The Preliminary Scheduling clause establishes an initial timeline for the commencement and progress of a project or contractual work. It typically outlines key milestones, deadlines, and deliverable dates that both parties agree to follow at the outset, often before a final, detailed schedule is developed. This clause helps set expectations and provides a framework for planning, ensuring that all parties are aligned on the project's timing and reducing the risk of misunderstandings or delays.
Preliminary Scheduling. Throughout each Design Phase, Design-Builder shall continue to refine and update the applicable Design Schedule as necessary to respond to changes to the Work.

Preliminary Scheduling. 3.1.4.1 Upon execution of this Contract, the Contractor shall prepare a preliminary project schedule for DFCM’s and the A/E’s review and DFCM’s acceptance. The Contractor shall obtain the A/E’s approval for the portion of the preliminary project schedule relating to the performance of the A/E’s services. The preliminary project schedule shall coordinate and integrate the Contractor’s services, the A/E’s services, the services of other DFCM consultants, if any, and DFCM’s responsibilities and identify items that could affect the Project’s timely completion. The preliminary project schedule shall include the following: (1) submission of the Guaranteed Maximum Contract Price Proposal; (2) issuance and award of Bid Packages; (3) times of commencement and completion required of each Subcontractor; (4) ordering and delivery of products, including those that must be ordered well in advance of construction; and (5) the occupancy requirements of DFCM. The preliminary project schedule shall generally comply with the requirements of Sections 4.6.4 and 4.6.5 of the General Conditions.
3.1.4.2 The Contractor shall prepare, for DFCM’s and the A/E’s review and DFCM’s acceptance, a preliminary procurement schedule for items that must be ordered well in advance of construction. The Contractor shall expedite and coordinate the ordering and delivery of materials that must be ordered well in advance of construction. If DFCM and Contractor agree that DFCM will procure any items prior to the execution of the Guaranteed Maximum Contract Price Change Order, DFCM shall procure the items on terms and conditions acceptable to the Contractor. Upon the execution of the Guaranteed Maximum Contract Price Change Order, DFCM shall assign all contracts for these items to the Contractor and the Contractor shall thereafter accept responsibility for them.
3.1.4.3 The Contractor shall provide recommendations regarding accelerated or fast-track scheduling, procurement or phased construction. The Contractor shall take into consideration cost reductions, cost information, constructability, provisions for temporary facilities and procurement and construction scheduling issues.

Preliminary Scheduling. By the dates for completion of a Preliminary Schedule set forth in the Milestone Listing, and in any event by the completion of the Preliminary Architectural Design Phase, the Architect will prepare a critical path schedule showing programming activities, site analysis activities, pre-design activities and design activities in detail. The schedule shall be prepared using software and logic reasonably acceptable to the Owner, to a level of detail reasonably acceptable to the Owner. The Preliminary Schedule shall also include general construction activities in sufficient detail to show the relationship of design activities to the commencement and completion of construction.

The CM will submit to the Architect for comment and to the Board for approval a proposed schedule for the Project at the time of each design phase being submitted to the Board for review. That schedule shall include such bid and construction activities as well as reasonably outline the approach the CM intends to take for the Project. This requirement is in addition to any other scheduling requirements which may be contained in the contract documents and shall be compatible with same. The CM shall include in the above-noted schedule a proposed construction sequencing plan for the work. The schedules and their sub-parts shall all take into consideration the educational calendar for the College and operational requirements for existing facilities with respect to proposed additions/new facilities. This schedule submittal and the review and acceptance requirements shall be completed, with each design phase submittal. The final accepted schedule for construction shall be the baseline Construction Project Schedule and shall be part of the GMP Proposal, which will be later amplified with resource loading as set forth herein.
