Suite 2000. Thirteen Thousand Nine Hundred Eighty-five (13,985) square feet.
Suite 2000. Upon receipt by Landlord of the Suite 2050 Termination Agreement referenced above and a successful Relocation, and notwithstanding the provisions of Paragraph 3 above, Landlord leases to Tenant and Tenant leases from Landlord, Suite 2000 in accordance with this Thirteenth Amendment. A. Landlord will deliver all of Suite 2000 to Tenant on or before the Scheduled Delivery Date of Suite 2000 in its current "as is" condition, broom clean, floors vacuumed and with the personal property of the prior tenant removed and the obligation of the previous tenant to repair any damage. Tenant acknowledges and agrees that the Scheduled Delivery Date for Suite 2000 may be delayed if the existing tenants fail to timely vacate. Landlord shall use commercially reasonable efforts to cause the existing tenants to vacate Suite 2000 on a timely basis. The actual Delivery Date for Suite 2000 will be the date Landlord delivers Suite 2000 in the condition required herein and confirmed as required herein. From and after the Delivery Date for Suite 2000, all references in the Lease to the term "Premises" shall include Suite 2000. The obligation to pay Rent for Suite 2000 as set forth in the Suite 2000 Rent Schedule below will commence ninety (90) days after the Delivery Date for Suite 2000 ("Suite 2000 Rent Commencement Date"). B. Suite 2000. Effective as of the date on which Landlord has delivered Suite 2000 to Tenant in the "Tenth Amendment Space Delivery Condition" (as that term is defined in Section 5.1 below) (such delivery date, the "Suite 2000 Lease Commencement Date"), Tenant shall lease from Landlord, and Landlord shall lease to Xxxxxx, Xxxxx 0000. Consequently, effective upon the Suite 2000 Lease Commencement Date, the Existing Premises shall be increased to include Suite 2000, and Tenant will lease the entire twentieth (20th) floor of the Building. Landlord and Tenant hereby acknowledge that such addition of Suite 2000 to the Existing Premises shall, effective as of the Suite 2000 Lease Commencement Date, increase the size of the Premises then leased by Tenant under the Lease, as hereby amended, to 390,949 rentable square feet of space (364,921 + 26,028 = 390,949), and that Suite 2000 shall be deemed to be part of the Premises for all purposes under the Lease. The anticipated date of delivery of Suite 2000 to Tenant (i.e., the anticipated Suite 2000 Lease Commencement Date) is November 1, 2018. Landlord represents that Suite 2000 is currently leased to the United States of America (the "GSA"), whose lease thereof expires on or before November 1, 2018, and Landlord shall use commercially reasonable efforts to cause the Suite 2000 Lease Commencement date to occur on or before such date. The parties expressly agree and acknowledge that if Landlord is unable to cause the Suite 2000 Lease Commencement Date to occur on or before November 1, 2018 despite such efforts, then (i) Landlord shall not be subject to any liability for its failure to do so, and (ii) such failure shall not render this Tenth Amendment void or voidable, nor affect the validity of this Tenth Amendment or the obligations of Tenant hereunder. If the Suite 2000 Lease Commencement Date does not occur for any reason on or before (a) February 1, 2019, then, in addition to Tenant’s other remedies, the Suite 2000 Lease Commencement Date shall be delayed by one (1) additional day for each day of delay beyond such date or (b) May 1, 2019, then, in addition to Tenant’s other remedies, at Tenant’s election, Tenant may terminate this Tenth Amendment with respect to Suite 2000 upon written notice to Landlord.
Suite 2000. Commencing on the Suite 2000 Lease Commencement Date, and continuing until the last day of the calendar month immediately prior to the calendar month in which the first (1st) anniversary of the Suite 2000 Lease Commencement Date occurs (subject to the terms of Section 7 below), Tenant shall pay to Landlord monthly installments of Base Rent for Suite 2000 in an amount equal to One Hundred Sixty-Nine Thousand One Hundred Eighty-Two and 00/100 Dollars ($169,182.00), which amount was calculated by multiplying an Annual Base Rental Rate of Seventy-Eight and 00/100 Dollars ($78.00) per Rentable Square Foot of Suite 2000 (i.e., 26,028), and dividing the product by twelve (12). On and after the first (1st) anniversary of the Suite 2000 Lease Commencement Date (or, if the Suite 2000 Lease Commencement Date is not the first (1st) day of a calendar month, then on and after the first (1st) day of the calendar month in which the first (1st) anniversary of the Suite 2000 Lease Commencement Date occurs), and thereafter on each anniversary of the Suite 2000 Lease Commencement Date (or such other date, as the case may be) during the Tenth Amendment Space Term, the Annual Base Rent for Suite 2000 shall be increased by three percent (3%). By way of example only, if the Suite 2000 Lease Commencement Date occurs on November 1, 2018, Tenant shall pay to Landlord monthly installments of Base Rent for Suite 2000 as follows: *Notwithstanding the foregoing Base Rent schedule or any contrary provision of this Tenth Amendment, but subject to the terms of Section 7 below, Tenant shall not be obligated to pay Base Rent with respect to Suite 2000 during the "Beneficial Occupancy Period" (as that term is defined in Section 7 below). **Concurrently with its execution and delivery of this Tenth Amendment, Tenant shall pay to Landlord the Base Rent payable for Suite 2000 for the first full month of the Tenth Amendment Space Term with respect to such suite.

