Project Management Fee. In addition to the compensation paid to Manager under Section 4.A above, Owner shall pay to Manager, with respect to any tenant or capital improvements, a separate fee in an amount equal to five percent (5%) of all hard and soft costs and expenses actually paid or incurred in connection with the construction and installation of such improvements. As to each project, the fee shall be due and payable upon completion.

Project Management Fee. As compensation for the Services to be rendered by Project Manager pursuant to this Agreement, including all attachments and exhibits, County shall pay to Project Manager a Project Management Fee in an amount not to exceed $1,000,000.00, including reimbursable expenses. If the scope of the Project or the Services required of Project Manager hereunder decrease, materially decrease, expand or change, the Project Management Fee shall be equitably changed to reflect the same, upon consent and agreement of County.
Project Management Fee. PCSD’s fee for the Services will be FIVE HUNDRED SEVENTY-FIVE THOUSAND Dollars ($575,000) (the “Project Management Fee”) subject to adjustment as set forth in Section 1.3. The Project Management Fee will be billed at a rate of $7,500 per month for Three (3) months and then on an equal monthly basis for the remaining Twenty-one (21) months (that is, Twenty-Six Thousand Three Hundred Nine Dollars ($26,309 per month)). Each invoice will be due within fifteen (15) business days after receipt. A late fee of TEN PERCENT (10%) per annum or the maximum allowed by law, whichever is less, shall be due and payable for any invoices not paid within the aforementioned period.
Project Management Fee. A project management fee equal to thirty-five percent (35%) of the project cost shall be charged when Agent coordinates and/or oversees maintenance, construction, or improvement projects on the property in excess of $5,000.

Tenant shall pay such Construction Management Fee to Landlord within ten (10) days of Tenant's receipt of Landlord's written invoice for the same. In the event that Landlord does not receive full payment of the Construction Management Fee specified in Landlord's invoice within such ten (10) day period, Landlord reserves the right to pay any unpaid portion of the Construction Management Fee to itself out of any Tenant Improvement Allowance available hereunder. Notwithstanding any provision herein the contrary, Tenant agrees and acknowledges that Landlord shall have the right to retain up to three percent (3%) of the total Tenant Improvement Allowance until such time as Landlord has received payment in full of the entire Construction Management Fee payable hereunder following the completion of the Tenant Improvements and the Change Orders.
