary conditions in the common areas and remainder of the premises that the Tenant uses. It is the responsibility of the Tenant to keep the grounds on specified lot clean at all times. Clean all fish before entering park. No fish cleaning permitted in park. B. Dispose of all garbage and other waste in a clean and safe manner. Do NOT pour grease down drains/toilets or flush anything that isn’t water soluble. Regular household trash can be disposed of at the dumpsters located at entrance of park; all other unwanted materials such as but not limited to: old bicycles, grills, furniture, decking, etc. can be disposed of at the Buxton Dump located down Xxxxxxxx Xxxxxxx Xx, Xxxxxx, XX 00000 (on backroad of Buxton across the street from Exxon Gas Station). C. Not deliberately or negligently destroy, deface, damage or remove any part of the premises. D. Dogs must be kept on a leash at all times when outside in the park. Pets must not be left unattended while Tenant is away from specified lot or inside. Pets may not be allowed to walk to another lot or area to relieve themselves. Please pick up after pet at all times and in all areas of the park. Barking or loose dogs will not be permitted and must be kept under control. E. Hurricane anchor tie downs are required by Dare County and management which must be installed at time of move in of specified lot. Hatteras Island is prone to strong gusts throughout the year, tropical storms and hurricanes. It is the Tenant’s responsibility to be aware of all major weather systems affecting our area while away from the park and prepare site accordingly and in a timely manner. Once a mandatory evacuation is in order, Tenant will lose access to park until evacuation has lifted. F. Before you leave: 1. Shut off water valve to your camper. 2. Obligations And Duties Of Tenant. As per Florida Code § 83.52, Tenant shall: (1) Comply with all obligations imposed upon tenants by applicable provisions of building, housing, and health codes. (2) Keep that part of the premises which he or she occupies and uses clean, pest free condition at his or her expense. (3) Remove from the tenant’s dwelling unit all garbage in a clean and sanitary manner and delivery to street via receptacle provided by hauling agency or by the city. (4) Keep all plumbing fixtures in the dwelling unit or used by the tenant clean and sanitary and in repair. (5) Use and operate in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating. Tenant shall replace/clean a/c filters once every 75 days and clear drain line from time to time while agreeing to keep a/c running set to no warmer then 74 degrees (for purposes of moisture and mold remediation due to Florida humidity) light bulbs, batteries for alarms and fan remotes, A/C remotes resetting circuit breakers, relighting pilots, resetting GFI’s, replacement of fire extinguishers, blind and curtain tracts & assemblies, curtain and blind assemblies and smoke alarms. If called upon Landlord may remedy these items at a charge back min of 90.00 per service call plus material costs. (6) Not destroy, deface, damage, impair, or remove any part of the premises or property therein belonging to the landlord nor permit any person to do so. (7) Conduct himself or herself, and require other persons on the premises with his or her consent to conduct themselves, in a manner that does not unreasonably disturb the tenant’s neighbors or constitute a breach of the peace. Tenant agrees that any violation of these provisions shall be considered a breach of this Lease.

Obligations And Duties Of Tenant. In compliance with California Code § 1941.2, Tenant covenants: (1) To keep that part of the premises which he occupies and uses clean and sanitary as the condition of the premises permits. (2) To dispose from his dwelling unit of all rubbish, garbage and other waste, in a clean and sanitary manner. (3) To properly use and operate all electrical, gas and plumbing fixtures and keep them as clean and sanitary as their condition permits. (4) Not to permit any person on the premises, with his permission, to willfully or wantonly destroy, deface, damage, impair or remove any part of the structure or dwelling unit or the facilities, equipment, or appurtenances thereto, nor himself do any such thing. (5) To occupy the premises as his abode, utilizing portions thereof for living, sleeping, cooking or dining purposes only which were respectively designed or intended to be used for such occupancies. Tenant agrees that any violation of these provisions shall be considered a breach of this Lease.
Obligations And Duties Of Tenant. As per Delaware Code § 5503, Tenant shall: (1) Comply with all obligations imposed upon tenants by applicable provisions of all municipal, county and state codes, regulations, ordinances and statutes; (2) Keep that part of the premises which the tenant occupies and uses as clean and safe as the conditions of the premises permit; (3) Dispose from the rental unit all ashes, rubbish, garbage and other organic or flammable waste, in a clean and safe manner; (4) Keep all plumbing fixtures used by the tenant as clean and safe as their condition permits; (5) Use in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating and other facilities and appliances in the premises; and (6) Not willfully or wantonly destroy, deface, damage, repair or remove any part of the structure or rental unit or the facilities, equipment or appurtenances thereto, nor permit any person on the premises with the tenant's permission to do any such thing. Remove from his dwelling unit all ashes, garbage, rubbish and other waste in a clean and safe manner and in the appropriate receptacles provided by the landlord, if such disposal is on the premises; 4. Keep all plumbing fixtures in the dwelling unit or used by the tenant as clean as their condition permits; 5. Use in a reasonable manner all utilities and all electrical, plumbing, sanitary, heating, ventilating, air- conditioning and other facilities and appliances including elevators in the premises; 6. Not deliberately or negligently destroy, deface, damage, impair or remove any part of the premises or permit any person to do so whether known by the tenant or not; 7. Not remove or tamper with a properly functioning smoke detector, including removing any working batteries, so as to render the smoke detector inoperative; 8. Be responsible for his conduct and the conduct of other persons on the premises with his consent whether known by the tenant or not, to ensure that his neighbors' peaceful enjoyment of the premises will not be disturbed; and 9. Abide by all reasonable rules and regulations imposed by the landlord. Tenant agrees that any violation of these provisions shall be considered a breach of this Lease.