We may charge you the costs for clearing any rubbish that you have not disposed of correctly. 3.8.6 You must not use the garden or the drive to the property to store, load or unload materials such as scrap metal. If you do we may remove the items and charge you for doing this. We will give you written notice that we will be removing the items. 3.8.7 You must not erect a greenhouse, garage or shed at the property without our written permission. We may withdraw our permission if the building causes nuisance or becomes unsafe. If we grant you permission in our capacity as landlord you may still require planning permission and/or comply with building regulations. 3.8.8 You must not build a fish pond, swimming pool, water feature or patio in your garden without our written permission. If we give you permission to carry out this work you will have to remove these at the end of your tenancy at your own expense. If we have to remove these items we will charge you the cost of this. 3.8.9 You must not remove, replace or reposition any hedge or fence at the property without getting our written permission. 3.8.10 You must not plant large types of trees in your garden for example leylandii, conifers, willow, oak, ash and so on. These may damage the structure of your home and cause subsidence. 3.8.11 You must not allow any hedge to grow more than two metres high or overhang pavements or your neighbours’ gardens. 3.8.12 If you continually fail to look after your garden and it is considered an eyesore we may ask you to move to a property without a garden. If you refuse we may ask the Court to end your tenancy. You may also be charged the cost of clearing your garden when your tenancy ends.

Kepercayaan xxx loyalitas tidak dapat diperoleh tanpa adanya produk- produk yang mampu menjawab kebutuhan masyarakat. Produk bank syariah sudah semestinya mampu memenuhi seluruh komponen masyarakat, baik dalam produk funding, financing, xxx services. Oleh karenanya, inovasi produk bank syariah menjadi syarat mutlak sebagai indikator bahwa bank syariah mampu beradaptasi dengan kebutuhan manusia modern. Inovasi produk merupakan salah satu unsur penting untuk dapat menjaga sustainabilitas perusahaan. Inovasi produk merepresentasikan kemampuan perusahaan untuk dapat memenuhi kebutuhan pasar sekaligus sebagai upaya untuk memperoleh keuntungan perusahaan. Islamic swap mengandung beberapa kali akad tawarruq, bay‘, wakalah, xxxxx, xxx terkadang disertai wa’d.2 Dalam setiap transaksi, akad-akad tersebut dilakukan secara bersamaan atau setidak-tidaknya setiap akad yang terdapat dalam suatu produk tidak bisa ditinggalkan, karena kesemuanya merupakan satu kesatuan. Hybrid contract merupakan perbincangan yang masih hangat dikalangan para cendikiawan muslim untuk menentukan keabsahan hukumnya. Pendapat pertama mengatakan hukumnya mubah berdasar kaidah fiqh al-ashlu fi al-mu’amalat al-ibahah (hukum asal muamalah adalah boleh). Pendapat kedua mengharamkan berdasarkan dengan hadits-hadits yang mengharamkan dua jual beli dalam satu jual beli (bai’ataini fi bai’atin), atau mengharamkan dua akad dalam satu akad (shafqatain fi shafqatin).3 Sebagai entitas bisnis yang menjadi bagian penting dalam sistem ekonomi syariah sebagai induknya, tentunya industri perbankan syariah tidak boleh keluar dari nilai-nilai syariah. Melakukan inovasi memang tuntutan bisnis, namun menjaga shariah compliance juga menjadi kewajiban bagi setiap pelaku bisnis syariah, tidak terkecuali perbankan syariah. Profit-oriented hanya boleh dijadikan sebagai media (tool) untuk mencapai tujuan (goal), yaitu benefit-oriented. Produk bank syari’ah seyogyanya memiliki multi benefit, yaitu: material benefit, emotional benefit, xxx spiritual benefit.4 Mengacu pada kondisi tersebut, maka inovasi produk perbankan syariah setidaknya memerhatikan inovasi dalam dua dimensi, yaitu dimensi ekonomi xxx dimensi sosial. Inovasi dalam dimensi ekonomi artinya bahwa produk perbankan syariah harus mampu menghadirkan produk yang sesuai dengan kebutuhan masyarakat, sehingga bank syariah menjadi pilihan utama masyarakat. Jika hal ini dapat dilakukan, maka fungsi-fungsi bank syariah akan mampu memainkan perannya sebagai intermediary institution. Pada dimensi sosial, sebagai produsen jasa keuangan syariah, bank syariah bertanggung jawab untuk melakukan edukasi terhadap perilaku masyarakat.
