RESIDENCES. 1. Residence Services grants a Licence to the student (herein after, referred to as "Resident") to occupy residence premises in a University of Windsor Residence Hall for personal living accommodations for the period commencing September 5, 2021 and terminating April 22, 2022 (Licence Period) or 24 hours after the Resident's last scheduled exam, whichever comes first (the "Termination Date"). To be eligible to live in residence, a student must be enrolled at the University, otherwise they will be required to leave residence pursuant to:
a. The Parties acknowledge that the Licence Period reflects the University’s academic year and that any changes to the academic year may change the Licence Period.
2. Room assignments are made at the sole discretion of Residence Services. Students are not guaranteed their choice of residence, room or roommate. Residence Services reserves the right to relocate a Resident. If for any reason the relocation results in a higher rate of accommodation, the Resident must pay the prorated increase in full.
3. A Resident who wishes to stay in residence between the Fall and Winter semesters, must submit an Extension Request-Holiday Break Form electronically to Residence Services by November 15, 2021. There is no additional charge for this time period, but such request is subject to approval by Residence Services, in its sole discretion.
4. A Resident who is required to stay after April 22, 2022, must submit an Extension Request Form electronically to Residence Services by March 7, 2022 at 8:00 am. Such extension is subject to approval by Residence Services, in its sole discretion. An extension fee of $50 per night will apply, unless other agreements are made.
5. Residence Services subscribes to the principle that Residents are entitled to enjoy a reasonable right to privacy in residence rooms, however, Residence Services reserves the right to have University employees enter the rooms upon such notice as is reasonable in the circumstances without the student being present, under the following conditions: to inspect, repair or service the premises; to provide health and safety checks, to conduct fire inspection tests; where there is reasonable cause to believe that an emergency situation has arisen and access is required; when a student vacates the room for break period; to conduct room checks and semester end wrap up duties; to turn off radios, TV's and alarm clocks etc. left at disruptive volumes when the student is not home; and/or w...
RESIDENCES. Seller shall have properly terminated any and all residential leases and residential tenancy agreements affecting the Property, unless Buyer has agreed in writing to assume such lease or tenancy agreement, as applicable. All other such residences on the Property, if any, shall be vacant and untenanted, unless Buyer has agreed to include the residence in the Lease and any existing residential leases and residential tenancy agreements related to such residences have been terminated and replaced by new sub-leases by Green Leaf (as defined below) as landlord to be effective on or after the closing.

An extension fee of $28 per day or $130.00 per week will apply unless other agreements are made.

A Resident who is enrolled in the 12-week Session or Summer Session and is required to stay after their last exam / end of program, must submit an Extension Form electronically on or before July 17, 2020 at 8:00 am. Extensions will only be approved if student is assigned to a room in residence for Fall/Winter 2020/2021. If approved, an extension fee of $28 per day or $130.00 per week will apply, unless other agreements are made.

RESIDENCES. The Leased Premises includes three (3) residences (the “Residences”). U.S. SUGAR may allow its employees and/or agents to occupy any or all of the Residences and, in such event, only during such time as a U.S. SUGAR employees or agents are residing in any of the Residences and only with respect to the Residences occupied by a U.S. SUGAR employee or agent: (a) U.S. SUGAR shall use all due care to protect and maintain said Residences, performing all prudent repairs and maintenance; (b) U.S. SUGAR shall enter into agreements with such employees and/or agents regarding the terms of such occupancy; (c) U.S. SUGAR shall for all purposes be the “landlord” for such occupancies, and shall indemnify ALICO against any claims by its employees and agents, or those claiming through its employees or agents or out of any occupancy of the Residences; and (d) In furtherance of the foregoing, U.S. SUGAR will protect the property against trespass and other occupancy outside of specific agreements with U.S. SUGAR.
