May be fixed or operable. Skylights have their own set of ENERGY STAR criteria. Tubular Daylighting Devices are included under the skylight criteria.

Skylight. Landlord agrees to install a skylight in the Demised Premises pursuant to plans prepared by Blacxxxx Xxxxx Xxxhitects which have been approved by Landlord and Tenant. Landlord agrees to contribute the initial Forty-Thousand Dollars ($40,000) towards the actual "hard" costs incurred in connection with the construction of the skylight. All hard costs in excess of $40,000 shall be divided equally between Landlord and Tenant. Notwithstanding the foregoing, in no event shall Landlord's total contribution exceed Sixty Thousand Dollars ($60,000) in the aggregate.

These are described below None This choice is appropriate when none of the lighting in the zone has automatic daylighting controls. Dimming This type of daylighting control uses continuous dimming to maintain the design specified illuminance. If the lighting level in the space is greater than the specified illuminance, the lights are dimmed until exactly the specified illuminance is maintained. The performance of the dimming control is based on an electronic dimming ballast that operates in a linear fashion between 100% and 20% light output. Within this range, power ranges between 100% and 30%. On/Off Electric lights are either on or off. If the specified illuminance can be maintained by daylighting alone, the electric lights are off, otherwise they are on. Off/50%/On Electric lights are either off, half-on, or fully-on. In a given hour, if the specified illuminance can be maintained by daylighting alone, the electric lights are off. Otherwise, the electric lights come on a step at a time until the specified illuminance is achieved. Off/33%/67%/On This works in a similar manner to the Off/50%/On type of control except that the electric lights are operated in four steps instead of three.

Skylight seeks to collaborate with you to underpin the shared value that your organisation and Skylight place on achieving well-being for those bereaved by suicide. It is agreed that: Skylight will: • Ensure that Skylight facilitators provide the initial SKYLIGHT WAVES training • Provide facilitator training at a mutually agreed time, virtually, face-to-face or hybrid • Provide follow-up phone support and updated resources for trained facilitators, as required • Ensure that all facilitators identified by your organisation are recorded on a central registration log held by Skylight • Provide each facilitator with a comprehensive WAVES programme facilitation manual and documentation for the course • Work with your organisation to ensure that participant information, programme data, evaluation and other information is held centrally. • Be available for SKYLIGHT WAVES programme implementation, advice, and support • Collate and hold all data collected by facilitators across all locationsMake available the organisation's programme delivery dates and locations for publication on the Skylight website. Skylight. All trade fixtures, equipment, and furniture, not so removed will conclusively be deemed to have been abandoned by Tenant and may be appropriated, sold, stored, destroyed, or otherwise disposed of by Landlord without notice to Tenant or to any other person and without obligation to account for them. Tenant will pay Landlord all expenses incurred in connection with Landlord's disposition of such property, including without limitation the cost of repairing any damage to the Building or Premises caused by removal of such property. Tenant agrees upon termination of the lease, the air-conditioning, cooling systems, heating equipment and plumbing and electrical systems shall be in good, operable condition. All lighting fixtures and bulbs shall be operable, cleaned, and in good working order, the original office area (installed by Landlord) ready to be painted, rugs cleaned, and the warehouse floor washed, cleaned and free of any visible marks, gores or similar penetrations or discolorations. If Tenant's warehouse moving equipment has marred, defaced, damaged or made the floors uneven, Tenant shall bear the cost to refurbish the floors which may have been discolored, gauged or otherwise damaged during the term of the Lease. The condition of the premises shall be in such a condition upon surrender as though the premises were used exclusively for distribution, warehousing and offices, and the Tenant made all repairs and replacements as were necessary during the term of the Lease so that after surrender, the premises are in good condition and repair. Tenant shall comply with the provisions of paragraph 11 prior to termination of the Lease. If the Demised Premises is not surrendered as and when aforesaid, Tenant shall be responsible for the cost incurred by Landlord in so preparing the Premises Tenant's obligations under this section shall survive the expiration or sooner termination of the Term. Subject to the last sentence of this paragraph, in the event Tenant remains in possession of the Demised Premises after the expiration of the Term and without the execution of a new lease or fails to deliver the Premises in the condition required, Tenant, at the option of the Landlord, shall be deemed to be occupying the Demised Premises as a tenant from month-to-month, at a monthly rental equal to (i) two and one half (2-1/2) times the Basic Rent payable for the last month of the Term under Section 1(E) plus (ii) one twelfth (1/12th) of all items of Expense Rent, such as, b...
